Sergio and Loreta were very responsive and helpful from the beginning. Communication was in Italian from their end, but Google translate came to the rescue. They provided clear directions as to how to get to the apartment from the train station. Check in was easy and they showed us all the necessary amenities that we might need in the apartment. The apartment was clean and spacious for our family of 5. The private terrace upstairs was a pleasant place with a beautiful view to have coffee or wine. We did laundry and used the large clothes rack, hangers and pegs. We did not cook, but noticed there were no condiments, only salt in the kitchen. The location is further south so getting to the islands in the north takes more time. But we liked that it was away from the crowds yet close enough to attractions. The area was quieter, except for a nearby bar where a noisy group hung out for a couple of nights, but the noise could be blocked out by the windows. Overall, Sergio and Loreta are great hosts and we had a wonderful and comfortable stay in their apartment.

Property is good, but has 2x toilets and only 1x shower (not the ‘2 bathrooms’ advertised) Apartment is at the top of 4 flights of stairs , but is clean and quiet. Beds are ok, though not great. I stayed with my 3 adult children and was there 3 weeks. I love that neighborhood as it is quiet and away from major crowds. The rooftop was really enjoyable. However the 4 flights of stairs were hard on my 67 year old body! They were very steep with lots of locks to manage. Washing machine was a challenge and the only advice from owner was to send me the operating manual in Italian (of course).

Rather old fashioned dark decor and big climb to flat no good canal view but enjoyed lovely roof top sunset Facilities very good. air conditioning and mosquito nets and fully equipped kitchen. Excellent location. Venice is v expensive but this was good value. Kind host who on website is reported to speak English but has none so some difficulties with check in when our flight wad delayed

We loved the location and the property. The property is located in a wonderful part of venice. Easy to get everywhere within a reasonable walk and far enough away you feel like you can relax from the oarge groups of people at st marks. Sergio takes great care of his property amd it was extremely clean. We loved relaxing on the private rooftop balcony in evenings. Extremely happy with the property.

We received a warm welcome from our host Sergio when we arrived. He gave us an excellent recommendation for a restaurant not far from the flat. The food was delicious! We enjoyed our stay. Rooms were clean and place was comfortable and relaxing to come back to after a full day of sightseeing. Enjoyed sitting out on the terrace to have our coffee and breakfast in the morning. There are many steps to get up to flat (60 steps) so small luggage is best. Thank you Sergio for being a part of our wonderful time in Venice!

Excellent position, great flat and wonderful balcony - we all thoroughly enjoyed our stay. Whilst the description of the property does say third floor, might I suggest it might clearer to emphasis that there are 60 steps up to the flat and that small suitcases are recommended as it is a long way to carry up a heavy suitcase! The owner was good in communication but was late to meet the first person on arrival to hand over the flat, despite clear email/phone communication in advance.

The apartment was exactly as pictured. The hosts were wonderful and spent time giving us many pointers for enjoying our stay. In addition the fruit and wine was most appreciated. It was very comfortable for two couples. The only hesitation I would say to future travellers Iis to be aware that the apartment is on third floor and it was many flights of stairs to access it. Must be mobile. Our foursome had some walking limitations and we needed to plan out carefully our comimgs and goings as going up and down was challenging. That said I would recommend this apartment without hesitation for those with no mobility concerns.

Great place to stay about 2 minute walk from the Academie vaporetto stop. We had 5 adults staying for 4 days, and it was a good fit for all of us. The apartment is well furnished and has all the amenities you would need. Sergio met us at the vaporetto and walked us to the apartment to show us around. He was a very gracious host and has done a terrific job with the apartment. While Sergio's English is much better than my Italian, it's best to communicate with him through email or text. If you're looking for a place that's not typical tourist fare but more local in flavor, this is an excellent choice.

My family had a great stay in this flat. It's clean and spacious and the kitchen has all the right supplies (including 4 different ways to make coffee!) It's perfectly located in the Academia neighborhood. Easy to get all over the city and a supermarket just 5-10 mins walk away. (For a family, the supermarket and cooking breakfast and dinner in made it more affordable trip!) Sergio was great. We had 3 generations staying and my husband and I stayed on the foldaway bed which was better than most sofabeds, but the regular beds were just fine. We would absolutely recommend this!

