Very clean, provided beach towels, beautiful relaxing terrace, nice shower, gorgeous view and sound of the ocean!
WiFi barely worked in the room - if you need to work this was a big issue. If you want to disconnect, it’s fine!
Street noise should be expected. It will not get quiet until around midnight. This didn’t bother us too much but if you need a quiet place, this is not it.

Needed better cleaning. The ceiling fan was covered in grime and therefore we didn't want to use it.

The room and terrace are nice and spacious. I like the central location, but that was also a huge problem, see below.
The location is at the epicentre of numerous bars, clubs, restaurants and loud music, people, delivery vehicles, motorbikes and service personnel. A quiet time in your room is not possible from the afternoon until midnight. The noise begins again at 6am.
The sliding doors don’t lock. And there’s no safe.
The wifi is unstable and intermittent in the room. We couldn’t use our phones unless out on the terrace.
The terrace has wafts of septic at times, as does the bathroom shower drain.
The shower has NO hot water at all. It has cold only.
There is no tv.
The bed frame has missing wood and nails sticking out.

Very well decorated room in the middle of the hustle and bustle in La Punta.
No lobby: this is not a hotel so there is no lobby. Your check in is at 3pm and there is no place to leave luggage if you get there early. Or to leave luggage if you are planning to leave after checkout.
No wifi: in theory they have, but we were never able to connect to it. (Note, telcel and Movistar on your phone are very weak in this town, so you do need wifi if you are expected to be connected)
No hot water in the sink or shower.
Super noisy from 6am till past 11pm (noise is supposed to stop at 11pm but it seems not to be very enforced). The door is made out of straw, the bathroom window has no glass, you are on top of a bar and surrounded by bars, karaoke bars, restaurants, cars honking. No amount of white noise or earplugs will stop the noise; be mindful of that.

The balcony turned out to be fine once I figured out how to close the sheer curtains for privacy. The bed was comfortable. The decor in the room was cute. It all turned out to be fine, but nothing was as depicted in photos or descriptions.
Biggest problem: nothing was even remotely as depicted in photos/description. I was expecting remote lush greenery, as depicted. A quaint hotel off to itself amidst trees. Even the building shown in photos is false. Its just a tiny wood-plank tiki-hut sandwiched between LOADS of other hotels, restaurants & loud bars. It's also right on the foot-path to a public beach so people passing constantly! Truly NOTHING like the environment depicted in photos. Construction happening literally inches from stairs to my hut. And, the stairs! Straight up, unsafe and VERY narrow. I'm a yoga instructor & fit but those stairs were difficult. Thankfully, I had no suitcase. It would not have gone up those stairs. I had 1 large backpack & a beach bag which I could not fit up the narrow stairs at same time. Took 2 trips just because steps were so narrow & steep. This was not noted & could be dangerous. My husband or Mother, who I often travel with, could not have navigated the stairs. The bathroom was kind of gross. I expected it to be more similar to photos. Everything about the photos said boutique hotel/boho chic. This was actually an open air, plank floor, Gilligan's Island hut on tall stilts. Thankfully, I loved Gilligan's IsIand so I pretended & made the best of things. It ended up being fine. But, you should really work on more accuracy in description. It plainly states that every room has air conditioning. That was false, too. The heat, during the day, was unbearable. Plenty of people will still book this room, knowing the truth. It's proximity to beach is unbeatable, for those wanting that. I booked for peace, privacy & rest after a long adventure. The kind depicted in your serene, lush greenery photos, where its off to itself. This room is for people who want full on beach life, sandy floors & barefoot. I ended up adopting that because no choice but I booked the room based on what you described in the listing..

It is located on Punta Zicatela, not beach front but a 2 min walk. The street is full of restaurants, vendors and night life which could be good or bad depending on what you're there for.
This only applies to the penthouse because that's where I stayed. It is listed as a 2 bedroom 2 bath, but keep in mind that only 1 bedroom is enclosed and has AC. The other bedroom is open to the environment and you will have iguanas, mosquitos, wasps, birds and even bats all around.. bring plenty of bug spray. There are no TVs in any of the rooms and some bathrooms don't have hot water. Other than that, you have a partial view of the ocean and the beautiful surroundings..

The property was centrally located to the Main Street with all the bars and restaurants and the beach within a 2 minute walk.
The WiFi was not super fast and I had issues connecting the first night. The staff did mention it was due to the Hurricane that had just passed a week before

The space was absolutely gorgeous! The staff communicated beautifully about how to get in, were super prompt when I had questions, it was clean and pretty, right by the beach, with beautiful views.
I don't really think that you could do anything about it, but the wonderful bed upstairs, open air, sounds of the beach... was a little bit ruined with how terribly loud the nearby bars were. They didn't go super late, so that was good, but I had a really hard time getting to sleep. On the other hand, waking up to the sounds of the ocean and birds was pretty heavenly. And the closed room downstairs, with air conditioning, was nice and quiet and worked well for my daughter.

