So, we booked at the Annex room, which is like a different building from the main hotel, around a 5min walk from the main hotel reception. Check-in was smooth, they collect a city tax and provide an invoice as well, so it's a must for all occupants. It's around a 10min walk from the termini and the walk is smooth, can take your bags around as well with no elevations at all and mostly flat roads. Do follow the instructions precisely at the check-in to locate the room as there are a few steps to it, ours was room-no.1 and was absolutely sufficient for a 1 night stay, it had a good view of the streets, the bus stop was just across the road and the metro station to the colosseum line is about 10mins walk again.
The shower is amazing, hot water is available, you have good storage, ventilation was good with the window balcony of sorts, the sleep quality was good as the bedding was fine, enough elements in the washroom - soap, dryer, towels. The surprise is the lift, if you can manage it, then it becomes the high point of the stay!

We were a group of three who was assigned room 005. We were hesitant at first of booking the hotel due to the google reviews but I really think they’ve upgraded a lot based on our room. It was very modern, clean, and comfortable. The receptionists were nice and the breakfast, although basic, fuelled us enough to power through the morning. Recommend it!

Room was extremely small and so was the bathroom. Suffocating, especially when the aircon was not working.

The room was in the annex building that is a room in an apartment. The worst thing is that the room is at the ground floor (I had requested a high floor in the preferences). all the noise from the street arrives in the room, if people are talking near the window you can hear their discussions. I don't know the main building, I don't suggest to stay if the only option is the annex building.
