Great stay

Amazing views. Lovely location, right in the centre of everything and easy to walk to everything. Barely had to get any taxis. Clean hotel, amenities were good. Staff were friendly. Bed was comfortable. Air conditioning was brilliant. We did scuba diving down the road and simple scuba, was easy to book and a great experience. We also visited Koh Koh Pups the dog shelter down the road which was a great experience only 15 minute walk.

I would avoid staying at this property

The location was great, away from the clubs and night live once you retired for the evening, however only a 10 minute walk away.

I’ve stayed in hundreds of properties around the world, ranging from 1-star to 5-star accommodation, and I would rate this as one of the worst experiences I’ve had. From the outset, the atmosphere was poor. Staff appeared unhappy and disengaged, and even a simple “good morning” was rare. The condition of the property is unacceptable—towels, sheets, and pillows are well past their usable life and should have been replaced long ago. The building itself is clearly deteriorating. Taps don’t work properly, shower heads fall off, air conditioners leak water all over the floors, and overall maintenance appears to have been ignored for years. It gives the strong impression that the owners are pocketing revenue without reinvesting anything back into the property or the people working there. For what we paid—$2,400 AUD / $1,615 USD for four people—this was extremely poor value. Frankly, we would have been far better off staying in a backpackers. I would strongly recommend avoiding this property.

Good but rooms weren’t very clean.

Good location and the pool was amazing, right on the beach. It was gorgeous.

There was some mod on the ceiling in the bathroom and it didn’t feel very clean in the room, needs a revamp.

We had a lovely stay rooms were fine lovely balcony, great pools and fab sunsets.

I was Charged 500BHAT for soiled towel (fake tan) I could have it laundered myself at the bottom of the hill for 140BHAT. Most of the towels were in bad condition anyway. They need replacing.

Good location, but noisey at night

Great location,close to lots of restaurants and bars. The view was great. Pools were great. Staff were lovely. Free pickup from ferry was good. We loved the snorkelling on Koh Tao

The noise at night was really loud (from the bars) So bring ear plugs. The beds were really hard. (Daily massages helped) Taxis are expensive to get around the island.....we were family of 5, so mopeds/motor bikes were not an option. Breakfast was very basic. You can buy good coffee at the breakfast restaurant

Location is good, many restaurants around.

The rooms were extremely old and dirty. There was a sewage smell in both of the rooms we stayed in. Beds were uncomfortable, I felt the springs a few times per night in my back and pillows were too soft. The bedding and towels had a weird smell and a lot of stains. A/C did not work properly. Also the room had no safe.

A wonderful stay on Koh Tao

We had a great stay at Cliff View. The location is perfect - walking distance to Sairee beach but away from the noise. The pool was fabulous and the sun deck had great views over the ocean Breakfast buffet was varied and substantial.

The beach is useless front of the hotel, U have to walk up steep hill to access to hotel from the beach. If ure with kids or stroller ure going to work hard to climb that hill. the hotel is totally non kid friendly, the railings on the second floor are super dangerous, the pool is super dangerous as well. its dodgy, the stairs are slippery and narrow and the pool is old and quite dirty. the restaurant is open on the opposite side of the road, so kids are constantly running to the road where motos are riding, so no chilled breakfast, lunch or coffee. With kids is the worst place we stayed. breafkast was poor. so no value for this money

Amazing, would come back and even extended our stay!

Amazing location, pools, room and staff. I recommend to anyone, especially if you are not keen on renting a scooter as its super easy to get to everything and the travel kiosk next door is so helpful to getting around the island to places not walkable. We looked long and hard for a place to stay and since coming, are sure this is the best in terms of value, location and comfort! Wonderful beds too!

What an amazing location! We had a room at the front and the view was spectacular. My family walked in and all our mouths dropped - it was incredible! Clean, lovely crisp white sheets. Lovely to be right by the swimming pool - which was needed as it was so hot when we were there! I am not sure what the other rooms are like, but if you can get a sea view you won't regret it.

Not much to improve on to be honest. The breakfast got a wee bit boring after a week so perhaps changing it up a bit more, but generally excellent - thank you!

Excellent location and nice property in gorgeous Koh Tao. I had to change rooms as it was noisy, but the second room was fine and much better. Ask for a high up room, Portside if you stay there.

The girls at the front desk were a bit rude - which is a shock as you don’t expect that in Thailand, the land of smiles. One girl in particular was very rude and mocking & it was too much for her to respond in a polite way. She dragged my bags, with no care at all and she had a disdainful and disrespectful manner.

AMAZING stay!!

We had the ocean view room with the amazing terrace shown in the hotel pictures and it was just that - absolutely AMAZING!! Waking up to those views every day was an absolute luxury that we will cherish as our best memory of Koh Tao. The room was very spacious and bright, with great air con to keep it cool all day long. The terrace was great, especially in the early morning and late evening when the wind lets you enjoy the views without the suffocating heat. The room was serviced every single day, and very thoroughly cleaned. They provide kettle, hairdryer, soap and shampoo, cutlery, cups, wine glasses + slippers, flip flops and night robes, which is a very nice touch. We also got 2 bottles of water every day. We found cleaning standards were above average for Thai hotels, and the bathroom was very new, clean and well kept. The resort as such is fairly small but very beautiful and well maintained. The pool area is lovely, and the staff are extremely nice and helpful. They helped us get taxis and arrange tours, and patiently answered all our questions. The hotel is super well situated at the end of Sairee beach, with direct access to the beach and really nice restaurants 2 mins away. You can just walk down to the main road where all the restaurants are, or walk up to the pier area with even more restaurants, which is only a 10min walk away. We absolutely loved our stay and can only dream of coming back again soon!!

Our room had a door communicating with the room next door. Although the door was obviously closed and locked, you can tell it was a very thin door that allowed all noise and smells to come from the other room. Unfortunately, this meant being woken up at 6am by neighbours singing under the shower, being kept awake until 2am by neighbours partying and getting back home very noisely, and smelling all their parfums and weed smoke from our bed (smell was so strong and ALL DAY LONG!). People in Koh Tao seem to just come for a few nights, party hard and then leave, so in 9 days we had like 4 different neighbours. We had to knock on their door several times to complain about their disrespectful behaviour, but without much success. This was really the only complaint we had and why we give a rating of 9. We understand guest's behaviour is a bit out of the staff's hand, but maybe a thicker door with soundproofing and proper sealing could help resolve these issues in the future.

In the begining of most popular beach Sairee. Lot of beach bars and massage arround. Beautiful view arround. Very cool pool inside of hotel. It is heaven in hot season. Rooms are very spacious.

Friendly staff but improvable on other things

They cleaned the room every day and the staff at the reception was exceptionally helpful.

Broken tiles or wood in the pool area doesn't get fixed. There is no night security. At one point there was a huge fight in front of my room in the middle of the night but no one around to stop it. Got me a bit scared. Ashtray on the balcony was not cleaned for several days.
