We visited for my husbands birthday and really enjoyed our stay at No11. Our room was so spacious and lovely. Property was in a very convenient location. Very easy to get into the centre of Edinburgh but really nice and quiet. We used the tram a lot but the great news was that it’s up hill into Edinburgh therefore if you walk, it’s always downhill coming back! Staff were very friendly, helpful and accommodating. Breakfast was delicious too.

Comfortable beds on-site brasserie excellent evening meal and very quiet at night.
Nothing really just two flights of stairs to get to the room...but knew this anyway...

A lovely hotel with very friendly and helpful staff. Handy enough to the City Centre, you could walk but better to grab a tram which is only 3 minutes walk. Comfortable bedroom and a nice bar. Breakfast was great.
Our room was at the top of the building and only accessible by 4 flights of stairs. Wouldn't suit anyone with lots of luggage but the staff would bring it up.

Clean, friendly staff, good location
No hot water for showers Didn’t feel like a boutique, furniture tired and curtains not fitted to window
