About this house rental

Nice and tranquil villa with garden and swimming pool, ideal for families and couples. Located in the very heart of Italy between Tuscany and Umbria, closed to Perugia, Assisi and Arezzo (city of "Life is Beautiful" movie by Roberto Benigni). With a wonderful view of Trasimeno lake, surrounded by ancient castles and countryside.

This was a location and villa with private pool of our dreams. It has everything you can want for a traditional Italian experience. The views are beautiful day and night. The villa is spacious inside and out set on a large picturesque plot. If you want rustic, quiet and authentic, this is the place for you. Situated only a few minutes drive from San Feliciano with plenty of activities and restaurants for a typically quiet holiday. The host and his two golden retrievers live upstairs. If you love dogs they will make your holiday complete. We took our dog and she had unlimited access to the land and property. Massimo is a quiet,Kind and private person. He is totally willing to offer help and guidance if you ask him. However If you just want to make the best of everything available and do your own thing he is totally respectful. We would recommend the villa and location to anyone wanting a true experience of Italy.

We had a great Family Holiday there. We enjoyed the pool so much and the nice terrasse, where we had all our meals and sat in the evenings to watch the Sunset on the lake. We liked the dogs visiting us and Massimo was always helpful.

The house is a bit old-fashioned but it met our expectations. It's located in a calm area with wonderful view and great pool( we really appreciated it , especially that it was extremely hot during our two-weeks stay). Inside the house we could find most of the things we needed. The two bedrooms were comfy, the third one was very small , but we got used to it after two nights. One of the bathrooms has a really small shower with a curtain, so we mostly used the other one ( just the shower)- it was not a problem. Massimo, the host who lives upstairs is a very nice, discreet man, easy to communicate with, eager to help when you need it. The location of the spot gives you the opportunity to see the towns in the neighbourhood- Castiglione del Lago is really charming. The blues concerts at the end of July ( Trasimeno Blues) are a great attraction. Pasignano is a nice place as well and taking a boat to a beautiful Isola Maggiore is a must. From San Feliciano you can also take the boat to another island on the lake - Isola Polvese, which is charming. For those who enjoy travelling- Assissi as well as Tuscan Montepulciano and Pienza are really worth a visit. To eat out - the best pizza nearby you can find in Giramondo, just 1 km away from the house; really good lake fish you can have at Da Settimio- also in San Feliciano. In Castiglione del Lago there are a couple of nice restaurants but we loved pici pasta with truffles and tartare with truffles in Forneria Baldetti on the main street. We had a really enjoyable and relaxing holidays in a comfy villa. We do recommend the place !

Recently had 10 days at this villa with my partner and 3 young children and we loved it! The villa itself was clean and comfortable. I was apprehensive about the kitchen as some people had stated in previous reviews that it was small but we managed just fine cooking for ourselves most of the time we were there, making use of the kitchen and the bbq which was provided. The garden area was ample for the kids to run around on and they loved the company from the owners dog who was the most obiedient and well behaved dog I’ve ever come across. The views overlooking the lake are just fantastic and the sunset over the lake from there is just breathtaking. If I had one small negative point it was that upon arrival the pool was a bit dirty and it took Massimo and his mother who live upstairs (but are very discreet) a few days to get it to a standard that we were happy with, having said that it didn’t stop my kids from spending hours diving in. Once cleaned it is a lovely big pool, with a very deep end and a diving board which is always great fun! SAN Feliciano is a small quaint town known as the Village of the Sunset and that is very true. It had everything you would need on a holiday restaurants, supermarket, a couple of small souvenir shops and of course an ice cream parlour. I have to say that we would definitely return to this area and I would absolutely stay in this villa again. Thank you to Massimo and his lovely mother for making us feel welcome and hopefully see you again in the near future.