The room was a great surprise. Spacious balcony overlooking the beach and a lovely interior.
The bikini beach restaurant also did great food just below.
The location was amazing - just a stones throw from the main beach and surrounded by restaurants and bars
It could be a little noisy as there are musicians performing just beneath and bars, but all noise stops at 11pm

The room and bathroom are nice, everything looks new and beach-themed. The balcony is very nice and private from the second floor. The beach is very close and there are lots of bars and restaurants nearby.
Public transportation doesn't reach that zone, but there are taxis and rentals of scooters and ATVs. The room doesn't have AC, just the described ventilator, but it still gets very hot even on the balcony.

the room is beautifully decorated and has a nice, beach feel. it was clean and the bed was comfortable. great location to get to the beach and in the centre of azucárela, close to everything
no air con in May made it difficult to sleep and enjoy the space - we didn’t notice the room didn’t have air on but ok we got there. could do with a fridge, especially without aircon.

Room itself was nice. Wifi was fast. The Argentinian bartender. I somehow left with my sanity.
Be prepared for constant noise. All the time. And, because there is no AC, you have to have the doors open all the time for airflow. Bring noise-cancelling headphones or earplugs. Or just book somewhere a few blocks away.
In the morning, it starts with crying puppies next door. During the day, chainsaws, a screeching pet-parrot next door, screaming kids and delivery trucks. The afternoon and evening, drug dealers hanging around blasting music and every restaurant and bar plays music as loud as possible in what seems like a competition of the loudest.
There's a nice smell of garbage from the street to add to the experience.
These rooms really need AC wth sound-deadened doors if it's gonna work.

The clerks gave our personal information away and called us to extortion us, threating to hurt our family, they knew our room numbers and the codes to enter, with all that we asked to speak with the owners and they didn't even showed

The location is great, perfect for days at the beach. The room looks really nice as well, but is not comfortable at all…
The room is very hot with no way to cool it down. The bed is rock solid and not comfortable at all.
The noise is the evening is fine, it stops around 12PM. Only the music and noises start again around 6:30PM. So expect short and restless nights.

Location right on the beach, shops all around. Taxis available very close by. Restaurant and bars very close by. Very large balcony with comfortable furniture. Comfortable bed. No AC but fan is fine to sleep and we had no issues. Clean. Good idea with keypad into room so did not have to worry about a key. Lovely bar with good drinks. Would recommend

Bathroom lights could have been a little brighter. Cold water but this was no issue at all and refreshing (and I would have said the opposite before).
Smell of stagnant water when on the balcony. No reception as such however the bar staff check you in and this was fine.

The hotel bar at the corner is really good; has pretty good drinks and has good ambiance. The prices are also good!
The balcony area of the room was spacious and had a nice view of palm trees, which provided some privacy.
Staff was very friendly and helpful. There's no reception but you can talk to the bar staff if you need help.

There's a lot of places to eat nearby (though prices can be high compared to other areas in Puerto Escondido).
Convenience stores are just a few meters away, one open overnight, which is very convenient.
If you need a cab, you can easily catch one in the corner. They are cheap and safe.
The wifi was almost nonexistent. It only worked at times at one spot on the balcony.
The rooms are not isolated at all and I wouldn't really call it a "hotel" as it doesn't have a reception or general hotel amenities.
It is located in the middle of the bar street, with live music venues open till late in the night. If you intend to stay up very late everyday it is fine. But if you don't, you can hear everything from your room. Worse if you keep the windows open to keep the room cooler, as it doesn't have an AC.

The room only gets cold water and on a few occasions there was no water.
In terms of room amenities: there is a fan on the ceiling, but the mosquito net (which is a must of you want to sleep in peace) blocks it mostly. The
mattress is comfortable but the bed's base shakes a lot.
The area is also more expensive than other areas of Puerto Esc. since it's quite hip (concept stores/vegan restaurants). It's all very foreign oriented and influenced. Therefore if you look for a more local feel, Punta Zicatela might not be the best location for you. Also if you are not into surfing and wish you swim in the sea. This sea area is not for swimming.

No air conditioning and sleeping was very difficult due to the heat. It was also prime location for gathering of locals and travellers at night and it was loud. Would be nice to have a little fridge.
