Location, garden, comfort food and access to meals at different times. We have been here many times before our recent visit. Some waiting staff were very friendly
Some staff were borderline unhelpful. A real exception was our room servicer who couldn't have been more friendly and helpful.
One could argue that she has the worst job.
The area where one walks out to the high street looks untidy and unhygienic. Considering that it's the back of the kitchen this is not a good look as it is covered in pigeon droppings

The room and bathroom were pretty spacious. The breakfast had good portions and was tasty. The pub and dining room were very pretty. And the staff were friendly.
I was disappointed we were put in the carriage house and not the main building. The main staircase looked very inviting but the steps to the room we had were not. The doorway and steps leading to our room need to be cleaned as there were a lot of cobwebs. The fans and small window were not sufficient to deal with the unseasonably high temperatures.

The room was terrible.
Electrical connection to the radiator was exposed next to the toilet.
One ceiling light was pushed into the ceiling.
The shower head would not stay in place.
The shower door did not seal against the bath and therefore the floor ended up covered in water.
A latch on one window was off.
The general decorative standard was very poor .
The room I ad was very small.
