First of all, since we booked for 4 nights, the host provided us a bigger room without extra fee than we booked. He was very kind and helpful. Most of the time we got quick responses. The building itself is quite central. Close to city center (12 mins walk Banyabasi mosque, 20-25 mins walk to Nevski Cathedral). There are minimarts nearby where you can buy water and other basic stuff. The apartment has a close underground parking for free which is a big plus for Sofia since every single space requests extra fee for parking.
The apartment didnt feel very well cleaned. There were spider webs on ceiling and corners. There was no garbage bin in the house (only in bathroom). The hot water is provided with a thermosiphon (as general in Bulgaria) and although it is a big one, me and my husband couldn’t take shower successively. After he showered, I must have waited for couple of hours for the water to heat again. EV charging in the underground parking was offline and it took approximately 6 hours to be online again.

Central, Secure, and Comfortable; But Note the Wi-Fi Check-in Issue
The property itself is lovely, very secure, and quiet. It's in an extremely central location; we parked our car in the provided covered garage and were able to walk everywhere for two days, only using a taxi occasionally.
The Strong Points:
Comfortable Apartment: The apartment is spacious and airy. The bathroom is large, and the kitchen is well-equipped and clean. It includes a coffee machine, 3 coffees, and 4 quality tea bags.
Excellent Location: Walking distance to everything.
Covered Parking: There is free private parking on site. They even allow you to leave your car for 3-4 hours after you check out (just do not even have the remote).
Fast Internet: The Wi-Fi is fast and reliable, consistent with the generally good internet speed we experienced throughout Bulgaria.
An Important Warning & Area for Improvement:
We had a minor issue at check-in. Because our phones did not have international roaming, we could not connect to the property's Wi-Fi from outside to call for entry, and had to make a direct phone call. Luckily, a helpful Bulgarian student working at a small kiosk on the corner let us use her phone to call. If your phone doesn't work abroad, it would be useful to have an alternative plan for check-in (e.g., a local SIM card or an internet-based calling app). Also note that you need to call again to open the garage gate when leaving.
Note on Guest Capacity:
The apartment can accommodate 4 people, but if you are a group of 4, you must request an extra bed. Otherwise, two people will have to sleep on the pull-out sofa.
Verdict: We highly recommend this place for its location, comfort, and security. If you are aware of the small communication hurdle mentioned, you will have a flawless stay.
Important Warning - Insufficient Wi-Fi for Check-in:
Please be aware when you arrive at the property: The Wi-Fi does not reach outside the building, including at the main entrance gate and the parking area. This makes it physically impossible to call the host to let you in if your phone does not work abroad. Please make an alternative communication plan for check-in in advance.

Friendly and professional host who accommodated a late arrival. The accommodation was spotless and very clean, well located and well secured, which makes you feel confident and at ease. There is everything you need to prepare a small meal if necessary. Wi-Fi works well, air conditioning works perfectly—nothing to complain about. I highly recommend it.

The apartment has very good location, it’s spacious, the parking is a great benefit.
The sofa made me a bad impression as it was dirty and wasn’t comfortable. The towels didn’t smell nice. The refrigerator wasn’t functioning well. Upon arrival it wasn’t even working and it was crucial for us as we had to keep some medicine in there. The Netflix on the TV didn’t work and was constantly crashing. The wifi network was not working at all.
