Great Location, Disappointing Details

The hotel is very easy to get to. You can reach it in 5 minutes from the ferry without crossing any bridge. We walked everywhere on the island as well. There are some packaged food and fruit always available at the kitchen which is nice.

We ended up with a ground-floor room that was freezing cold. There was air conditioning and heating, but it was so noisy that it was impossible for us to sleep when it was on. It went on and off every 5-10 minutes, waking us up every time it started. Although there was a note to leave towels in the sink for replacement, the room was not cleaned during our stay. We were lucky not to run out of towels by leaving them on the floor or in the sink.

Perfect location and accomodation for an extended stay. Thoroughly recommend!

Location is great, near Ca Rezzonica ferry stop, supermarket, restaurants. Easy walk to trains and main sights. Very clean, nice little amenities like breakfast snacks even tho breakfast isn’t provided. Double room was spacious. Room was cleaned every second day with new towels. Kitchenette was good to save money with some meal prep. Maria was responsive and lovely.

Very nice place overall

The shared kitchen area was very nice with lots of provisions. Very clean and lots of restaurants nearby.

I was disappointed that we didn’t meet the host at all. We stayed at two other places in Italy and the host always made a point to greet us. Also, the room was warm and with the windows open, mosquitoes were coming in. I got eaten alive 🙁

Another wonderful visit

Another wonderful stay at this lovely guesthouse. So clean and comfortable and in a great location. A 10 minute walk takes you to the main tourist area of Venice but what a pleasure it is to return to this friendly, safe and relaxing place.

Very satisfied !

The owner was very flexible and help me through my initial mail issue right away. The rooms are clean and stay fresh even without using the AC too much. The matress (two simple bed put together) where confortable. The mini fridge was stocked with water and fruit juices which was a very welcome headstart. The bathroom has free soap and shampoo and even has a bidet !

Nothing wrong stand out. I only had a couple of dead coils in the very side of my matress but nothing that hindered my sleep.

Exceptional Guest House in the heart of vibrant Dorsoduro

This is an exceptional guest house right in the heart of the ever-popular Dorsoduro region of Venice. The rooms are a good size with sufficient plug points, good lighting and a well proportioned private bathroom. Although breakfast isn't offered as a formal option, there is an excellent coffee machine, a selection of fruit, pastries, jams and cheeses which are made available to guests free of charge in the kitchen area. Given the location, it is also extremely quiet on a night, which helps with good sleep!

Nice place and host!

Nice host and clean room. There is a small common area for shared use so guests could prepare and eat light food. Though breakfast was not included in the price as stated, Maria kindly provided varieties of coffee and other drinks, light snacks, and fruits to the guests.

When checked in, the air-freshing perfume smell was a bit too strong--some people may like it but not all people do.

Maria is a caring host. It was my fault that I did not know the difficulty in getting to the MGH with heavy luggage (bridges and cobblestones). Once I was able to speak with Maria, the great information she gave made my last day much better.

Venice apparently is requiring landlords to not use air conditioning until June 1st, which mad my room intolerable last night. I didn't know the issue until this morning and Maria and I discussed it.

Good

The Guesthaus is pleasant and the owners/manager - although we haven’t seen them in person - were very nice and friendly over the phone, as well as very helpful and considerate. Great neighborhood full of students and bars and cafes, next to the university, very good for visiting academics or culture seeking ppl who would enjoy museums and performances. Much is impromptu and feels just to happen like street shows and concerts in churches, but of course it is very much the tourist experience. Great market square nearby with beautiful produce and fresh fish, great shops and restaurants, away from the crowded San Marco. Highly recommend!

A loved pillows, got two of them so it was easy to set height. Cleanliness was exceptional, as well as coffee machine.

We visited Venice in October. The first night of our stay we made a huge mistake, we left window open while lights were on. Mosquitos made massacre after. It’s not a property, but a city problem. Be aware and prepared!

A cosy room for a full week stay in Venice!

First of all the location... in a quiet, though vivid, neighbohood of Venice (at the western part of Dorsoduro) next to the Campo Santa Margherita and Cambo S. Barnaba - for me the best area in Venice, Close to everything on foot... but far enough form the packed with toutrists, streets near the Rialto and the Piazza San Marco. It is the perfect place to understand the real Venice, or what has left from it due to the massive tourism. Plus... even without great views is next to a picturesque canal. The room, even small, was cosy, with lots of natural light. The bathroon renovated. I did not meet the owners, who were prompt to answer all my questions via email.

The bed was a little bit small for me!

The place is comfy, clean, super easy location. 10min walking from the train station. Also the boat station "Ca' Rezzonicco" is 5min by walking. Access is very good. Communication with the owner is successful. All details are set properly. Normally breakfast is not included, however the place provides you with a good kitchen and free products (ie, coffee, tea, juices, croissants, cheese, fresh fruits, and bread) You can have those items for free and you can prepare any kind of food in the kitchen.

I have no complaint.

Tranquil with a great location for restaurants and bars, perfect single room for a solo traveler

Lovely, welcoming host, quiet location near the popular Santa Margarita square where you find many restaurants and student bars. Room is petite as most all are in Venice and perfectly equipped for everything a solo traveler needs. I will happily return. The small garden outside and downstairs mini kitchen is a bonus!

Good place for overnight trip

I liked the garden outside my window. The location was good, it was central. I liked having my own bathroom and space. Was pleasantly surprised that the sink was also a functional bidet.

I kept bumping my head on the low ceiling in the bathroom, just a heads up for taller people. The shower door leaked a lot of water.

It's a veey simple guesthouse.Location was close to the train station and easy to reach with very comprehensive instructions sent by the host. Host was lovely and quick to respond. There was a beautiful little garden.

The bathroom is quite cramped and a few cracks in the sink. The bed situation was awful with my bed having a massive dip in the middle and sloping to one side - the first night I ended up sleeping on the floor instead fter my back cramped up. They kindly changed my bed and it was fine the next night but my partner's bed (they were two small mattresses joined together to make up a double so there was also a space in the middle, good thing we aren't cuddlers) mysteriously now had that dent in the same place! They had thought to flip his mattress as well but it made things worse and we ended up flipping it ourselves. Also, a bunch of mosquitos kept us up the first night

Excellent location for a short budget stay in small room in Venice

This guest house is a good value for the money. The location is excellent and I walked all over the center of Venice from this location. I particularly liked the common space kitchenette that had an automated coffee machine to make espresso drinks and hot water, and fruit/snacks were left in this area for guests. I had enough hot water for showers. I am giving the property a high rating because of perceived value in a very expensive market for lodging, but I recommend reading the criticisms carefully.

My single room was very small (expected) and the bed was hard, so I would not say it's a comfortable room, but I think the listing was accurate except regarding breakfast. My confirmation said that breakfast was included but I received a message from the property on the day of check in (after the free cancellation period expired) telling me that breakfast was not included in the room rate. I offered to send a copy of my confirmation but the property never responded to my inquiry. There is no one at the property to handle questions like this, you receive a code to check yourself in and you are on your own after that.

Fantastic. You feel at home in the middle of the city

Such a cute guesthouse and a very helpful welcome from Maria - thank you! It's wonderfully located, 100m to a nice and busy square with cafes and restaurants, you can walk easily to any big attractions in the city. Oh! and wifi is great in case you need to do some extra remote work like us... :-) Would definitely stay there again next time I'm back.

Unfortunately for us, our aircon was not working during our stay (Venice regulation until May) and the mattress was a bit hard for me.
