Dissatisfied
I believed it was with breakfast but it was not. I had no Wi-Fi. My room was in the annexe and there was only 1 toilet roll provided for 3 days and 1 set of towels for the duration. No staff seen on-site when needed to ask for anything. The room was not cleaned in the 3 days.

Do not stay at this hotel as the Manager is rude and greedy and it does not feel safe.
Good location to the centre of town and amazing view.
We were shocked that this Hotel Manager did not give the main gate location of the hotel to our coach driver who then subsequently received a traffic ticket. We had disabled members in our party and it was too far for them to walk up the hill and the hotel could have helped but they did not want to. Not enough toilet paper. No kettles in the room. Basic breakfast. We missed breakfast on two days which we had pre-paid for as we attended early Mass and we had written to ask the Manager if he could provide breakfast a bit earlier or a bit later but he never wrote back to us and refused POINT BLANK to give us a refund for the breakfasts we never ate on the last two mornings. A greedy rude manager who is not a credit to beautiful Assisi.

Just the area really but even it is not the perfect location.
There was only hot water sometimes during our stay. Most of the staff at reception were constantly upset and unhelpful, except for one young man who was kind and genuinely tried to assist us. We were charged the city tax twice, and the reception was only open for a few hours each day. For three days, they did not provide enough shower gel or soap. The room was extremely cramped — if you wanted to open the wardrobe, you had to move the bed, and there wasn’t even a chair to sit on. Considering the conditions, the price was far from cheap.

The hotel didn’t deliver the facilities - hair dryer, cleanliness, service - as advertised
We booked a triple economy but was given a twin bed and when we challenged the staff only then were we put to a triple room, but in the annex, an uncovered walk to another part of the compound. The beds were not made with blankets and we were only given two bath towels. There was no hair dryer in the room although it said it should be available
The service was really bad. When we asked for a room change, we were treated with aggression. The vanity unit was right by the toilet seat which could easily hit the head. The second night the water in the shower was lukewarm. There were insects in the room and on the blanket. No hair dryer nor a kettle, not even a communal one, was a big problem. The internet wasn’t working in any rooms except in the reception.

Great location, incredible surrounding, staff and premises need some betterment
The property is located on a great spot at walking distance from the old city, parking in the premises which is great for travellers with car. The surroundings full of olive trees is marvelous and the view of the valley incredible. We had one double room at the main house and one quadruple at the anex in the basement. My recommendation, try to stay always in the main house. Avoid the anex. The thing that most bothered us, nomad workers, is that wifi was advertised in all the premises, house and anex. Wifi at the house was week at the anex non existance. When I went to complain at the reception was very indiferently treated by a lady that said "wifi was broken" and there is nothing she could do about it. The anex , she said was an old property and there was no wifi. Then , I said , you should not advertise a fake information. She just shruged. We were not very happy. I would say the staff are not very friendly.

I would pay half of what we did for this quality.
The main building looked nice and the olive grove of the property was a beautiful setting. The ample land allowed for free parking and the short 10-minute walk up the hill to the centre of Assisi was fantastic.
The basement room that we were given trapped a lot of heat and humidity, on which the tiny bathroom extractor fan had no effect. There was a store room attached to the bedroom that housed a pile of mouldy mattresses and copious amounts of dust and fluff, which even crept out through the room's doors. There was one window that was too high to reach. On the windowsill, there was more dust and tens of dead wasps. We found a large wasps nest on the outside of the window that we desperately needed to open for fresh air. Our room was the only one with a broken mosquito net. We couldn't remove the nest from outside because of a metal grill so we had to improvise with some things from our car. The bathroom was mostly fine other than some grimy water in the toothbrush pot and an unsuitable toilet roll holder, off which the toilet roll would fall every time we tore a piece off. The beds were uncomfortable and the room was ugly but I actually didn't care so much about that because we were only ever going to stay there one night. My last gripe is that we had to pay €15 for having a dog because of "extra cleaning" - you either clean a room or you don't; what difference would a dog make? My dog stayed in the same spot under the bed all night and didn't poop anywhere on the property and yet I had to pay extra for it.
