Nice room, close to the center and old town Montepulciano. Friendly staff - decent breakfast.
The room was a little stuffy. Could use a fan to circulate air. Air conditioning only functional certain times of the year.

Location.
Balcony. We thought we could sit outside and enjoy watching people go by. Reality was a VERY small balcony with 2 air units on it and another room looked directly onto it. Not impressed at all. Photos online were misleading
