    Set in a multi-century old building, modern interiors & amenities, w lift. Liked the high ceilings and heavy doors. Self check in/out. Helpful staff and online service team. Even gave us a list of places to check out in Venice. One wrinkle... 250m walk to Piazzale Roma, last point for transportation. A long walk plus a bridge crossing to drag luggage.

    Place is excluded and quite, spacious room, kids loving it, we stayed in the junior suite on the 2nd floor, we had a complaint from the guest who stayed below our room saying that they could hear foot steps - it is written as family room and we stayed with young children - they were having fun on their holidays but not like they were running around. Probably you need to check the flooring again and make sure people who is staying there that this is a family friendly place to stay
