Great quality and good location.
Lovely and warm. Great shower. Very close to the station.
Traffic noise outside the property but luckily I had earplugs.

Great location for short stay
Walking distance to the town centre and football ground. Bed was comfy and room was good for a weekend stay. Great information from Felicity and self check in with codes works great when arriving late. No problems during stay.
Small kitchen area but ok if dont spent much time in room. Car parking space needs more details as to where to find and the exact spaces. Signposted as Aspland apartments and not riverside. Which caused a but of confusion.

Ideal short stay for visiting the beautiful city of Norwich for the first time
* Location for a city trip is excellent; opposite the train station, free well lit carparking nearby and an enjoyable safe-feeling walk into the main areas of the City. * Loads of plug sockets in useful places, well stocked toilet roll, washing up equipment etc * Spacious and well designed layout; stairways and halls were clear and easy to get around; well lit and well kept * Decor is neutral and restful; helpful placement of mirror, cupboards and console to store your own supplies * Bed linens and towels were pristine, overall bathroom hygiene was very good * Shower water temperature and pressure were perfect * Really helpful facilities for a short stay - tv with catchup and netflix; microwave, kettle, toaster, sink, fridge, desk/table, large windows with easy to operate blinds * Easy to access and leave both the room and building secure with key coded doors and instructions for use * Superb instructions from the person who manages the building, so many small details that were helpful when you get there eg exactly where the car park is (it is around the corner and would be frustrating to find if these instructions hadnt been so carefully written); which car space to use as there are several that all look the same. Clearly so much thought had been put into this in preparation and worked perfectly for my visit, as it was my first time in Norwich.
* I stayed in flat 3 which is at the front of the property, right on the main road with heavy traffic which was extremely noisy. Both my Friday and Saturday night's sleep were disturbed by loud arguements/party leavers on their way home from nights out, in the early hours. Nothing that can be done about this but definitely not a place thats suitable if you are sensitive to noise - you have 0 chance of a good nights sleep. Requesting a room at the back might help as the alley, where the car parking is, seemed silent and peaceful. * The room needs a DEEP CLEAN, so many moments of 'ick' eg thick dust on the skirting boards when reaching to a plug socket, loads of scaling on the taps, dairy milk left by previous residents spilled in the fridge and on the floor that I had to mop up, food remnants left in the microwave, both windows and bathroom filter were filthy etc etc * Broken fixtures eg the plastic that should hold and allow movement of the shower head was broken so the showerhead could only rest at an angle at the bottom of the bar, facing into the corner of the cubicle. You have to hold it in your hand at all times and this is awkward and probably wasteful of water. * No one visibly available at the property. Someone knocked on my door one evening and said 'oh sorry wrong door' when I opened it - it made me wonder about safety and what would have happened if they hadnt walked away/who was it etc! a bit unsettling.

They need to replace the mattress and ensure quality control for cleaning.
Location
I encountered several issues during my stay. There was limited parking available, which made it impossible for me to park my car for two nights. Additionally, the toilet seat was disappointingly dirty, and the cups were not properly cleaned. The mattress was old, causing an uncomfortable sleep due to the springs. Lastly, there was an unpleasant smell coming from the bathroom.

Disappointing, scruffy and poor value for money.
As it was self-catering, I was fine with my own breakfast.
An internal folding door was off it's 'runner' at the top, making it risky to try to close it. This was the access to the shower & loo. The kitchen taps were skew, The kitchen hot water took an age to heat, so it seemed better to heat the kettle for washing up water. The shower fixture was coming away from the wall, so I had to be careful not to move the showerhead. There was a distinct smell of smoke in the room. The white bowl provided, which I used for cereal had a slick of tomato-coloured stain - clearly not properly washed up. It disgusted me. Having read that guests are requested to do their washing up, I consider it to be the manager/owner's responsibility to ensure that later guests don't face this issue. I objected to the sickly smell coming out of the device plugged into a socket. Other sickly smelling devices were evident in the general circulation area between the front door and up the stairs to my room (no5). I wasn't confident that the ironing board was safe to use on the higher setting, so I used the lower level setting.
