The cottage was lovely and quite secluded, near shops and bars and close to everything, the cottage had a lovely feel to it and the bed was very comfortable.
Our arrival and some facilities could have been better, it was bitter cold and snowy outside so we expected that whoever maintained the property would have had the foresight to turn the heating on a low background setting however it was freezing...so much so that we cranked up the heating and went to the pub to get warm, after this we kept the heating permanently on, there is a log burner however I challenge any boy scout to make a fire out of the three or four tiny bits of wood in the basket, the toaster doesn't work and you have to hold the lever down to operate it and also the radio and clock didn't work but thats not really a big deal, there is an internet router box but sadly that was on the floor underneath the TV cupboard, there was also no television mains lead in the master bedroom so we pinched it from the room above, there was NO hand soap in both the two toilets we complained to one of the owners who was helpful and polite and whilst we were out SOME things were corrected i.e a few small logs in the basket and some hand soap, in my opinion the owners were let down by the maintenance team. Regardless of these complaints its a nice cottage in a good spot and we would probably come again.

Location is excellent has good facilities, bedrooms are a good size.
It felt very cold in the living room, but really hot in the bedrooms, we also felt quite wheezy from being in the bedrooms. There was not that much wood to make a fire and it wouldn’t heat the living room up at all. It was quite cramped in living room, this is ok for 2 people but for 4 people I don’t think there would be enough space. The signal on the tv was not great. There is a sharp corner on the bath sticking out where my partner cut himself which needs to be looked at. The stairs are very steep which might be a problem for some people. We found the instructions to find the cottage not that clear, if it mentioned what it was opposite that would have helped.

The cottage really needs some TLC. It felt uncared for and a tick box offer for its rating. It could be so much more welcoming. It needs redecorating and some style to the furnishings, decor & curtains. The stairway is awful from a bathroom leak that has not been re-painted. The kitchen has been replaced well, but the rest of the cottage is dated and just ok.
We found the lounge & kitchen area far too small to be combined. There is a dining table but you can't even pull the chairs out to use it, they hit the armchair & sofa.
As a couple we were "fine" but we didn't enjoy the downstairs space. There is no charm or 'warm' atmosphere. Space wise it certainly would be a real struggle for 4 people, even 2 children & 2 adults.
There's a huge cobweb above the armchair too!!
The main bedroom is also dated but the mattress was very comfortable for sleep.
The bedrooms are spacious.
Location is great if you need to be in town and on the flat. Instructions given to find the cottage could be much easier, the gate is not obvious from a car however it is directly next to (behind) Loafers shoe shop, that would be much more helpful to know.
The welcome pack/book was dreadful, it's very old and literally falling apart. It didn't feel clean either.
I'm sorry, we have stayed in 4 other cottages in Whitby with the same rating, Cobweb Cottage didn't compare equally, it could quite easily be so much better with a little care and attention.

It’s central location was a real bonus
No parking, but we knew that beforehand. A slight niggle was there was no dish cloth’s or bin liners in the property (even one of each would have been a bonus).

A great time had by all. The cottage was lovely, good location & had everything we wanted.
One problem we encountered was the lack of a handrail on the stairs, both my parents are elderly & both had some trouble with the stairs. As well we could have done with another key as there were two couples.

General location good even though pub noisy, to be expected in a town I suppose
Accommodation unclean, beds not changed, hoover abandoned in living space but not used, dirty towels in bag left on stairs, top toilet blocked, hob broken, fireplace not cleaned out, no welcome pack or toilet rolls until spoke to owner

Very homely.Everything we needed was there.Only downside was the outside lights not working so very dark on return to cottage which made the steps a nightmare.

On first impressions its lovely.
However as a rental owner myself there are some serious safety issues(residential and not holiday lets)
Gas safety certificate displayed is 5 years out of date.
Carbon monoxide alarm is 2.5 years out of date.
No fire guard present.
Poorly maintained fridge that didn't close and had to be forced. Dripping water on your food fron the cool box. The fridge seal has never veen cleaned and is really moldy.(i adjusted the fridge so it shuts to a fashion).As a kitchen fitter i recommended replacement.
A toaster thats melting and none of the appliances have been PAT tested as its a fully furnished property.
No carbon monoxide tester for the fire in the lounge. ( i believe a vent should be present for the fire, there is no ventilation at all.
Safety is paramount and this shouldn't be rented, a proper maintenance plan should be in place.
It looks like minimal work has been done and the welcome book is out of date.
Parking is mention and a guide price of £35 for a week. This is out of date info and suspect has not been updated for a long time.
I paid in total £1109 for a week so not cheap for a property thats being renting out.
The reason for this post is to get action done and its a fire risk and should have urgent attention.
I have contacted Booking. Com and provided photos for them to action.
Sorry for this post but the lack of compliance is very worrying. Safety first.
I have not test all the smoke alarms but they should be checked at the start of every let and its good practice to change the batteries once a year.
Notes
Cooker hood controls are very stiff.Radio does not work. Hot water is very hot at the sink.
Shower can make a racket when using. This could be a faulty shower valve or to much pressure ( im not sure reason why).
Sink has a small leak in cupboard. Bath needs attention as silicone has failed,this is to stop water ingres and expensive repairs.
This is a reportable offence.
