About this apartment rental

Hi everyone, my name is Tim Miller. My brother and I discovered Cancun back in 2004. We were blown away! At the time, we had beachfront vacation rental property in Coco Beach Florida. But once we saw Cancun, we were so impressed that we immediately agreed to sell everything in Florida to purchase just one place in Cancun. When you come into the Cancun Hotel Zone from the airport, there is fresh water to your left, and the Caribbean to your right. You have these amazing turquoise waters of Cancun, unmatched in beauty. Then on the other side you have these lush mangroves as the backdrop to this spring fed lake, which is known as a lagoon. The hotel zone is an island, shaped like a “7”. To the left of the “7” is the freshwater, and to the right is the Caribbean. The fresh water and saltwater touch at only 2 narrow points. One to the far South of the island (near the airport) and one to the far North. Everywhere you look it’s beautiful, and the locals are wonderful people.

Penthouse #3702 sits on the corner (there are only 4 units on the Penthouse Level, one on each corner) of the North tower. You walk in and you have the living room, dining room, powder room, kitchen, big terrace, laundry room and one small bedroom with queen bed & private bathroom, BR4. Upstairs: 3 bedrooms, the master has a king bed with private bathroom, BR 2 has a king bed, BR3 has a king bed. The hall bath serves BR2 and BR3. The views are of both the ocean and the lagoon and the primary view is the ocean. The views looking North up the beach are especially nice, and the breakfast bar is also a very nice touch. The hall bathroom upstairs, and the lower level BR4 attached bathroom were recently remodeled and turned out very nice. #3702 has always been among the most popular choices for our guests.

2. My wife and I do this full time; it is our dedicated passion to serve you.



3. Abdiel is our full-time manager on the ground in Cancun to service you. They are at the resort Mon-Sat 9-5pm, and after hours you will still receive prompt responses via email.



4. Rather than an apartment building, we reside within a full service resort with full time staff, 24 hour security gated security, 24 hour beautiful lobby, gym, spa, tennis court, pool, beach, sun deck, loungers and umbrellas, hot tub, photos studio, tour center, 5 restaurants, 2 bars including a pool bar, and spa with steam room, sauna, relaxation pool, hot tub, and massage and nail services.



5. The resort is all-inclusive. When you book a Penthouse unit, the all-inclusive is optional each day you are there. Payment is made at the lobby front desk. Cost is currently $95 per person per day, Dec 20-Jan 4 is $135 per day. Prices are subject to change without notice as we have no control over resort pricing. Kids 11 or under are ½ off, 2 years and under are free.



6. For days you do not want the all-inclusive, feel free fill up the cooler inside the condo with your favorite drinks & snacks and take that to the pool or beach. It’s ideal, it makes for a nice little table as well, about the size of a carryon.



7. You always have one resort restaurant that is never all inclusive. You pay per item and they have things like tasty toasted subs, wraps, and pizza. They also have a wide assortment of coffees and desserts.



8. Indulge in our in-home cooking service for an authentic Mexican feast prepared by our local cooks. Our guests love this! We provide the service to our guests only at our raw cost (nonprofit service). It runs $10 per person for the service ($80 min) and it includes purchasing the groceries and preparing the meal. Our cooks provide you with a receipt for the groceries. Meals are served buffet style. It’s payable in cash at the time of service. It’s very easy to book, the menu and link come in your welcome pack.



9. Our location is ideal. We have great restaurants right across the street, plus a convenience store that sells beer and all the hard liquors. At the same time our area is well lit, and very safe, and our activity level surrounding the resort is mild. Everything is close by, buses run 24/7 and you can be at a myriad of additional restaurants, shops, and big nightclubs in minutes.



10. Oleo prints out a weekly brochure for guests detailing the latest activity offerings. Often times there is live entertainment around the bar, and water yoga is typically on the weekly calendar.



11. Tours and Excursions Insider Knowledge: With over two decades of experience in Cancun, we offer invaluable insights into the best activities and excursions. Here’s an example, the snorkeling excursion with my friend Mike, who I have known for over 2 decades now. Mike is such a great guy! Always smiling and joking around. His family comes from many generations of fisherman that go way back to before Cancun was even known as a destination. The cost for Mike’s private excursion is $90 per person ($540 minimum). For that price you get a 5-6 hour excursion, round trip transportation to the port, a golf cart rental on Isla Mujeres for 2 hours, and a huge meal at the end. On top of that, he takes you to the best snorkeling sites. One is in the protected waters by the Mexican government which require an additional pp payment that is also included. To have all that, plus a totally private excursion to your group, is an outstanding value that you will not find anywhere else.



12. VIP Night Club. At these big clubs in Cancun, the cover charges alone will run you $50 or more, plus you wait in lines to get in, then it’s standing room only and drinks are very expensive. With us, you’ll get the link to purchase the VIP night club pass. For $150, you will have VIP access, no lines, A VIP table, and not only is your cover charge included, but all your drinks as well. It goes from 10am to 3am and includes transportation to the clubs.



13. Grocery convenience. We provide a link to the transfer company we recommend. We have been referring them for years. They are private transfers, and they can take up to 10 per vehicle at a cost of $125 round trip for the whole group. For $40 extra they will take you to the grocery store before heading to the resort. If you arrive before check in time, we will get your luggage and groceries up, and your perishables in the fridge. The exceptions would be after 5pm or Sundays in which case we provide you a code for access. 14. Babies & little ones: Traveling with babies or young children? Each unit is equipped with a pack-n-plays and highchair. More than one of each is available upon request.



