Nothing . All was great

Very comfortable guest house, well furnished, there was a fridge in our room. Very easily accessible from Belfast city centre on the bus which literally goes right outside the door. Me and my friend stayed for a night when going to a concert in the SSE arena. The bus takes you very close to the arena so great location if you are staying for a concert. Multiple shops very close to the guesthouse which were very convenient. Small kitchenette downstairs with sink and microwave. Check in instructions and communication with guest house was super clear, very responsive hosts. Highly recommend this as a place to stay.
The only thing we would mention is that a wastepaper basket in the bedroom would have been useful. There was one in the bathroom but another in the bedroom would have been helpful. Otherwise no complaints whatsoever!

The room was a nice size, whilst the bed was very comfortable. Having a small fridge was a bonus, whilst the curtains kept out most light. The shower was also very nice. Whilst the staff/owners were also very helpful.
Nothing.

An excellent place to stay. The space was clean and really thoughtfully equipped; the layout was considered and it had all necessary amenities. Bed was comfortable, space was quiet, and everything ran/operated well.
8.0 / 10.0
The host/ cleaner was very friendly, room was big considering the size of the property. Very comfy bed, good bathroom and water pressure.
Easy access with a code to the building, and easy to get to on the bus from the city centre - we will stay here again
Bigger towels please! They were clean, just too small
Check in times- we arrived at 2:25 for a 2:30 check in, but room was not available until 3:15pm. Not a complaint as such, looks to have been communication error between owner and cleaner, but for other travellers who have a tight schedule this will be a huge problem

Location, cleanliness, warmth, comfort, ability to park car at accommodation, value for money.
Lumpy pillows, noisy residents above.

Overall the property is in a good location within the city. Easy to move around whether that is through taxi or by bus.
In addition there’s a little shop across the road from the property, handy for any small bits and pieces.
The property itself was very cozy, we had the full studio portion on the second floor with all the amenities we needed. (Though there is options for the other rooms which were smaller but were priced lower as an option).
We have seen a lot of reviews regarding the noise, which we didn’t find to be a problem (could be that we’re used to the city).

I liked the location, the owners was really attentive and couldn’t do enough for us, the room was nice and cosy.
We had issues with our heating but we contacted the owner and he came and sorted the problem within a couple of hours, we also had contact from them the following day asking if we needed anything (fresh towels etc).
We would definitely stay here again and we would highly recommend
There was nothing that we didn’t like

Superb value accommodation in East Belfast. Very good communication (almost too much!). Comfortable room, fine Thai café opposite (BYO), many bus links into town.
Location was average but this was reflected in bargain price.

Nothing.
only location was good
Blankets were not ironed, unnecessarily I was given different rooms for the 2 days and request to keep the room same was ignored, the microwave in suit shot entire house and there was no electricity and water for some time

Easy bus ride from the city centre. Comfortable bed and lovely shower.
Being in a main road was quite noisy but I’m a light sleeper, they do provider plugs though.

Property was clearly very well looked after and attended to, very clean and cosy, not a far walk from centre about 20 minute walk or 5 minutes in taxi.
Staff were a message away if needed anything and very helpful and friendly!

Clean and crisp. Great location to East Belfast activities. Great Thai restaurant across the road. Self check-in was personalised and efficient. Even though we were on the second floor, it was OK getting our bags upstairs. And even though we had a road frontage, my Garmin sleep score was 82%.

The bed was comfortable & the staff were friendly.
Unfortunately parts of the room weren’t clean - I dropped something under the (high) bed and as I went to pick it up there was rubbish underneath it and it was extremely dusty. I also lifted up the rug on the floor and it too hadn’t been cleaned underneath. The room was also really hot - we couldn’t open the windows if we wanted the blinds to be down, so the airflow was limited. A standing fan would probably help with this. The location was also extremely far out of the city & due to the parade being on none of the usual buses or taxis could get to the house, a heads up from the staff would have been appreciated.

Sadly, the accommodation was disappointing.
Room presentation poor. Unironed bed linen, duvet cover not fastened on duvet, cobwebs hanging from ceiling, mould in bathroom. Location not central - about 35 minute walk. Messaged staff member for local taxi number, however, failed to respond.

The bed was 6 ft wide and very comfortable.
The rainwater style shower was excellent.

Small bed wasn't too comfortable
9.0 / 10.0
The apartments are outside the city centre so it's a quiet, calm area. It's only about 30 minutes walking into the heart of Belfast, and only about 5 minutes by car so you get the quiet but without being too far from the fun. Our room had all the basics, was very clean and the bed and pillows were very comfortable.
The check-in and check-out were super easy and convenient.
Nothing bad to say

Easy instructions to check in. Didn't see any staff but they did contact me everyday to see if we needed anything. Ear plugs provided as it is on a main rd but we didn't use them as it was fine - we live on a main Rd plus our room was at the back of the property. Good facilities in room Inc small fridge, plenty of towels. Room was bright & felt surprisingly spacious, clean.
It is a good 25/30 min walk into Belfast centre but easy & safe route.
Some local info would have been useful - nearest supermarket, bus into town etc. But I guess most people have access to Google these days.
Details of where to take recycling might have been useful. We had quite a few plastic bottles building up.

Such a cozy and inviting place to stay. Felt right at home. Easy access to find. Abit noisy location so ear plugs were welcome. Beds were comfy even the cot.

Self contained flatlet. Confortable and useful overnight stay before catching the ferry. Everything you need. Clean, bright and pleasant.
I found the overlong curtains to be a trip hazard - blinds would be preferable.

Reasonable price. Decent Location
Second stay at this property and things have gone down hill. I had to contact the property before arriving for the door code as one wasn’t given to us in the pre arrival email. There was little evidence of any cleaning having been done bar clean sheets on the bed. The bathroom was gruesome (see pictures) and looked like it had not been cleaned in a very long time. To top it all off, check out is 11:30 … and at 11:20 we got a knock at the door to tell us it was time to go!

Although there were no noise concerns during our stay, I appreciate that the host was mindful of this and provided earplugs in case they were needed.

Loved the layout of the room and the cozy vibe to the place, reminded us of our time living in Belfast which was so nice. Also the secure door lock systems on each bedroom and front and back door was a fantastic idea; felt like a mini hotel but for a quarter of the price!