We spent a lovely relaxing week at this house in early August. Lake Trasimeno was beautiful and so much more chilled out than we could ever have expected. Despite the Rough Guide saying it would be packed to bursting with Italian tourists, we found it pretty empty everywhere. Sign that the recession is not yet quite over? The only downside that we could see was the amount of mosquitoes, but armed with industrial strength killer, we had a fabulous time. The house was nice but the outside verandah and pool are what really made it special. The pool had a deep end and a diving pool which kids both young and old enjoyed. The garden had gorgeous views of the lake. The owner’s brother Massimo lives upstairs and grows chickens. It was lovely to be sunbathing and see the chickens and their newly hatched chicks strolling around. Old 7 year old son loved checking up on the nesting chickens in bushes and got to hold a hatching egg in his hands. Magic! Massimo was a great host all around who not only gave us some lovely wine on arrival, but also some freshly laid eggs. I have never had better eggs in my life! The inside pool table was a massive bonus which we enjoyed every evening after sundown. The beds in the house were comfortable and the 3 bathrooms were fine. Our only 2 small complaints were that the main bedroom and kitchen area were quite dark & devoid of natural light and could have done with some more lamps or lighter walls. Also, there was no hand soap in the toilets or washing up liquid or brush in the kitchen. We stay in villas all the time and are used to those kind of items being provided as standard. The house is on top of a hill and you can easily walk to the lake where you have a choice of a few beach clubs and restaurants. We liked one called Ristorante Giramondo which was about 200 yards to the left once you had walked down the hill. Good, basic food, especially the pizzas & really friendly service. We ate there 5 times during the week, which is highly unusual for us! I suppose we were heavily lobbied to do so by our son who loved their kids playground and playing on the shore of the lake. Just as you are coming into San Feliciano proper, there is an Osteria called Rosso di Serra. It looks like nothing on the outside but inside it is lovely with cracking food. We ate there twice. On the river bank in town, next to the children’s playground there is a lovely bar. Slow service, but the Aperol Spritz is worth the wait.

We spend great week at Massimo's house. Especially children enjoyed swimming pool, snooker, ping pong and feeding ducks and chickens. On the property there were also beautiful cats and two senior dogs (Brina and Gaja), which were very friendly for children and loved to play the ball (Gaja). House has a spectacular view over lake Trasimeno and Ruins of old castle. Inside is very cool and we could easily survive heat 30 degrees Celsius plus, even though one of us has cardiac problems. The house was clean, bed linens clean and bed comfortable. Kitchen is rather small but has everything what you may need for short summer vacation. WiFi was good enought to watch Disney+ and Netflix without any interruptions. Massimo is professional drummer and cook and he's very passionate about it. We enjoyed private drum concert and Massimo was so kind to give us and kids couple of drum lessons which we enjoyed A LOT:) and Massimo was super pacient with our play. Swimming pool despite old was great for us. Massimo has been cleaning it daily, water was nice turquoise and there was not too much chlorine. On one end swimming pool has 2,5 m deep so we all enjoyed jumping into the pool a lot. To wrap up - we had wonderful Italian vacation in house in old Italian style. Old furniture, antiques, old books and painting created an atmosphere of memorable house with Italian soul. Of course not everything was perfect but perfect is boring. The house is definitely for those who take pleasure of simple things and enjoy Italian dolce fare niente. We will definitely come back at the nearest occasion.

We've had a very enjoyable stay at the house. The view is stunning, Masimo is friendly and very discrete and the cats and dogs are very cute. Also, the deep pool (2.5m) and diving board are great fun! However, there were several things that could be improved: - Upon arrival the pool wasn't up to our standards. Eventually, we cleaned the pool ourselves daily, after which we enjoyed the pool a lot. - A lot of things are broken: the toilet seat was loose, one of the poolbeds was broken, and some of the kitchen appliances came apart. - There is a leakage right above the pooltable, causing a stain on the green pooltable cloth. - The ping pong table was unusable because of the mosquito nests right above it. - Mind the swarms of (non-biting) mosquitoes that come at night, forcing you to sit inside when the sun has set. Make sure to close all windows. I hope the owner will make sure to bring this place up to standard, because it has so much potential!
