Fabulous location with a view to the beach from our two bedroom accommodation, surrounded by eateries and all needs, boulangerie, supermarkets etc and located adjacent to the hotel. Spacious, well decorated with all required amenities (washing machine and coffee machine, beach towels and tote bag to borrow).
Four flights of stairs with luggage ! But that's very common in Europe.

Location is perfect for visiting the city. Being one street back from the main promenade made it very quiet. We had friends staying at a much more expensive hotel with sea view on the promenade and they were aware of the noise from partying, sirens and general merriment. The aircon in our room was great, it was very quiet and very cool, it made sleeping possible in the warm humid conditions.
The room was particularly small. Not much space around the bed or in the shower or while using the toilet. Granted you are not visiting to spend loads of time in your room but some extra space generally would have been welcomed. Additionally we noted that the coffee pods were not replaced once we had used them. A minor detail but it didn't go unnoticed.

Great location, close to beach, restaurants and very helpful staff.
The room was tiny. It had a balcony that you couldn't fit a chair on. I know space is at a premium in Nice but too expensive for what we got.
