Perfect location for the open air theatre and to explore Scarborough, everything within walking distance. Rose Dene itself is a little gem, tastefully decorated and with all the amenities you could need. Gillian is lovely and welcoming and made sure we were comfortable and had everything we needed during our stay. Breakfast was delicious and set us up for the day. Shower is nice and powerful. Bed is very comfy. The lady who serves breakfast (sorry never learned her name) is lovely.
Only a couple of suggestions - a more powerful fan would have been welcomed as it was very hot when we stayed. Also a mini fridge for keeping drinks cold would be great.

Proximity to Peasholm park, the theatre and the beach.
The toilet seat was old, with stains running on both sides of the U bend. It will need a change to fit the modern design of the rest of the bathroom. The curtain also had stains.
Also, I have had more filling breakfast. The idea of breakfast included encouraged the booking, but I would have gotten better portions if I planned for breakfast in the shops.
