The hotel is perfectly located next to the access road to Assisi (15 minutes and you are in Assisi central piazza after parking in one of the outside parking lots and using an elevator to reach the city.). The rooms are basic, though I don't think different from other 2 stars hotels. They are quiet and clean. There is pool in the hotel and a large garden with chairs you can use to appreciate the view of the city. The view is wonderful (simply perfect) and we spent there some time every evening before going to bed. When we checked-in our room's air condition did not work (it was very hot) but the front staff moved us the next day to a much better room and solved the problem to our satisfaction. This is a great deal and great value for money if breakfast is not a priority for you.
Breakfast was a bit basic for us (no hot food), but this might be what you could expect from a 2 star hotel. I would not say it was a reason not to be in the hotel (I was satisfied but my family did not).
My main reservation with the hotel was that we did not feel welcomed and the team was very reserved and cold. Considering we are in Italy, and in comparison to other hotels, I found it odd. This might have been sign of the times and be specific to us (we are Israelis traveling in Europe in 2025). Just to be fair, while we did not feel welcomed, the team is professional and responsive.

Great view from some rooms and the garden
I chose this hotel because of the amazing view from the pool and the calmness which it shows - but the problem is that the pool is available for everybody from the village, so it was full of kids shouting and jumping everywhere. I came to Assisi for the spiritual experience and the rest. This wasn’t it…
In my opinion the pool should be available only to hotel guests.
Also the pool wasn’t working for 2/3 days, nobody applogized, nobody offered a refund for it.
Also when I was told that I can not usw the pool, the pool was used by some kids, when i asked why they can use it and i can not, i was told that it is son of the owner…
The reception was almost all the time open but without receptionist, so when i was leaving and asked if i can leave the luggage there till the afternoon, they said yes that i can leave it there in the open space (available to anyone). When i asked if they can put it somewhere safe that i am not comfortable to leave it there, the receptionist told me that everybody leaves it there.. i do not know if it was the language barrier (i was speaking english) or what, but i didn’t feel like i was taken care for.
