★ ★ ★ ★ ★ It is as it's described, spectaclur views and a beautiful walk around the countryside. The house is comfortable and feels like home. Simonetta is very helpful and all information given. We found the location very handy for hilltop town visits. Overall great value for money.

I read many reviews before we chose to stay at the villa Ca Battista, in many ways it lived up to the majority 5 star reviews but in some ways fell short. To list the positives, firstly has to be location! Yes, we admit, the road is a little tricky, but well worth the trip! You could not choose a better view, absolutely stunning! First impressions of the barn conversion were promising and space was certainly not an issue. The surrounding countryside is awash with history and gorgeous architecture, no end of villages and cities to explore. The facilities are adequate for a holiday villa, I'm sure if anything was needed then it would be provided by the owner. Unfortunately my Italian translations only managed to figure out the dishwasher and washing machine... We never found the drier part! So the negatives, maybe I am used to more, but I have stayed in many villas now using Home and Away.com, and this one was just not ready for our arrival. The main bedroom curtains had to be de-bugged by about 10 of the green flying (crunchy) bugs and a few black beetles. There were dead spiders in the bath (which did not work as a jacuzzi at all), many cobwebs at reachable height, if they had been in the beams they would have been understandable. A room cleaned for new visitors would not, as we discovered on day 2, have had a previous guests earrings in the bedside drawer. The fridge did not keep anything cold despite being looked at by the handyman, on day 3 it decided to freeze everything :) On exterior was the most obvious signs of neglect however. The grass was overgrown and in need of cutting, the exterior kitchen area was unusable until cleaned by us. There were half deflated pool toys full of bugs on top of worktop area and table tennis equipment had definitely seen better days. The pool was not clean in any way, we spent a good hour before daring to go in it, cleaning it and removing dead and alive bugs on the surface and on the pool base. Again half dead inflatables and cushions for seats which were full of water from being left outside. No filters were switched on in pool for first three days of our stay. Bins outside were never emptied. Towels not replaced in 9 nights stay. This is not to say that we did not enjoy the villa, just that maintenance wise it needed TLC. I had no problem with the dogs free roaming,Tatu is gorgeous, but the barking could be annoying. Overall not as welcoming as others obviously found but thanks for the stay.

We spent wonderful two weeks in Ca' Battista. The house is spacious, reasonably well equipped and beautifully designed. In contrast to other reviews, we did not have any troubles with the Wifi - worked very well. The pool is just great with a stunning view. The kids fell immediately in love with Tatu, the world's sweetest truffle dog and greatest shoe kidnapper. There is a lot to see in the area - we went to Cagli, Urbino, Fano and Gradara (all very nice) and also made a trip to Perugia - but there is much more to see. We also spent a lot of time at Ca' Battista enjoying the pool, playing on the lawn or table-tennis or trying out the pizza oven. Swimming in the Burano river is a must - in particular in the hot summer months. Many thanks indeed to Simonetta who is a wonderful host, very helpful and discrete, with lots of good advice whenever needed. We will certainly be back!

We spent one week at Ca' Battista and found it to be an exceptionally wonderful place. Simonetta and her son Samuel were extremely helpful. For a small charge they made us an elaborate four course meal on arrival, including great local wines. If we had a question or a problem, they were always there to help. The photos simply can't do justice to the view, which is expansive and amazing. The road to the house is a bit rough, but not too bad. The house itself was extremely comfortable and reasonably well equipped. The pool was clean and a nice temperature and took full advantage of the view, and we had many nice meals on the outdoor patio. A couple of small quibbles: Though Simonetta really tried and helped us with the wifi, it is not a great system. Adequate, usable, but not great. And we wish there had been screens on the big door/windows in the main upstairs bedroom. But the beds and baths were fine, the kitchen perfectly good, and the feeling of the place one of complete peace and beauty. It's a short drive into Cagli, a small, unknown city we really loved (try Giocondo restaurant), and a half hour drive into Fano, another nice, ancient city (try Bella Napoli). In all, our stay here more than met our expectations. We had three teenage girls with us and there was plenty of room. You won't be disappointed with this marvelous corner of Italy. Thank you, Simonetta for your hospitality!
