The villa is embraced by one hectare of private, entirely fenced garden, ensuring total privacy and safety for children. The grounds are a quintessential Italian landscape, partly cultivated with silver-green olive groves. From these very trees, we produce a high-quality extra-virgin olive oil—a "liquid gold" that represents the authentic taste of our land.

In the most elevated and sun-drenched area of the garden sits the private swimming pool. Designed to be a window onto the beauty of Umbria, the pool area overlooks a splendid panorama of the valley. Whether you are swimming in the morning light or enjoying a glass of local wine as the sun sets behind the hills, the view is truly breathtaking.

One of the most precious features of Podere Gnani is its unspoiled setting. The villa is completely immersed in nature, offering a rare sense of seclusion. Looking out across the valley, the only signs of human presence are a few other original stone farmhouses from the same era, which quietly dot the hillsides like ancient sentinels. This visual harmony preserves the landscape exactly as it appeared centuries ago, providing a peaceful retreat far from the noise and sight of modern development.

The villa was completely restored in the 2000s with a deep respect for the original architectural soul. Every choice of material and color follows the local building tradition, featuring exposed stone, terracotta floors, and wooden beams.
What makes Podere Gnani truly unique is its interior design. Far from a standard rental, the house is furnished with an authentic family antique selection. • Bathrooms: There are three full bathrooms (one featuring a bathtub and shower, and two with walk-in showers).
• Flexible Capacity: For larger groups, an additional bed is available in the cozy lounge on the lower floor, allowing the villa to comfortably accommodate up to 9 guests.
• Living & Dining: Daily life unfolds across multiple common areas. You will find a large, traditional kitchen—the heart of any Italian home—and several terraces designed for al fresco dining. These outdoor spaces are perfect for long breakfasts or moonlit dinners overlooking the landscaped gardens.

The communication throughout was excellent. Very fast and friendly response in the run up to our stay. Our flight was delayed, but it was all very flexible and well managed.The house is in such an amazing spot. There are a few houses nearby but all far enough away that you feel like you're the only one on the hill. Yet, it is 15 minutes to a nearby town with supermarkets, restaurants etc and even Perugia is less than 30 minutes away. The house is very spacious. We were with 7 people and there was plenty of room. The kitchen is also spacious, and well equiped although we ate on the beautiful table outside everyday. Even though it was warm (35 degrees) outside, the house never felt too warm. In the evenings it was especially pleasant given that you are in the mountains. The pool is beautiful, well sized and well maintained. The children were there every day. We visited Lago Trasimeno, which is 20 minutes away. There are beaches there and we had a nice swim and a play on paddle boards. All in all, this was a great find and we loved our stay.

Our family and friends group from Germany and the US had a remarkable stay at Podere Gnani in June 2025. Communications with owner Valeria and house manager Sandra were flawless and always informative with lots of local tips. You have the feeling of coming home when you enter into the villa through the kitchen door! I spent blissful hours at the pool marveling at the hills and olive groves in my view and saving grasshoppers and cicadas and even a frog that had fallen into the pool. We were there just as a heat wave descended on the valley. While the middle of the days were very hot, humidity is low and the mornings and evenings were pleasantly cool. Rooms all had fans to help circulate the air. The villa is located in a lush valley with a working vineyard down the hill and very friendly neighbors. Thank you for offering your home - I find my thoughts being pulled back to Umbria to experience more of the remarkable culture, food, and world heritage sites.

We stayed here for a family reunion and the villa was absolutely amazing (one member of our group is already looking to come back next year to stay!). Great host, great communication, beautiful property - we would absolutely stay here again next time we're in Italy!
