Beautifully decorated and cosy. Lovely to have the coffee machine and complimentary coffee pods. Great location, very close to everything and parking was very easy.
Lack of kitchen equipment, no large bowls, limited glasses. The toilet was a bit noisy during the night due to a constant stream of water running into the bowl, we notified the owners. The bed was a bit firm for our liking.

very clean, comfortable, and well located. Lots of lovely design features
No instruction manual - heating / cooking/TV. Ended up having to log on to my own I player account, and couldnt locate Netflix which was promised in the blurb.
Refreshments left - less than a spoonful of coffee, and the cheapest you could buy.
The walk up to the front door is extremely dark, and the light on the key safes very low and difficult to see the code.
Glass and mug selection - very limited for example one pint glass, not matching and random. Such a shame, when so much effort had been spent on the details of the rooms, and the practicalities to enjoying your stay was lacking.

The location was brilliant and the Christmas tree was a nice touch.

1 flight of stairs to property then 1 and 1/2 flights to get in to living area of property. Then 1 flight to access only toilet, in the bathroom. Not a problem for us but just FYI for older group.

Everything is perfectly maintained and clean. We stayed in No.4 this time. It is well appointed and perfect for a couple to stay.
Our only critics may be that there wasn’t a full length mirror. We all like to check and admire our outfits before going out on the town.

Close to sea front. Side road - parking ok. Communication before arriving good. Two floor apartment thoughtfully arranged, beds clean and comfortable.
The SMEG hob took some working out but got there eventually. The oven though I couldn't get to work needs checking and if OK needs some instructions.

Brilliant location 2 min walk to high street and beach! Ideal free on street parking. Had everything we needed and enough space for the two of us. Would come back and definitely recommend to friends.

We had booked 2 appartments. the top apparment had more stairs than we were expecting ( 3 flights, and steep). re top appartment would have been fine for our needs except too many stairs, bottom appartment, court yard was not enclosed, and entrance ( only accessible via courtyard) very narrow so if had had a double buggy this would have been difficult, some one with claustropbia might have caused problems. second bedroom in ground floor very small & court yard did not look neat with weeds & rotten window sills ( FAQ misleading re the number of stairs)

The Sands location was perfect. Easy walking into Sheringham and all it had to offer.
The apartment was exactly as I expected and the communication for my entry was so easy.
Apartment was very clean and had what was needed, although, the weather was absolutely amazing and got very very hot and an electrical fan would have been ideal, but not provided.
I liked the modern feel and even though the apartment was not large it didn't feel cramped.
My only small dislike was the lack of communication before my stay. I booked in May prior to my stay in August. I did message to inform to say I would be bring my small well-behaved Border Terrier.
I didn't have any message back until August to say that the apartment I had booked was not a dog friendly one but due to the non reading of my booking my dog would be allowed. I felt it was my mistake due to the tone of the message a received. I would have preferred outside space for my dog and really felt the message asking me to respect to keep apartment clean etc a little insulting.
I would have not kept the apartment dirty and my dog had his own things and bedding ect.

Bed was comfy enough but it was shoe-horned into the bedroom. There was about three or four feet of clearance all around the bed. Not for the first time, I found I didn't have a clue how to use the microwave or the oven. I'm sure I could have worked it out in time but A MANUAL WOULD HAVE BEEN VERY USEFUL.

Quite a pokey flat, little stuffy, tiny bathroom.
You cannot walk comfortably passed the bed without either tripping over the corner of the upturned rug or catching your shoulder on the radiator.
A large person would find this tricky.
Doors for entry to the building and then the flat are quite stiff, turn the opposite way, a little struggle especially if you have stuff in your hands.
The car parking is not a given for this flat, no permit to guarantee it. It is free street parking available to the public so you may be lucky but could be walking from other streets.
Poor communication from owners when enquiring.

Perfect sized property and a great location. Kitchen had everything you need and the main bedroom was large. The second bedroom was a little snug.
No gate on the property so not secure for dogs. Bathroom mirror was placed for a giant I couldn’t see in it.
Sound proofing of upstairs apartments not great either that or the occupants were very noisy.
Freezer completely iced up couldn’t get anything in it.

Fantastic location with off road parking very close to the beach and the town. Very peaceful location. Main bedroom was lovely and comfortable.
The second bedroom was way too tiny for two grown up people. The second bed was a pull out and was not fitted with any sheets or duvet (we did report this and it was sorted, owner apologised). This property would comfortably sleep 3 adults rather than 4. One person slept in the lounge instead but the curtains don’t fit the window so it was very light.

