Very nice Showa looks but comes with restrictions that would work for someone with restricted mobility. As a young couple it was very nice, the tub in the back yard was great. Good location, quite yet central
Showa image is intended but helps justify why some things are not really up to modern standards. If you like that it's perfect. Quite dark as in a back ally

The hosts were absolutely amazing. Very friendly and happy to help. The accommodation itself is beautiful and we felt very privileged to stay. The beds were very comfortable and the location is perfectly situated in the middle between the scenic shrines and the central shopping areas. The hosts were absolutely lovely and happy to help with anything we needed. I would say again in a heartbeat and recommend to anyone.

Kaikoan is the perfect place where to spend 5/7 days in Kyoto. This accommodation blends the unique atmosphere of a traditional Japanese house with all the comforts of modern homes. The position is amazing - within walking distance from Gion and several major attractions in the city. The staff is kind and available, they are incredibly welcoming and ready to accommodate any needs you may have. I’ll definitely book this accommodation again for my next trip to Kyoto.

A magical place tucked away in quiet backstreets, but really handy for the city centre and transport links. We had a fabulous stay, Kaikoan was a lovely home-from-home for us during our stay in Japan. The host was excellent. 10/10.
There was nothing we didn't like. Everything was perfect really.