14. Clean drinking water. The reverse osmosis system in the kitchen provides free clean drinking water.



15. Quality linens: My wife specifies sheet sets that are a polyester/cotton blend, 575 thread count. She says it is the perfect blend of softness and stain removal properties.


16. Quality Bath towels: For bath towels she specifies large 30”x 53” 100% cotton. They are really nice; we have the same ones at home. Way better than what you would expect at a nice hotel. To me, even the nicer hotels have towels that are not soft, and not very big.


17. We provide 8 Large commercial grade Beach Towels.


18. Private wifi: With nearly all hotels, the wifi is notoriously dangerous if you are entering sensitive information. We provide private wifi. To access, simply scan the QR code on the fridge. It puts the password in there for you as well, super simple to get online.


19. Charging Ports: All the bedrooms and every living room have a charging port with 3 outlets and 3 USB terminals.


20. Great guest communication: The Cancun Group Chat Email thread goes out to you & and our team. We encourage you to add others in your group to the thread. This way we all stay on the same page with whatever questions/answers you have along the way.


21. On site photographer: Looking to capture your vacation of a lifetime with pro-photos? Sandra is directly on site at the resort; her studios is near the pool. Her prices are reasonable, and she does great work, and she is such a nice gal. Her email, cell number, etc. is part of the welcome/info-pack page link provided when the welcome email goes out.


22. Birthday/Special Day celebrations: You can order these online on our site. We have a company set up the décor. Choose from ballon arches, or ballons coming out of a champagne (big balloon bottle) and other arrangements. You can choose colors and several different celebration types.


23. Tres Leches cake: It’s the best! My wife went to just about every bakery in Cancun, and we only order from the one she determined was the best of them all. Imagine cake with milk inside the little air bubbles within the cake. You’ll never want regular cake again! Order online on our site.


24. Info Pack: This web page has everything you need for your stay with us. We created it ourselves and have added to it over the years. It also includes things like restaurant, excursion and tour recommendations. It’s also searchable via AI, type in what you’re looking for

The patio/deck is the best part of this property. We spent a lot of time on it. The beach and pool were frequently so crowded we could not get a chair or could only get one. The property has a nice beach and decent pool. Know that if you do not pay for the daily all inclusive it is dificult to have a true resort exerience with the ease of getting a cocktail at the bar while you are at the pool. The beds were not so comfortable. Overall if you want something that is big enough for a larger party and close to the beach this is for you. It is not partiucularly great for little kids, but fine. If you are a planner and like figuring out logistics and cooking, this is the place for you.

This is a great luxury apartment, best views possible.Some shortcomings:Main king bedroom is very comfortable. The other mattresses are not that great.You get 1 beach towel/person. So you find yourself having to wash it daily (without soap). (not very luxurious)No body soap...just hand soap.No shampoo or conditioning. No dishwasher soap (Not very luxurious)Kitchen is well supplied.So, what I am saying is, if the owner invest 20 in the whole experience, you may get that extra touch that make you comfortable to pay 6K for a few days....seems like low hanging fruit.This is an all inclusive resort that does not include you. All the personal that you interact about this apartment are great and efficient. All the personal working for the hotel will treat you as a second class person....We pay one day for the all inclusive, the main restaurant buffet was great. The other restaurants were very mediocre, don't expect them to cook your stake to your asking...too complicated and they may give you the look...The pool is proportionally small to the complex. Beach is beautiful, but this section of Cancun as a difference to Playa del Carmen, is not suitable to swimming. Lots of big boulders where waves break, and quite big waves. Not very safe for children.But let me be clear. The apartment is great. Hard to beat.

A place to relax not party, this is on the quieter part of the beach in the protected tourist area of Cancun. Views extend in both directions the entire length of the beach and also over the lagoon. That alone is worth the entire price!The beds and pillows (very important to us aging folks) were very comfortable. The furniture is a bit tired, but the owner is in the process of updating. Plenty of plates, cups and glasses, etc.The available all-inclusive plan is not gourmet, but much better than I would have expected. Having it optional, so one can choose the days to use it, is great. Fantastic picturesque seafood restaurant directly across the street is absolutely worth one or more visits.The owner and staff are reachable, friendly and accommodating and the process is very smooth.For those who like wine and/or champagne, either purchase in the duty-free shop when you arrive or at a major supermarket. Otherwise choices are limited and prices high.

The property is a two-story penthouse with astonishing views of the entire Cancun hotel zone. The beach is excellent, white sand and pristine warm ocean water. The all-inclusive resort where the building is located is small and not overcrowded. Two restaurants across the street - one almost fine-dining level, and another rather casual, but both with a very nice view of the bay. Also there is a 24/7 convenience store where you can buy basic essentials and alcohol. The property manager Francis is AMAZING! She is so friendly and professional, always available if you need anything. We've asked her to arrange a chef to prepare lunch and dinner for us on two days. The food was delicious, a genuine Mexican food that you cannot find back home. So we've would enjoy our stay tremendously, BUT: The property condition was far from perfect. The first night we've noticed that there is not enough light in the living room and in bedrooms. At least 10 light bulbs were not working. Next day we've told Francis about it, and she brought an electrician who replaced some of them, but the rest required a complete replacement of the entire fixture. But at least we've got a little more light. Hopefully next tenants will not have this problem. The bathroom in the lower level bedroom was smelly, probably because the toilet was leaking at the bottom. The furniture is rather worn. We were a group of eight people, so we have selected this apartment because it claimed to have a dining table with 8 chairs. In reality there were only 7, and one of us had to sit on a rather uncomfortable barstool. It is a shame that such a wonderful apartment is not kept up to standards.