The location was good, it was modern, lounge was comfortable, it was clean and tidy, for the small size they made the space usable.
The bed was uncomfortable, there was no where to hang a coat, not much drawer space to put clothes, the fridge didnt close properly so nothing was refrigerated properly, the front door lock was stiff it was difficult to turn the key, all the door knobs turn the opposite way to what you think.

The flat is very nice and reasonably well done and we would stay again, however, please be aware that it is used for dog owners so the floors are not very clean and the central hall tiled floor is very sticky.
The kitchen is well stocked with a cooker, large fridge [freezer needs defrosting] and dishwasher however, please be aware that if you do not have a phone with a QR reader you will not be able to view any of the appliance instructions.
A cafetière wouldn't go a miss. The coffee pod machine is a nice touch but coffee is always cold from them, so pointless. The kettle is lovely and modern. Toaster works well. The oven shelves are missing so only one 'tray' can be used.
The living room is a lovely size and smart tv is a must - so well done there. Lovely shutters and good sized openable windows.
Pedestal fans should be provided in every room for the summer [so that your guests cannot steal them!] - yes it is always this warm during the British summer - it is NOT "unusually hot".
Wifi - works inside the property and outside - depending upon who your provider is on your phone.
Private parking around the back of the property is most useful and needed.
Washer /dryer provided in the out house/shed.
The Patio are is lovely and a sun trap in the afternoons however, a gate is definitely required to provide privacy and prevent wandering dogs from leaving their faeces in the 'garden' - unless this was from the previous guests?
Patio area could be spruced up with the plants, that should actually be planted in the pots!
I do not appreciate having to do the cleaners job for them by emptying bins and stripping the sheets. I am a critic and I have always left the places in which I stay in an immaculate condition, and usually cleaner than how I found them, so stripping beds is not a job your guests should be doing. Especially when they are given 10-4 [6 hours to clean up!]
The location in the centre of Sherringham is very useful however, please be aware that none of the pubs serve food after 8p.m. The pubs also run out of food very quickly in the summer if hot and busy so can close their kitchens as early as 6p.m. So do book and even then please be prepared to have little or no choice. We tried 4 pubs before resorting to the fish n chip shop!
The flat is very nice and reasonably well done however, please be aware that it is used for dog owners on the ground floor flat, so the floors are not very clean and very sticky. I was always raised not to wear shoes in the house and so have instilled this on my family - as a result the filth was apparent.
The upstairs flat is very loud to the ground floor - no suitable sound proofing has been installed, so every footstep and voice can be heard. As a result we were wakened at 7a.m. every day.
The bathroom requires a cupboard or shelving - of which there is none - under the sink in order to store towels.
The bathroom is adequate and nicely done for what it is however, the seal is missing under the shower glass screen and so the floor is dangerously wet after each use. There is no shower mat for in the bath either in order to prevent slipping.
The freezer need defrosting.
The windows [by English Law] - should all be openable in case of fire. There any window keys must be in the property for guests to access. It is not your choice to decide what is reasonable or what is safe.
Norfolk is a lovely county and I concur it is a very [generally speaking] safe place to be - however, when you have children and some may sleep walk, your expectation to leave French doors open all night long - [as you refused to open the window in a one bedroom when all others where openable and you didn't even know that it had a lock on it!!] that open out on to the street is NOT an acceptable expectation of your guests and quite frankly I was disgusted by your comment.

The property location .
The property itself was spacious and the layout was good
The key code entry through the main door , using your hand to access the number code . This was temperamental and on one occasion took 29 minutes to access .
The room key had to be wiggled to get it to turn to access the room .
Despite the hot weather , no fan in the room , although on day two we were given one , but with a usb cable , but no plug . We had to go shopping for a plug .
Then the mattress was too hard , which made it uncomfortable .

Good location
Actually getting in after retrieving the key was very difficult, resolved by the Thursday. Kitchen equipment dire, one saucep an and dish needed cleaning. Nothing to actually use in the microwave. Worst kitchen experienced in my holiday experiences. Very warm/hot and windows did not let enough fresh air in. Sofa very poor, very low. When booking it stated outside access and washing machine, neither were available.

The location was great, just a few minutes walk from shops, pubs, takeaways and the sea front. We used this as a base to explore North Norfolk.
Parking was challending at times, we had to park and walk quite a way on a couple of occasions
