From November - April, there is an additional $150 charge/week for pool heat already included in the quoted reservation total. We do recommend heating the pool during this time for optimal comfort and enjoyment. You may contact us if you do not want to have the pool heat on, for a $150 discount.
Booking Policies:
Minimum Stay: A 7-night minimum stay is required by city regulations, with no exceptions. The city determines the maximum occupancy, and it cannot be exceeded, covering adults, children, and infants.
Cancellation Policy: We maintain a strict 60-day cancellation policy. If the cancellation is made at least 60 days before the arrival date, you can cancel your reservation and receive a full refund, excluding processing and admin fees. If you cancel within 60 days of the arrival date and we are able to secure another booking for the same time by opening the calendar, you will receive a full refund, minus processing and admin fees. If we are unable to secure another rental for the specified time, the deposit will be the only amount refunded.
Contract: Upon confirmation of your booking by our office, you will receive an Adobe E-Sign contract for signing. Once signed, the contract will be automatically returned to us.
Payment Options: The total reservation charges include credit card processing fees by default. We are happy to accept checks or EFT bank payments with no additional fees, and in those cases, the processing fees can be removed from your total once you confirm your preferred payment method. Credit card payments are subject to the following fees:
– Visa, MasterCard, and Discover incur a 3.5% processing fee (excluding taxes and deposit)
– American Express incurs an additional 0.99% fee (excluding taxes and deposit)

We had a group of 8 (4 kids and 4 adults) and brought a boat and were very satisfied. The things we liked about the house: It is located on the first canal at the end of the canal so its super quick to get offshore. On the first floor is a storage area with a fridge and freezer for drinks/food, a bait freezer and commercial ice machine. This was a great place to store all of our rods and fishing gear, and it was nice not to have to lug it upstairs. The ice machine made plenty of ice to load up our boat every day and to pack our catch in ice when we left. The house was spacious and we had plenty of room. The house is also on the shady side of the street which was great in the afternoons as that afternoon sun is brutal. The dock was wood which we prefer over a seawall, and had bumper rails built in with a large fish cleaning area. The cons: Two of the bedrooms did not have closets and instead had wicker armoires and not a whole lot of storage for clothing. The downstairs bedroom has a window shaker a/c but it does the job and the downstairs bathroom was super tiny. The dock is very small and is separated from the patio by mangroves. Although the mangroves are pretty, I think they are a breeding ground for mosquitoes because the mosquitos were far worse than any rental we have ever used in key colony (although we did hear from others that the mosquitos were just unusually bad this summer). We usually like to sit out on the dock and look out over the canal at night and this was not possible due to the tiny dock and the mangroves, however the upstairs balcony was a good substitute. The kitchen was well stocked and hand soap, lotion, shampoo and conditioner was provided in all bathrooms which was a nice touch. There were also games and puzzles provided as well as a basket of books and an abundance of large towels. Overall we were happy with the house. Some things we would recommend: a dock light (we just love those!) and an outside dining table.

Everything was excellent! Just as described on VRBO. EXCEPT: We only had 2 problems-televisions! The TVs in both rooms were a joke. In the master, super small and 1 channel! The History Channel! Would not change to any other channel. Totally unexpected! The 1st floor bedroom had a non smart 10 yr old 19 inch TV. Every channel was snowy and very hard to see. Very disappointing!

We stayed at The Veranda House to celebrate my 26th birthday and it was an absolute blast. We had 8 total guests and were more than comfortable. The house is stocked incredibly well with any items you’d need from kitchen tools to pool towels and floats. There is a fridge and ice machine downstairs to easily load up the boat in the morning and the boat access was phenomenal. Morning walks around the neighborhood were lovely and the street was quiet and peaceful. We received texts throughout our stay ensuring that we had everything we needed and there was no lack of communication leading up to the stay. We have no complaints with this home and would absolutely return in the future! Thank you to Keys Ocean Vacation Rentals for making my birthday extra special and ensuring that everything went smoothly.

House was clean and comfortable other than the master bed mattress. There were plenty of dishes, utensils, etc. Ice machine was great since we fished every day although it sounded like a dump truck when it made ice. Pool was small but our kids enjoyed it. Power outlets and lights on the dock didn't work which made it hard to clean fish after dark with an electric fillet knife. The gas grill worked but desperately needs to be replaced. Also the real estate agent did not inform us that they were currently building a house 20 feet away which was very disturbing with the noise and the workers constantly staring. Overall for the price I am sure there is a better bang for the buck somewhere else close by.
