Quarata di sotto is a lovely family house located in Niccone Valley, on the Umbria-Tuscany border.
Quarata di sotto is the ideal choice for a relaxing break in the green heart of Italy.
The house has a spectacular position with wonderful view and complete peace and privacy.
The house is wonderfully secluded in the hills of Niccone Valley.Access is uphill and downhill via a 3 km gravel road.
It is 10 minutes by car to the village of Spedalicchio (with a little grocer's shop).
The house is spacious and provides two floors.
The ground floor living area is open- plan over three levels. On the highest level there is a well equipped kitchen with a large cooker, gas oven, fridge, freezer, dishwasher, coffee machine (Nespresso) and more tools and a big sink.
Outside the kitchen there is a covered Pergola with a big table.
A spacious dining room is at the second level, with a large wooden table and on the other side a sofa to watch satellite TV (Italian, English and German programs) or enjoying a DVD.
On the lower lever there is a relaxing sitting room with sofas and armchairs, coffee table and wood burning stove. From here there is direct access through opening windows to the cozy veranda with an outdoor table and chairs, in front of the beautiful pool area.
There is also a big utility room containing washing machine, ironing board and a second large fridge/freezer.
One double ensuite bedroom is located on the ground floor.
A staircase with a little library leads from the kitchen to the first floor where the master bedroom ( ensuite bath) is located with an amazing view over the Niccone Valley.
Two more bedrooms with 4 singles beds , complete this floor, all with ensuite bath/shower room.
The house is about 15 minutes drive distance to the town of Umbertide and near to the best restaurants in the area.
Many of Italy's most beautiful towns such as Cortona, Perugia with Lago Trasimeno, Assisi and Siena are within easy driving distance.

We had a lovely time in the Italian countryside. Nice spacious house with large pool. Very quiet and secluded space. Would come again!

We really enjoyed our time at your beautiful house. Everything regarding your home was excellent.maybe just some suggestions- some shelving and hooks in bathrooms will help. Also nice wooden cabinet in bedrooms were quite small.

House and surrounding absolutely beautiful!
The only inconvenience was quite long driveway, basically dirt road in bad condition. One of our cars got 2 flat tires when fell into the hole… Location is far from any typical Italian town, I understand that that what it is…

We stayed in this beautiful villa at the end of June 2023. The location is so peaceful and the accommodation is excellent. Tecla was so helpful, both before and during our stay. Would highly recommend
