Pheasant stay

It was very difficult to get any attention from reception. The desk is not manned within the hours that they state.

View of the bay is exceptional. Inexpensive and adequate not high class.

Toilet location in bathroom required some narrow negotiation with the bidet. The Ristorante did not have a menu, but I was provided tasty food after 8:00 pm. (I think there was a private organization dinner that night.) Staff was helpful and responsive to my every need and request. There are many stairs to negotiate from the parking lot to reception, and from the hotel to the concrete and rocks beach. WiFi is available only in the lobby and ristorante area, not in the rooms. I would stay here again by myself -- small inconveniences, but lovely views. Beach lounge chairs and umbrella are extra cost. Bay water is cool and clear, but not too cold for swimming.

Nicely located basic convent rooms in need of soundproofing

Excellent location and on site parking

You hear everything that happens in the rooms next to yours, including conversations. In our case, sadly, it was a very loud all night snoring sound from the next room.

A very enjoyable stay in an intersting setting with friendly staff.

Location is very interesting and enjoyable. The breakfast was very nice. Staff were friendly and helpful.

We stayed in the middle of a hot august. The rooms got quite warm and were hard to cool during the night (thick walls keep the warmth, even if it's cooler outside).

Inspiring and beautiful place, relatively basic facilities.

The breakfast was basic but good. I recommend the property to add some fresh fruit. Because the very beautiful buildings are part of a religious community, there is a very friendly and welcome atmosphere. Even although the facilities are quite basic, you feel welcome, without any ostentious luxuries. The hotel is linked to St Franciscus, who could speak with animals. Maybe that is the reason why pets are also welcome in the hotel? Rooms have tiled floors, and hence are very suitable to stay with a dog. There is an extra cleaning charge when you go there with a pet, however. For dog owners: the place is right next to the city walls, along which there is a great footpath with beautiful views to walk your dog.

The wifi is only available in the reception area. Also there are no televisions in the rooms. It would be great if wifi would be available throughout the building in all the rooms, for those people that like to make use of their own electronics to watch something, or plan the next part of their trip.

I really enjoyed the tranquility and the view. Also I liked that they got involved in a charity with an Ukrainian school and invited 2-3 dozens of children to visit the aria and to forget a little bit about the things going on back at home. They also managed to bring the children to the Pope at Vatican.

There were no mosquito nets.

A spiritual place, with wonderful staff and outlook. Has the feel of a true seminary, and is very welcoming. Absolutely love the space!

Unpretentious comfort

It’s a modest former monastery partly now used as a seminary. The rooms are simple but perfectly comfortable. The place looks over the maremma to the sea. It’s very close to the amazing Sienese fortifications of Massa and to the astonishing centre. The reception was hardworkingly and very patiently and kindly staffed. You can park there free.

Breakfast was free but not generous, really.

All good except for the barking dog

Another guest decided to leave her dog alone in her room while she went somewhere. The dog made a lot of noise and probably scratched the door as well. Staff did not bother.

Ospitalità diocesana in posizione panoramica centrale

Struttura in posizione panoramica nella parte alta di Massa Marittima, ricavata nel seminario diocesano, interamente ristrutturata, dotata di ascensori. Appena fuori dalla zona pedonale, eccellente posizione per andare in centro a piedi in pochi minuti, senza fare salite. Parcheggio privato molto ampio all'interno della struttura. Camera spartana, letto comodo, bagno essenziale con doccia e bidet. Dalla nostra finestra si vedeva un bel panorama. Zona super silenziosa, perlomeno quando non sono ospitate comitive giovanili (il luogo si presta alle comitive). Colazione buona ma essenziale.

Wi-fi solo al piano terra (Refettorio e reception), non nelle camere. Poiché nelle camere il telefono prende solo alla finestra, il wi-fi in camera sarebbe comodo. Camere non climatizzate e solo alcune dotate di piccolo frigo. Colazione migliorabile ampliando la scelta

Oltre le aspettative

La camera è essenziale non grande ma pulitissima luminosa e comodissima per il centro. La colazione è davvero abbondante e varia. Il personale, in special modo la reception davvero oltremodo gentile

La seconda notte la struttura ha ospitato una comitiva di estate ragazzi che hanno fatto davvero rumore fino a tarda notte senza che né i loro accompagnatori ne il personale della struttura li riportassero alle regole. La prima notte invece il silenzio era stato assoluto. Mi aspettavo almeno di essere avvisata che avrebbe potuto succedere.

Ottimo soggiorno

Struttura strategica nella sua posizione come punto di partenza per escursioni, gite e passeggiate. Stanze essenziali ma pulite. Ottima colazione. Le pulizie non vengono fatte tutti i giorni ma una sistemata alla camera è stata fatta ogni mattina.Molto tranquilla e silenziosa a parte eventuali manifestazioni folcloristiche ma per fortuna sono risultate circoscritte. L'ultimo giorno è arrivato un gruppo di ragazzini accompagnati da operatori gentili, ma che hanno pensato bene che la mattina verso le 8.30 fosse il momento giusto di mettere in cortile musica ad alto volume per far muovere i pargoli. Forse un po di rispetto verso gli altri clienti sarebbe stato opportuno. Comunque, struttura straconsigliata e ci tornerò senz'altro. Magari mi informerò prima se sono in arrivo gruppi potenzialmente rumorosi.

Ein perfekter Ort um in Schreib /Leseklausur und gleichzeitig, nach Bedarf in der Aussenwelt zu sein

Ich war schonmal dort und werde auch wieder kommen. Auf der Suche nach Ruhe und Schlichtheit kann man hier in Klausur gehn, aber auch in den lebendigen sehr schoenen Ort, fussläufig in 8 Minuten zu erreichen. Ich finde es z.B. angenehm die Kirchenglocken zu hören und das Fruehstueck ist sehr reichhaltig.

Zur Zeit gibt es eine Baustelle, aber die war sehr verhalten laut, also wenig.
