Austin House is perfectly located for easy walking around Newport - just walk down the street to the Wharfs and an easy walk to the Cliff Walk and Easton Beach, also close to the Tennis Hall of Fame. And the breakfasts Robert prepared were fabulous! We would definitely stay here again

Room was very comfortable with a good size bathroom . Owner was very responsive.
No breakfast that particular weekend which was not communicated prior to the visit

The location was perfect. Park the car and a close walk to everything.
Robert has done a great job of making the property very comfortable. He has utilized the space well. The bistro table on the front porch are nice to enjoy breakfast or an evening beverage. The only suggestion I would offer is to put an outdoor couch or comfy chairs in the yard .
