Difficult to work out checkin as had to phone up for directions where 🤔 but it was in the petrol stations Londis shop who then issued a key once booking reference was produced.

Nice room, warm and clean.
Our stay with Cosy cottages cancelled us at the last moment and the Pit Sop rooms took us straight away at very short notice for which we are grateful.
The room was pleasant and clean and had all we needed. Only one complaint it was so dark, a couple of light bulbs didn’t work but apart from that it was good.

getting the key from the garage queuing with motorists paying for fuel caused quite delay. The bedroom was more than fine but the bathroom smelled of damp, it was like something had leaked, and was quite unpleasant.

A comfortable bed, free WiFi, a reasonable shower, a small TV, a kettle, and a supply of free tea and coffee all at a very reasonable price.
Decor wasn't great but acceptable. A better TV with some apps, I love YouTube, would be better. And a microwave oven would be very useful.

No info on how to check in-is in petrol stn, where cashier didnt look up, then told me I hadn't paid, then didn't know-called Mgr, this created a huffing line behind me.

Unsuitable accomodation

Being woken at 3.30am due to smoke alarm going off. This was due to another customer smoking Canabis in the accommodation. We were then woken at 6 am for the bins being emptied! Then staff began blowing leaves around at 8am! I received a full refund. I would never stay again and in my opinion they should not be able to advertise accomodation on booking.com! This morning I was unable to have a shower as the water was hot in tap and freezing in shower!

The room and the bathroom were very clean. the beds were very comfortable and the bedding was fresh and clean.
The choice of food was more snack type. A proper cooked meal was not available, which after travelling for hours is something I would have liked.

Quality....not a good quality bed nor quilt but passable. Minute old television.
Security....no lock from the inside.
Breakfast.... is supposedly included but very confusing to what available from where. We all ended up with sausage rolls and coffee!!!! Very very misleading and disappointing.
Bad sleep.....fire alarm went off at 3am because someone smoked in his room. No action from night staff on duty until one guest went to Londis to get someone to deal with it.
Maintenance..... toilet door is difficult to open.

Couldn't sleep well asit felt unsafe.
Appeared to be clean and the sheets and towels were new.
Zero signage to direct you where to go or if you had arrived. You get the keys from the cashier in the Texaco garage and then walk round the back of the Greggs/Subway where the bins are to 5 or so rooms. I was staying withmy young children and found the room next to ours had the lock smashed in and was insecure. When I emailed booking.com to alert them and explain we felt unsafe, I received no response. The cashier from Texaco came to find me and say that I shouldn't worry.

Disappointing Stay
The bed was comfortable. The motel is at the back of a service station which has a Greggs which was good for breakfast.
The rooms were tired and old. One towel was not clean. The water temperature in the shower was not consistent. There was a terrible smell outside which was disconcerting and the area around the motel was not pleasant.

Absolutely Terrible Stay – Avoid This Place!
We had a truly awful experience. The room was dirty, smelly, and the whole setup was completely unprofessional. When we arrived, there was no reception—just a vague instruction to go to a subway shop, where no one knew anything. Eventually, we were sent to a convenience store at a gas station to get our key.
Our first room had an unbearable smell—mold mixed with heavy chemicals. The floor was dirty, and even though the bed was made, there was hair all over it. We tried calling the contact number multiple times but got no answer—only voicemail. I also sent an email with no reply. We even called Booking.com, and while they said they’d follow up within 30 minutes, we never heard back.
After an hour, we went back to the shop where we got the keys and complained. The staff there offered us another room, which was only slightly better—still smelly, still dirty. He even asked us to step out so he could spray air freshener.
The whole place felt sketchy, loud, and very poorly maintained. This is by far one of the worst places I’ve stayed in. My boyfriend and I have been camping around southwest England, and even the most basic campsites and hostels we’ve visited were cleaner and more welcoming than this.
We only booked this because of the rain forecast and my feeling a bit unwell—we just needed a dry, clean place to sleep. Unfortunately, we deeply regret this booking.
Tip: If you're on a budget, you're much better off staying in Exeter or one of the nearby villages—there are last-minute deals that are cleaner and more reliable. Or just spend £20 more for a proper place by the coast. This was completely overpriced for what felt like a total dump.

General cleanliness was OK, bed was comfortable. Quiet room despite being right next to the road.
Bathroom was run down and mouldy. The photo on the website is from when the bath was freshly installed, which looks to have been a number of years ago.
The photo's make it look like a cafe, restaurnat and motel which it very much is not! Only a subway and a gregs or a service station for food. It is misleading and so is the Booking.com check in directions.
The instructions on Booking.com was to check in at the restaurant, which does not exist, it was not obvious that we had to get our key from the service station. Not very friendly, I asked for the key and was handed it without much else said.

It was all clean & fresh looking with plenty of space. It was also good that it was on a site of a Greggs where we enjoyed our breakfast. There was also a Subway & shop at petrol station. It was quiet being round the back.
I just wish the directions had said it was near Greggs & Subway so we knew in advance the facilities that were available & would have made it easier to find.

Room was okay, very basic but just what we needed for the night.
Shower had just a screen with a dodgy seal so leaked through whrn used a bit, needs a shower curtain really.
No tea bags - only coffee in the room.
No signs, only a b&b sign - had to ask gregs staff to help me and they were very informative. The texaco garage are the ones u need to talk to to get the keys
