We had clear instructions, sent in time for our arrival, that resulted in us having easy access to the property.
The cottage was comfortable, beautifully decorated and well equipped. The bed was extremely comfortable, the shower was powerful with a plentiful supply of hot water and we loved having the log burner.
Can't think of anything.

Booked for a last-minute stay on Christmas Day on the way to visit family. Brendan was very helpful answering questions, which was reassuring for a late booking during the holidays. Cottage was very comfortable and relaxing which made the day perfect: a morning walk in fantastic scenery, stop off at a nearby brewery taphouse then back to cook Christmas dinner - facilities were spot-on - and light a fire in the log burner. The ambience was just right and the main bed was really comfortable.
Parking isn’t perfect but I was able to use the close opposite so it wasn’t too much of an issue. Only other minor gripe is that the coffee machine shown in some of the photos had been replaced with a Dolce Gusto capsule machine which was a shame as I’d brought some fresh beans with me - but it’s only a small thing

The double bedrooms are a good size, one had a super king bed, and all of the beds were very comfortable. The shower was powerful and there was plenty of hot water. This is a very characterful property, however the kitchen is modern and very well equipped with plenty of crockery, pans etc, so you can actually use the dishwasher without running out of plates.
There is no designated parking, although it iwas not difficult to find a space nearby. There is some road noise but it wasn't enough to really disturb us.

Excellent communication by hosts
Parking was a pain. We parked over the road in the spaces shown but got warned off by a local
Table too small for all of us to sit and eat together
Radiator in bathroom was really hot.
Outside light would be useful
Only one toilet was a drawback

Very comfortable massive bed in the front bedroom. Well equipped kitchen with useful items such as dishwasher tablets and washing tablets provided. TV with working terrestrial aerial and good WiFi. Warm and cosy with 2 log burners good gas heating and very good shower.
Middle single bedroom bed has a comfy mattress but the frame was not great for a good night sleep if used by an adult sized person. On corner of main road.

Excellent stay at this charming cottage. Matched the description and was a great stay. I would stray here again if we come into town again!
Could use more dishes.

Disappointing stay, nice front bedroom, but rest of house is dark and gloomy, even on a bright sunny day. House is next to the main road into Matlock, and there's traffic noise day and night. Could hear it at the back too. Disturbed our sleep. Tiny patch of paving at the front for sitting (in full view of main road), but only one chair. We paid £160 for one night. Wouldn't stay longer.

Very clean, comfortable cottage , equipped with everything you could possibly need. We only used the large front bedroom and the bed in there was comfortable. The shower was also superb. The location of the cottage is ideal, just a short walk from 2 lovely pubs. Check in/out was smooth and straightforward.

Great communication upfront from the host.
Spacious cottage, very clean, comfy beds and a good location. Would happily stay again and have no complaints. The info in the "what didn't you like" section are more FYI's for other travellers and not issues we had (as we didn't have any!)
Everything was great, parking is available on the road opposite or just a bit further up the road but bear that in mind if you've loaded your car with lots of luggage!
Also the single room is very small (but again we knew this and not a problem) so go with this in mind if you've got an adult staying in it.

Location was good, 2 very nice pubs in the village, Cottage was lovely and warm on arrival
Sitting in the living was a little uncomfortable a couple of footrests would have been good and the dining table was 2 small for 4 adults

It was just wonderful. The location in a pretty village, just a 15 minute walk from the centre of Matlock was perfect. Two pubs nearby - we chose The Gate Inn for it's Sunday roast and was delicious.
Then the spotless house itself- we could not fault. It's better equipped than my own house! It looks tiny- it is not! There is everything that you can think of to make the stay comfortable, from a sensory light on the landing to the toilet to all the linen being provided to board games and table to play on! Little treats are left around the house.
Oh and most importantly - the most comfortable beds.
We were cross that we only got to have one night and not a week!
Nothing at all to fault

Very clean on arrival, had all the things you’d need in a house. It was a much better experience than I thought it would be!

all the little extra touches were just so nice. The choccies on the side, the coffee maker even the spare usb charging cables in the kitchen drawer
the heating was too hot. maybe setting the thermostat at 22 degrees would be good in winter, but in summer it’s too much. still it was pretty easy to turn down.

I would highly recommend One Church Street. Extremely clean, cosy, amazing facilities. Great location - two lovely pubs in the village and plenty of eateries in Matlock. Martin gave loads of useful info and was a great communicator. Can't fault the whole experience. 5 star all the way

The cottage was an ideal size for a 40-year Uni reunion for 3 of us. It is beautifully decorated and beautifully kept. Modern kitchen and bathroom with characterful bedrooms and living rooms. Great walks from the cottage or nearby. Such a relaxing weekend. Thank you

Really cosy & clean with excellent facilities and lovely personal touches like complimentary bottle of wine and even few chocolates. Also everything you would want, eg: teabags, coffee, cooking oil and condiments etc.
Nothing to dislike about the property, only little gripe was parking outside cottage. The 2 places were took but still plenty on street parking which was within 20 yards or so.

No parking at cottage but we managed to park down a side road most days

it was super cozy and they had really gone the extra mile to make us feel welcome

The level of detail is exceptional. Made to feel very welcome. Very high quality. Detailed instructions. Very comfortable. Loved the fires. Great kitchen with everything you need and more besides. Bosch central heating. Real barista coffee machine. Everything is catered for nicely. The owners have got this just right. Very highly recommended.
Parking was the only thing to note however the owners do provide a diagram of recommended locations around the property which was useful. There are a couple of parking spots right outside the property however they were in use when we arrived. It wasn't too difficult to find another spot further down the road.

Beautiful, quaint cottage with amazing features such as open log fireplaces. High quality furnishings, linen and bedding throughout! super comfy beds! Great location and really kind and friendly owners! Amazing shower with great pressure and the entire cottage was exceptionally clean!
Absolutely nothing!

Such a long list of things! Firstly, the great communication and recommendations from Martin, then the location, the amount of space on the lower floor with the two sitting rooms, the little touches such as the wine and chocolates left for us, all the supplies in the house should something happen. We could go on.
The bedrooms felt a tad dusty in the air and two of us ended up being wheezy after our night's stay. All surfaces and beds were very clean, but we think it may be due to the carpets and curtains.
