Excellent coffee, and each day was a delightful breakfast. Yogurt, fresh fruit and granola to start as well. Flavorful and a great way to start the day. Was fun to see what the breakfast was going to be each morning.
off location parking is a bit awkward, but not difficult. It is Newport, so understandable. At night the passersby can be a bit loud, but not too bad. Was on the first floor with windows open instead of AC, but that was by choice.

The host, Robert, was great. Facilities had character to them, they were clean, it was safe. Robert made sure parking was taken care of by providing a parking pass prior to arrival. The place felt like authentic Newport, RI. Robert also makes breakfast in the morning which was delicious, and a nice gesture towards maintaining how hospitality industry should be. We loved our stay and will definitely consider staying here again if we are to come back to Newport
