The Space:
This 3-bedroom, 3-bathroom penthouse sleeps up to 8 guests just steps from Mamitas Beach Club in the heart of Playa del Carmen. The standout feature? Exterior security cameras monitor entry areas only, keeping your privacy inside the condo intact. The location puts you 1.5 blocks from 5th Avenue's restaurants and shops, with the beach and Mamitas Beach Club less than a 2-minute walk away. Laundry service, airport transfers, and tours can be arranged for an additional fee.

Getting Around:
The penthouse condo is in Aldea Thai, about a 50-minute drive from Cancun’s International Airport (when there's no traffic--best to always check your map app!) We’re also happy to arrange private transportation for you, if needed, just let us know in advance.
Once you arrive, you can walk to everything you want to do in town. You can also rent a bike or use the BiciPlaya mobile app to access the public bike stands in town. There’s a nice bike path along 10th Avenue you can cruise up and down to see the sights.
Taxis are plentiful as well. Just be sure to always use registered taxis. There are also two ADO bus stations, with buses departing to Yucatan Peninsula destinations and other Mexican states. Convenient for day trips and excursions.
If you drive, you'll have a spot at the complex in the garage, but just be careful around town, as there are parking meters in operation from 10 am to 10 pm. You need to locate the meter box (one per street), pay with coins or card, and display your paid ticket in the dashboard window.
Other Things to Note:
Preventive pool maintenance is scheduled on Tuesdays and Fridays. Aldea Thai management staff will need to access the property to complete this service. There is no fixed time, as visits depend on the condominium’s operation. Please allow access and leave the keys available when needed so maintenance can be completed without inconvenience.
Electricity (Long-term Stays)
Electricity is not included for stays of 7 days or more. A meter reading will be recorded on arrival and check-out days. Long-term stays are charged a fixed rate of $5.22 pesos per kWh. Consumption will be charged through the booking platform or deducted from your security deposit.
- The condo is not available for parties or events, including bachelor or bachelorette groups.
- Guests are required to sign a Rental Agreement after booking confirmation.
- There is no daily housekeeping. For stays of 21 nights or more, there's an obligatory charge of $50 USD per week for the mid-stay cleaning service coordinated during your stay.
- There is no washer or dryer on-site. Laundry pick-up/drop-off service is available upon request for an additional fee.
- Please return your wristbands to reception at check-out. A $12 USD fee per missing bracelet will apply.
- A $500 USD security deposit is required upon arrival and will be refunded before check-out, provided no damages occur.
- Additional services such as airport transfers, extra housekeeping, tours, and car rentals can be arranged before arrival.
- Starter essentials are provided upon arrival (drinking water, soap, shampoo, toilet paper) but are not replenished. Grocery delivery can be arranged upon request.

- No smoking of any kind inside the condo. The use of recreational drugs anywhere on the premises is strictly prohibited. A $300 penalty applies for violations.
- No parties or events. Illegal activity, excessive noise, or loud music after 10:00 pm is not permitted. Please respect neighbors.
- Only guests listed on the reservation are allowed.
- No tents or temporary structures on the property.
- Guests are responsible for any damages or extra cleaning required after their stay.
- A valid government ID is required at check-in or during the stay.
- Please do not move furniture.
- No pets allowed.
- Use the safe box for valuables; management is not responsible for loss or theft.
- Pool and common area rules and hours must be followed. No music devices; no glass, food, bottles, or coolers in the pool. Plastic or disposable cups only.
- Guests must follow condo complex rules and acknowledge them upon arrival.
Services such as electricity, water, and internet are provided by external companies. While these services are generally reliable, occasional outages beyond our control may occur. We appreciate your understanding.

Hotel was just fine for a short stay in a great area. Unfortunately, we paid for the rooftop pool unit but a cold snap made the pool far too cold, as it’s unheated. We had some toilet maintenance issues that were addressed quickly. Beds were a little firm for us. We were very impressed by the number of excellent restaurants within walking distance. The beach is also a very short walk, but chairs and drinks are expensive and no chairs or beach towels provided by the unit.

My 50th Birthday trip to Playa Del Carmen was amazing. We enjoyed our stay. The accommodations were great. Perfert location, walking distance to restaurants, night life, and shops, plenty of space. The unit was clean. The roof top terrace is everything. The swim up bar was nice. Not too crowded. The area is peacefulNo cleaning/towel or trash removal services are offered daily. There is an option to pay for services. Good thing we always travel with extra linen. The kitchen was well stocked. Trash build-up was an issue seeing as there was 8 of us in the unit. You'll need to purchase trash bags as there is none provided outside of what's already in the trash cans upon arrival. We experienced plumbing issues that we had to address several times. Which was taken care of everytime we reached out. Stella Rentals is very responsive and thorough. Overall; we had a wonderful stay. I would stay again. 4 star rating due to plumbing issues.

The property itself was nice but maintenance had been neglected. The worst of it was the lack of hot water in the kitchen and one of the bedroom baths . That took almost a week to fix during our 10 day stay.
The plunge pool water was cloudy when we arrived because the water level was very low; so low that it was below the skimmer pot inlet. That was fixed on day 4 of our stay.
The listing says wheel chair accessible. That was a stretch to say the least. Yes, there is an elevator (actually needed two different ones to get to our 3rd floor room with no clear direction or map from the front desk upon check-in - CONFUSING!!!) Then we discovered that there was no elevator to access the pool deck, so my wheelchair user wife had to struggle with a long stairwell up to the pool deck, using a hand rail that was rusted off the wall in two places (also finally fixed on day 4 of our stay).
Also, the raised threshold on the entry door (to keep rainwater from entering the apartment creates a challenge for any wheelchair user.
Perhaps the most disappointing thing about this property though was the complete lack of accountability or assistance from the front desk staff. It was clear after 3 or 4 attempts to solicit help from the front desk for anything (even including recommendations to local restaurants) that they were there to check you in and out and nothing more. One maddening episode occurred where a cleaning crew would not exit the elevator to allow us to take my wheelchaired spouse down to the ground floor. We had to wait 10 minutes before they completed their cleaning.
The bright spot was our Angel Host service lady, Gladys Marroquin. Though clearly overworked, she made the effort to come to the apartment on the 3rd day of our stay and got the hot water, faulty hand rail and poor pool water fixed. She even provided a free maid service to clean the apartment, change the bed sheets and have our party of 6 clothes laundered halfway through our stay as an apology for the poor maintenance. She was wonderful!
As mentioned at the beginning of this review, the property is nice. It could have been wonderful if expectations had been better set about three things:
- what “wheelchair accessible” really means at the Aldea Thai
- had maintenance been performed on the property
- that there is no concierge service at the front desk
The bottom line was that this property disappointed us.
