About this villa rental
Villa La Francigena has been designed to tap into the tranquility of Tuscan living. The villa can hosts families or groups up to 10 people in a typical stone-built barn nestled in the peaceful countryside just a few mins driving from two famous medieval towns: San Gimignano and Certaldo. If you're looking for a cozy retreat with a big private pool, you're in the right place! Restaurants, supermarket, train station etc. are easily reached in 10 mins by car. Siena & Florence are about 1 hour away.
Villa La Francigena is perfectly located halfway between Florence and Siena, in the beautiful countryside just outside San Gimignano. The area is not served by public transport so having a car is necessary. However, if you are thinking about staying here only for a few days, you could consider the idea of arriving by train to Certaldo (6km away) and then get to the villa by contacting local drivers, of which we will provide you with the phone number (booking in advance is recommended).
In close proximity you'll find:
- 700 mt away, two wineries for tastings/wine shop
- 1 km away, two small restaurants and a café
- 6km away, all other services such as typical restaurants, supermarket, chemist, tabacchi shop, petrol station..
The villa has been renovated in perfect Tuscan style with large and bright rooms and terracotta floors. It lies on the ground floor and it consists of:
- 4 bedrooms (3 doubles and 1 twin with two single beds) all equipped with air conditioning and mosquito nets at the windows
- Mezzanine/reading-room with double sofabed (160x190cm) that can be opened when needed
- 3 bathrooms (a private one in a bedroom and two shared)
- Large living room with leather sofas, a TV Sat (you can log in with your own Amazon Prime and Netflix account), Bluetooth Speaker and Hi-Fi system stereo
- Well stocked eat-in kitchen/dining room equipped with six burners hob, dishwasher (detergent supplied), italian "moka" coffee maker, american and capsule coffee machine (Nescafè Dolce Gusto), mixer, toaster, electric kettle, oven, microwave, two refrigerators with freezer
- Wood-fired oven and stone bbq (wood supplied)
An internal spiral staircase (protected by a gate) leads to the basement where you will find a washing machine (detergent supplied), a dryer, drying racks, an iron and ironing board.
The outdoor spaces are always well kept and equipped with an outdoor veranda from which you can enjoy a wonderful view of the Tuscan countryside. A large table and chairs make this area a convivial place for coming together, especially during summer evenings.
The big garden embraces the villa on all sides and it hosts several fruit trees and aromatic plants such as sage, rosemary and mint. Both the garden and the swimming pool (7x14 mt, depth 1.20 - 2.40 mt, open seasonally from 25/04 to 26/09/26) are fenced and for your exclusive use only. You will also find a table tennis table and a private parking.
In addition you can enjoy a brand new 5-seats hot tub with heated water (available all year around), a poolside gazebo and a panoramic wooden deck overlooking the stunning Tuscan countryside, ideal to relax by reading a book or enjoying an aperitivo at sunset time.
And if you wish to explore the surroundings, the area is great for organizing many excursions and experiences! To all our guests we offer assistance in booking:

Air conditioning is available in the bedrooms only (not on the mezzanine) however once turned on, the other spaces cool down rather quickly. In Summer we also provide some fans. Instead, heating is centralized (GPL).
The price includes: welcome food basket, spices for cooking, costs of water-electricity-gas-air conditioning-heating, 100 mega free Wi-Fi available inside the villa and all around till the poolside, linen-towels-pool towels with weekly change (on request, we can provide additional linen changes or extra cleaning, with a supplement). Baby equipment such as a cot (max 2), high chair (max 2) and changing mat (1) are free of charge and we can provide them upon reservation in advance.
To be paid locally:
- City tax €2,50 per person per night required for the first five nights or less. Children up to 14 y.o are free of charge

This villa was an awesome choice for our Tuscan celebration. The house had everything we needed including great views with easy access to local wineries and restaurants, and it was an easy drive into San Gimignano or Certaldo. From Certaldo, other locations like Pisa, Florence or Sienna are a short train ride away. Beyond the villa and its locations, what really stood out is the help Giulia provided in planning our trip and the quality of her recommendations. She recommended a driver for us, wineries to visit, restaurants for dinners, a chef to come to the house and a local cooking school. All of these recommendations provided excellent service and made this a trip we will treasure for a long time.

Giulia made our stay a truly 5-star experience. She assisted us in planning every detail of our vacation over a six month period, responding quickly to every question we had. She allowed us to drop off our luggage before the official check-in time and made lunch reservations for us the first day at an amazing restaurant in San Gimignano. There was an incredible welcome basket waiting for us in the kitchen with bottled water, breads, pastries, fresh pasta, sauce, juice, coffee, fruit and more! She assisted us with finding supermarkets, a variety of restaurants, train schedules into Florence and Sienna (much easier than driving our rental car and trying to search for parking). Two of our friends had their flight out of Florence cancelled and Giulia stepped in to rescue them arranging for them to stay an extra night. We have traveled all over Europe over the last 30 years and have never had such an amazing host. The villa was extremely well appointed with comfortable memory foam mattresses, a fully stocked kitchen, a convenient laundry room and multiple patios to take in the breathtaking scenery. Our only regret is that we only booked one week at this beautiful villa. If you are considering a visit to Tuscany, we would HIGHLY recommend Villa la Francigena. You will not be disappointed!

We are quite often renting houses instead of staying in Hotels – and this one was absolutely great. Very clean, much space, fantastic garden, extraordinary view, perfect and large Pool (perfectly secured for Familys with little Kids).
The House or better to say Villa is located perfectly quite between Certaldo and San Gimingnano. And countryside trips to Florence, Siena or Pisa are quite close (appr. 1 to 1 ½ hrs driving) and even the coast is not too far if you like to go to the sea.
But the most important difference is the very kind and very much appreciated help of Giulia. Whatever your question is … Giulia is helping you. And beside her there is a very discrete Team of Gardener, House- and Poolkeeping.
Too summarize and making a long story short: We had an extraordinary stay in Villa Francigena - loved it :-)