We rented this apartment for 3 days prior to our cruise. The apartment was as advertised and absolutely huge by European standards. The appliances were in perfect working order and the air conditioning was cool and comfortable (a must in July!). We had 4 people but the apartment could have easily slept 6. It is on the 4th (European) floor with no lift, but that was expected as most apartments in Venice do not have lifts. The apartment is beautifully maintained and easy walking distance to shops, restaurants and the main attractions in Venice. The patio was a lovely place to have a glass of wine or an early morning cup of coffee. Sergio was super easy to work with and very responsive even when we had delays with our arrival. Overall I would stay here again without hesitation, should we ever spend time in Venice again.

Die Ferienwohnung von Sergio befindet sich in einem 500 Jahre alten Haus und hat allein deshalb eine besondere Atmosphäre. Die Lage ist wunderbar, man kann zu Fuß zum Markusplatz ca. innerhalb von 15 Minuten. Wir hatten einen tollen Urlaub in Venedig! Wenn man müde ist vom Sightseeing kann man eine ruhige Zeit auf der Dachterasse verbringen. Es hat alles bestens geklappt!

Gute wegbescheschreibung, netter Gastgeber, Kommunikation war etwas schwierig aufgrund der Sprachbarrieren, schöne, saubere Wohnung, bei einem Bett war der Rahmen etwas schepps da ist man beim schlafen immer beinahe rausgefallen, Küche Top Ausstattung, Bad sauber, schöner Balkon und am wichtigsten: GUTE VERKEHRSANBINDUNG!! Liegt direkt an 2 Boot Stationen!! Kann ich nur empfehlen

Wir haben die Tage in Venedig in dieser schönen und gut gelegenen Wohnung sehr genossen. Herrliche Aussicht aus allen Räumen und erst von der Terasse! Wichtig zu wissen: viele Stiegen steigen muß gut möglich sein. Die Kommunikation mit dem Vermieter hat gut geklappt, würden jederzeit wiederkommen.

Appartement très propre et très bien situé. Sergio est très disponible et très arrangeant. Très bon contact. C'est agréable de pouvoir dialoguer avec un vrai Vénitien. Si lui n'est pas là sa fille est présente et est très disponible. L'appartement offre deux vrais chambres et un pièce indépendante avec canapé convertible permettant d'avoir une troisième chambre sans problèmes. La petite terrasse est vraiment appréciable offrant la vue sur Santa Maria del Salute, le campanile San Marco et sur Venise en général. La cuisine a tout ce dont on a besoin pour cuisiner et est très bien équipée. Wifi performant. Le quartier du Dorsoduro est vraiment un quartier très agréable et calme, tout en étant assez proche de San Marco. La supérette est à environ 400 mètres et plusieurs bars ou restaurants sont dans le quartier. Les arrêts Vaporetto sont à 50 mètres. Enfin on est au calme tout en étant proche de tout. Si nous devons revenir à Venise ce sera sans hésiter chez Sergio et Loretta.

Appartement très bien situé et bien agencé, dans un quartier très sympathique, au calme et néanmoins à quelques pas des sites touristiques. Parfait aussi au quotidien pour une famille ou des amis avec de l'espace, une terrasse offrant une très belle vue sur les clochers vénitiens, des commerces pas loin, de bons restaurants... De l'espace et des jolies perspectives à chaque fenêtre, l'appartement est vraiment très bien situé au cœur de Venise tout en étant très reposant. Les contacts mail avec le propriétaire sont rapides et efficaces. Un petit fond de cuisine serait un plus. Heureusement un supermarché est ouvert jusqu'à 22 h au bout de la Fondamenta delle Zattere pour les arrivées tardives.

Nous avons adoré cet appartement, il est bien équipé, confortable, la terrasse est assez grande pour recevoir agréablement 6 personnes, et elle peut être couverte par un store. Le logement est très bien placé tout en étant dans un endroit calme. A proximité de commerces et du pont de l'Accademia, nous avons beaucoup, beaucoup aimé. Merci.

Un appartement très spacieux, pour deux couples d'amis. Très bien situé, à la fois à deux pas de lieux très vivants (Zaterre et pont de l'Académia) et au calme dans une impasse qui donne sur un tout petit canal. Bien équipé, c'est un endroit où l'on aime revenir le soir des promenades dans Venise. La terrasse est agréable même si nous n'avons pu en profiter qu'une fois du fait de la météo. De plus Sergio est très sympathique et prévenant. Il s'est arrangé pour être présent personnellement tant au départ qu'à notre arrivée.
