Property was clean tidy and for us in a great location because we wanted quiet time together . The lady on reception when we arrived on the afternoon of the 21 st was wonderful and supplied everything we wanted . Great sea view to wake up to x

We were given a different room to the one advertised on booking.com and the one we paid for.

The member of staff on duty for the breakfast was really nice and chatty very pleasant.

The receptionist who checked us in,not the nicest person we've ever met,no empathy,not interested in our issue with the room,very sharp and abrupt.

Very good first impression in the lobby/ bar area, room was very clean with a lovely view from my room. They have thought of everything in the room. Nice breakfast with professional and helpful staff, especially the receptionist and breakfast lady.

An excellent place to stay right in the heart of St Annes and within easy reach of the each/front and also the town itself. Very smart and clean hotel with a lovely vibe about it - quite 'European' in style with a very nice lounge / bar and seating area at the front. Lovely breakfast- for once, though described as continental, it really was exactly that with a wide variety of cold meats/ cheeses/ breads etc. Just right for our visit and we'd not hesitate to stay again

The room we had ( seaview) was very nicely appointed but perhaps a little small- may be the bigger seaview room might have been a better choice but thats a minor quibble and as much our fault for not choosing the right one.

The hotel is a solid good 3 star, but not 4.

Polite staff. The room is quite spacious. There is coffee, tea, shower gel, liquid soap. There are restaurants and bars within walking distance.

The hotel does not pull on 4 stars. A solid good three. And the price is very high for such a level. If there were 3 stars, then there would be no complaints. The room has a minimum of furniture, very simple. There is no minibar with drinks. It is always expected from a 4-star hotel to have water in the room and slippers, but alas ... The interior is very simple, the walls need to be repainted. The first line near the sea - there you can not see either the sea or the beach, everything is very far away and obscured by other buildings on the beach. If this is important to you, then there is no point in taking the first coastline. The breakfast is mediocre, just cold appetizers, and there is no talk of a hot omelet. But you will not go hungry. Capsule coffee machine. The parking is very small. The Internet is slow.

Basic uncomfortable room sold as deluxe land view with no view at all.

Location was good

We booked a deluxe room with ‘land’ view. Definitely not a deluxe room and no land could be seen! Only walls, roofs and bins The furniture was tired and damaged, the lamps all broken and my bed was shocking. The mattress was so uncomfortable, noisy and no support , uneven like springs had gone! Didn’t manage to sleep much ( only 2 hours!) The staff only came in room to empty the bin in the bedroom but not the bathroom! They didn’t clean or tidy and didn’t even remake the beds. When checking out no one even asked if everything was ok or if we enjoyed our stay! No phone in the room as advertised. Not 4 star standard

Well above my expectations for such reasonably priced accomodation.

So many little things done so well. There was a spare umbrella there just in case for example. Just ticked all the boxes for trying to anticipate what a traveller will experience. Staff were amazing and watching their expert engagements with other high needs customers made me realise they are next level staff as well. There was a Nespresso machine with 4 capsules and 8 milks, that to me is an absolute seal the deal offering. Last but not least, GT happy hour served while the sun was setting, bliss.

I got there early and secured a park but there aren’t many spaces. This is very clearly stated when you book though. Parking across the street which is literally 20m away looked easy and it’s 3/4 pounds or something for 24hrs. Not an issue at all but good to be aware of.
