The place was very close to the train station, very short walking distance. However if you have large luggage it will be hard to bring them over the bridges with steps so you'll have to take a water taxi anyway if you don't have the strength to bring up the luggages. it's doable but a bit hard. Facilities are as advertised, no surprises. Also the staff was friendly and really took time to show us the room and how all the locks and wifi works.
Good value for money but it was a bit dark and small. Just enough for a couple, i guess with the price it is still good value. also the parking becomes very full during the day so it was hard to bring out our luggages when it was time to check out. doable but added some challenge. It was quite a long walk away from the main tourist locations but we didn't mind, because the advantage was it was closer to the train station and easier to bring our luggage.

Very close to the station which made it easy to walk too, easy check in process, kettle and tea/coffee selection
Some would say it’s too far away from certain places in Venice (30 minute walk to st marks) but we enjoyed walking, and enjoyed eating dinner further away and walking back to the rooms.
We did find that it was very noisy; I’m not sure if it’s due to being situated in a car park, or it was just bad luck but the first night we were woken up at 4am to loud machinery sounding noises and again at 6, and the second night there was yelling downstairs. Overall enjoyed our stay; just didn’t sleep well

Location was Great. Very nice place to come from the airport and drop your luggage right away without having to carry it around the city. Staff was nice to deal with.
The towel rack was filthy. I don't think it had been cleaned for months or years. It felt very gross to put our towels there. Also the toilet was loose from the ground.
