Although described as basement it didnt feel like that. More lower ground floor.
We stayed in January so pretty dark anyway but lots of natural light comes through the windows and an outside door to a terrace area if you want to step out.

Booked for 10 guests and was fantastic to have 2 apartments next to each other! Beds were comfortable and the places were stocked with all the utensils and utensils we needed for a perfect stay! Would definitely book again

The flat was spacious and very comfortable it was clean and exactly level or you said. We enjoyed our stay was easy to get into centre.
If I have to be really picky. Because we are older could have done with rail on top four steps.

Great neighbourhood location with bars, shops, eateries on the doorstep. Spacious accommodation and high ceilings, we had the top floor appt, which was great. Very clean, good heating, quiet after 11pm.
The en-suite to the double bedroom was very small with no toilet; shower wasn’t easy to regulate temperature, so we used the main bathroom, which was fine.

The apartment building was easy to find and on a bus route, which we used daily during the stay. The rooms were spacious, especially the living area. The bedrooms had plenty of space and beds were comfy. The kitchen and bathroom had all the facilities you need. The restaurant below the apartment was an added bonus, the food was very good.
Our only small niggle was that the lounge area was a bit cold despite the heating. We put this down to the amazing high ceiling and the windows felt a bit draughty. The second smaller sofa was also quite uncomfortable.

Not the smartest part of town, but handy for the centre of Edinburgh (we usually walked - around 35mins - but did get the bus late one evening). We only needed to climb a few stairs to reach the flat. It was clean and had all that we needed as a base for a few days' sightseeing.
Apparently the WiFi went off in the building, and someone (staff) came to ask if they could check that it was plugged in, in a bedroom, which was odd. (They couldn't as my daughter was asleep in there.)
We were travelling by car, and luckily there was parking not too far away, but it was necessary to move it at different times.
The windows weren't locked when we arrived, and the locks generally didn't work or were very frail.
It had a modern look, but I think the standard of fitting could have been better e.g. the floor in the living room wasn't flat but was a bit lumpy in places.

Clean spacious flat. Comfortable bed and sofas. High ceilings and plenty light but good blackout in the bedroom for sleeping. Very quiet inside despite being near a busy road. Walking distance from the station. Very helpful woman on phone when I rang in advance with a query.
The internal doors have self-closures so tend to bang loudly if you don't remember to hang onto them. But this is a very minor quibble, overall we were very happy.

The apartment was very clean and comfortable with all required amenities. Location is fantastic, with many cafes, restaurants and convenience stores right down the road. The royal mile, old town and all other attractions are also within walking distance, which was great.

Great location, right in front of the bus station. The city center is 3 bus stations further. It is a very nice apartment & very spacious. There are two bedrooms and a living room with an open space kitchen. It was very clean.
Great communication with the host. They let us check-out 30 minutes later.
There are many supermarkets nearby.
There is some smell from the restaurant nearby, but it wasn't that disturbing.

Above a restaurant with a very noisy air con/heating system that made the apartment shake/tremble at times (for periods of time). Apartment management tried to get the restaurant to resolve but to no avail. We were offered a drink in the restaurant as compensation — but that didn’t really help (or suffice). We couldn’t have eaten on the dining table while the problem persisted. Only one toilet — we were allocated the apartment and not given the opportunity to choose the other with two loos.

It was a little far from the heart of the city (e.g. Royal Mile) for those who like to walk most places. It was a straight walk down a very crowded, noisy street. Also, it's hard for four people to share one bathroom.

We loved the apartment (no.7, apartment 4) and the location. It was about a 15-minute walk to the Royal Mile, along a street lined with shops, cafes and pubs, so interesting. It's a lively area, we had brunch at Southpour downstairs and would really recommend this. This part of Newington is well-connected; there were lots of buses too and easy to hail a taxi if needed. The apartment is HUGE, high ceilings, sash windows, really nice historic vibe. Would be good for families/friends. Beds super-comfy, kitchen really clean and thoughtful touches such as tea and coffee and washing up items. Communications with host seamless.
We loved everything about the place, thank you. Just one thing - the smaller grey sofa could be a little more comfy. And maybe an armchair or two? But generally, spot-on.

We had a fantastic stay at this apartment in Edinburgh! The place was spotlessly clean and had everything we needed, including a fully equipped kitchen. With two comfortable bedrooms, it easily accommodated our group of four.
The location was great — about a 20-minute walk or a quick 5-minute Uber ride to major attractions. The neighborhood was quiet, yet conveniently lined with plenty of restaurants and shops just steps away.
We truly enjoyed our stay and would highly recommend this apartment to anyone visiting Edinburgh!

A spacious and light flat, beds really comfortable
Window in the bedroom did not stay open in the night so we got hot but there was a fan and the second night we put a pillow to stop the window from closing.

Proximity to buses and transport
Needs a good makeover; furniture is tired and dated, walls need a paint. Cupboards and kitchen are worn and chipped. Threadbare teatowels, grubby canisters for tea and coffee. Bed and pillows had hairs on them.

Two excellent restaurants on the same block: Mattos Pizza and SouthPour. Highly recommend both.
Roof leaked and soaked my daughter’s bed on first night. Property management attended to it. Interior is appointed well enough but bathrooms, floor and windows need maintenance and updating. Way-out sign above door lights the entire apartment at night. The price for the stay was not commensurate with the property. Value not there.
