Some positives but not value for money

The staff were really helpful. Good location. Parking was fine though costs £10.

We booked three rooms. In my sister's room she couldn't regulate the room temperature and found it too cold for her. She also didn't get much sleep as the fan unit was on all night (if she had switched it off she would have been even colder). In my room the shower drain was blocked and it flooded the bathroom floor very quickly. Maybe cleaning staff could be trained in doing simple checks when the clean? For quite an expensive hotel the bar selection was very limited.

The only thing I was concerned of however I did discuss it at reception was about the code on the card...i.e. if that did not get changed each time someone booked out however apparently it does get done automatically.

Ideal - stayed with my husband and out friends stayed next door.

Room was very nicely decorated and had a lovely shower. Parking was good value and safely secured.

Could have had an extra pillow for the room as only 1 per person, but beds very comfortable.

Room was clean, bright and well equipped. Vegetarian breakfast was limited but the very nice young lady did bring me sausages when asked and re-stocked hash browns. Coffee machine was a bit difficult to use.

Good location for train Station/Portman Rd. Functional hotel with good breakfast and room. Good value for money.

Car park area small and busy and next to a take away/parade of shops. Late night activity/noise and cars driving fast in and out.

Will definitely return as soon as I get the chance

I liked the room, how it is designed, the comfort, facilities (like kettle and hair dryer). I also liked (a lot) the fact that the hotel kept my luggage until check in time. There was a Xmas party that evening and I noticed how my room was at the top floor and end of the corridor, so I almost didnt hear anything and was able to sleep (i had to get up early). This was very much appreciated!!

Great place to stay which I keep coming back to.

This place is nice. Comfortable, clean, quiet and not too pricey. Breakfast is also not too bad.

The only bummer is that parking is £10 for the overnight stay, which adds up when you are staying regularly like I do.

Excellently located base for exploring Ipswich and surrounding area.

The room was comfortable and spacious with every need provided for. I appreciated having a kettle and the approach to energy saving. Room cleaning was available if needed. Breakfast was excellent. Drinking water was freely available. Staff were professional. The hotel is located near the train station and an easy walking distance from the waterfront area and the town centre.

I would prefer to be guaranteed a parking space, especially when paying in advance..While there is a good alternative car park a short distance away, this didn't work on the afternoon of a football match. I don't follow the football so it would have been helpful to have been given advance warning. That said, staff were as helpful as they could have been and I got a refund without hesitation.

Nice find late at night for a last minute stay.

Smooth booking in. As expected carpark was full but an easy walk to a carpark. Nice room as expected. Fab to see the bar was still open as well. Breakfast was super, fuelled us for the day and journey home. Would like a water side view next time.

It was a comfortable place to stay while in Ipswich.

The hotel was bright and clean. It is a quick walk to the train station and into parts of town which was great.

It would be great if the rooms had mini refrigerators to keep some cold beverages and/or snacks. The entrance is right on the parking lot and it can feel a bit dark at night.

Room was very comfortable and very clean. Breakfast and dining in the evening, perfect. Parking, although limited, was easy as I was able to park outside of the hotel.

I requested room 201 on booking which was accepted but was told at reception on arrival that the room was not available and given room 101 instead. There was no information about the hotel’s facilities in the room.

Exceptional

For a bed and breakfast hotel, it is exceptional. I was very surprised. The room was very comfortable, modern with high quality furnishings, air conditioning and all the comforts you would normally find in a high class hotel. I liked the breakfast buffet. The reception and lounge areas including bar was exceptional, airy and clean. Staff at reception are very polite and efficient. There was no trouble checking in and out. I very much enjoyed my one night stay as this very relaxing hotel. I am looking forward to staying there again next month as it suits all of my needs.

There is limited parking outside of the hotel. If the car park is full, the nearest car park is a short 5 minutes walk away at the West End Road Car Park. If you are carrying luggage, I found it best to park outside the hotel, check in quickly, carry the luggage to the room and then park the car at the West End Road Car Park and then walk back over Orwell Bridge to the hotel.
