About this villa rental
Ancient stone farmhouse finely restored preserving the flavors of the past. It is 2 km from the town center and is completely surrounded by greenery.
It is composed on the ground floor of entrance, bathroom, living room with dining table for 10 people, very large living room with central fireplace.
The large brick-built kitchen is equipped with a dishwasher, an electric oven, a wood-burning oven, a microwave, a coffee machine and everything needed for cooking.
On the first floor there are 1 master bedroom with a spacious study (with a sofa bed for 1 and 1/2 square), 2 large double bedrooms and 1 twin bedroom. ALL ROOMS HAVE PRIVATE BATHROOM.
All bathrooms are new, made with particular attention to materials. The coverings are all in natural stone.
To complete the residence:
- a very comfortable outdoor kitchen with stove, sink, barbecue and wood-burning oven for pizza
- a large laundry room with washing machine, clothes dryer, iron, ironing board, etc.
- 2 covered parking spaces

Around the farmhouse there is a splendid patio equipped with table and chairs and an outdoor area with deckchairs.
16. 000 sqm of land between garden and forest surround the panorama.
Casaprota is a beautiful rural village.
At only 21 km you can visit one of the most beautiful abbeys of Lazio: the Abbey of Farfa. One of the most outstanding monuments of the European Middle Ages. Don't miss the guided tour and the library.
La Sabina is also an area full of beautiful villages and ancient villages to visit.
One-day visits are also possible to Assisi, Todi, Spoleto, Tivoli, Orvieto, in addition to those to the lakes.
Lake Bracciano and that of Nepi can always be reached for day trips.
Rome is only 55 km away.
For sports enthusiasts who do not want to miss the chance of distraction and fun, it is possible to go trekking, mountain biking, gliding in nearby Rieti and above all many trips in the woods on horseback.
In the center of Casaprota there is also a well equipped sports center with:
- two outdoor swimming pools (one of which is equipped with slides) - a beach volleyball court - two bocce courts - a soccer field with synthetic grass - three tennis courts (two of which are in red clay and one in synthetic grass) - over 300 square meters of gym and fitness room - wellness area consisting of relaxation area, sauna, Turkish bath and salt room.

The villa is beautiful with large, spacious rooms and a wonderful mixture of more modern and older pieces of furniture. The pictures just don't do it justice. The kitchen is well equipped with ample pots, pans, cooking and serving dishes and enough cutlery, crockery and glassware to accommodate a small army!
The outside areas are equally impressive with a wonderful loggia just off the kitchen for alfresco dining or chilling. The outside kitchen is also close by with its wood fired grill and pizza oven, gas hob and sink with running water. There is also a patio area with sofa, stools and a low table and of course the pool with its own terrace and sun loungers as well as a volleyball net in the garden and table tennis under the covered parking area.
As a party of 7 adults from 6 different households we found there was plenty of space for us all to function as individuals and as a group.
The villa is very secluded and peaceful but so many places are easily reachable within an hour and the landscapes are stunning.
Michela is a very genuine and warm hearted person and was a wonderful host; always quick to respond to any messages before and during our stay. She went out of her way to help us on more than one occasion, even picking up two of our party when transport plans went haywire. The property and its grounds are meticulously maintained and Daniel and/or his wife, Aurica, discreetly turn up every other day to clean the pool, attend to the chickens and ducks.

I agree with all previous reviews, a most beautiful house in a wonderful and very peaceful location.
We enjoyed daily outings to Rome, Tivoli, Rieti, Ostia Antica and Farfa - coming back home to our lovely swimming pool.
Thank you Michela, Aurica and Daniel for a wonderful week in the Sabine hills of Lazio.

We arrived around 8pm and were welcomed in Casaprota. The house was perfect with a lot of privacy.
A very big living room with a Flatscreen-TV, WiFi in the whole house, also a Wii, board games, ...
A big kitchen and 2 fridges and washing machine at your service.
Enough bedrooms and bathrooms for everybody (8 people). Everything was very clean.
The facilities: big pool, enclosed garden, volleyball, ping-pong, badminton... absolutely woooow !
Not to forget, an outside kitchen with a pizza-oven and a bbq.
Our dog was welcome during our stay and could run around without worries in the enclosed garden.
Our host Michela could always be contacted by Whatsapp. She replied quickly and was very lovely.
She helped in everything we asked. She even called a doctor for advice for us.
Never had a host that was so concerned with his guests.
I recommend this house and our host Michela.

A perfect villa for family vacation. You don’t need to go out and search for love or activities. The villa have it all. You can can make your own pizza og a steak on the grill in the wonderful outdoor kitchen. The pool is clean and the house is big - there’s enough space to sit inside or you can of course sit outside in one of the lovely areas. We love all about the house and can recommend it 100% - also the road up to the house is so great and fun.
