Bed was OK, had standing fan that could be put in rotating mode, with in room sink. My room was next to the shared bathroom with shower, and another bathroom with only toilet was a few doors further down. Was quiet. Room was a bit warm even with cool weather, but fan helped. Moderate sized flat screen TV, small fridge in room.
To get into, they have to buzz you in from the street, then again at top of stairs just outside their office. Location is a block off Market, but not the best neighborhood is main drawnack.

First I will review the hotel itself. Despite looking a bit rough from the outside, once you are inside, you are fine. The staff is nice and ready to work with. Note that each stay requires a $150.00 deposit against any possible damage to the room (including smoking). This deposit can be paid with a credit card or cash (but NOT a debit card). The room I stayed in was very nice. It was very clean and very quiet. I slept well. The shared bathroom facilities were fine...also very clean. (To budget travelers: don't let "shared bathroom/shower facilities" turn you off. From what I've seen, hotels with these shared facilities keep them very clean. If you can use the bathroom at work, in a store or restaurant, or take a shower at the gym, you'll be fine! You'll save at least 50% in San Francisco.)
O.K. now on to the neighborhood...this place (by no fault of the hotel owners) is in an extremely gnarly neighborhood. If you're not used to living in a big city (NYC, Chicago, L.A's Skid Row) you are likely to feel very unsafe around this place, especially in the evening. There are homeless drug addicts filling the sidewalks. I wish S.F. could help these people but they haven't yet.
Summary: Considering everything, I can really only recommend this place to seasoned, cautious travelers who feel comfortable in American inner cities or the third world.
I wish I could recommend the Boston Hotel to everyone but I just know that many would not be happy here. There are similar places to stay in better neighborhoods in San Francisco. (See Hayes Valley).
