Nice and tranquil villa with garden and swimming pool, ideal for families and couples. This was a location and villa with private pool of our dreams. It has everything you can want for a traditional Italian experience. The views are beautiful day and night. The villa is spacious inside and out set on a large picturesque plot. If you want rustic, quiet and authentic, this is the place for you. Situated only a few minutes drive from San Feliciano with plenty of activities and restaurants for a typically quiet holiday. The host and his two golden retrievers live upstairs. If you love dogs they will make your holiday complete. We took our dog and she had unlimited access to the land and property. Massimo is a quiet,Kind and private person. He is totally willing to offer help and guidance if you ask him. However If you just want to make the best of everything available and do your own thing he is totally respectful. We would recommend the villa and location to anyone wanting a true experience of Italy.

We had a great Family Holiday there. We enjoyed the pool so much and the nice terrasse, where we had all our meals and sat in the evenings to watch the Sunset on the lake. We liked the dogs visiting us and Massimo was always helpful.

The house is a bit old-fashioned but it met our expectations. It's located in a calm area with wonderful view and great pool( we really appreciated it , especially that it was extremely hot during our two-weeks stay). Inside the house we could find most of the things we needed. The two bedrooms were comfy, the third one was very small , but we got used to it after two nights. One of the bathrooms has a really small shower with a curtain, so we mostly used the other one ( just the shower)- it was not a problem.
Massimo, the host who lives upstairs is a very nice, discreet man, easy to communicate with, eager to help when you need it.
The location of the spot gives you the opportunity to see the towns in the neighbourhood- Castiglione del Lago is really charming. The blues concerts at the end of July ( Trasimeno Blues) are a great attraction. Pasignano is a nice place as well and taking a boat to a beautiful Isola Maggiore is a must. From San Feliciano you can also take the boat to another island on the lake - Isola Polvese, which is charming. For those who enjoy travelling- Assissi as well as Tuscan Montepulciano and Pienza are really worth a visit.
To eat out - the best pizza nearby you can find in Giramondo, just 1 km away from the house; really good lake fish you can have at Da Settimio- also in San Feliciano. In Castiglione del Lago there are a couple of nice restaurants but we loved pici pasta with truffles and tartare with truffles in Forneria Baldetti on the main street.
We had a really enjoyable and relaxing holidays in a comfy villa. We do recommend the place !

Loved this villa! Real home from home kinda place, clean, accessible and great location.
Recently had 10 days at this villa with my partner and 3 young children and we loved it! The villa itself was clean and comfortable. I was apprehensive about the kitchen as some people had stated in previous reviews that it was small but we managed just fine cooking for ourselves most of the time we were there, making use of the kitchen and the bbq which was provided. The garden area was ample for the kids to run around on and they loved the company from the owners dog who was the most obiedient and well behaved dog I’ve ever come across. The views overlooking the lake are just fantastic and the sunset over the lake from there is just breathtaking. If I had one small negative point it was that upon arrival the pool was a bit dirty and it took Massimo and his mother who live upstairs (but are very discreet) a few days to get it to a standard that we were happy with, having said that it didn’t stop my kids from spending hours diving in. Once cleaned it is a lovely big pool, with a very deep end and a diving board which is always great fun!
SAN Feliciano is a small quaint town known as the Village of the Sunset and that is very true. It had everything you would need on a holiday restaurants, supermarket, a couple of small souvenir shops and of course an ice cream parlour. I have to say that we would definitely return to this area and I would absolutely stay in this villa again.

Lovely relaxing house & gardens.
We spent a lovely relaxing week at this house in early August. Lake Trasimeno was beautiful and so much more chilled out than we could ever have expected. Despite the Rough Guide saying it would be packed to bursting with Italian tourists, we found it pretty empty everywhere. Sign that the recession is not yet quite over? The only downside that we could see was the amount of mosquitoes, but armed with industrial strength killer, we had a fabulous time.
The house was nice but the outside verandah and pool are what really made it special. The pool had a deep end and a diving pool which kids both young and old enjoyed. The garden had gorgeous views of the lake.
The owner’s brother Massimo lives upstairs and grows chickens. It was lovely to be sunbathing and see the chickens and their newly hatched chicks strolling around. Old 7 year old son loved checking up on the nesting chickens in bushes and got to hold a hatching egg in his hands. Magic! Massimo was a great host all around who not only gave us some lovely wine on arrival, but also some freshly laid eggs. I have never had better eggs in my life!
The inside pool table was a massive bonus which we enjoyed every evening after sundown. The beds in the house were comfortable and the 3 bathrooms were fine. Our only 2 small complaints were that the main bedroom and kitchen area were quite dark & devoid of natural light and could have done with some more lamps or lighter walls. Also, there was no hand soap in the toilets or washing up liquid or brush in the kitchen. We stay in villas all the time and are used to those kind of items being provided as standard.
The house is on top of a hill and you can easily walk to the lake where you have a choice of a few beach clubs and restaurants. We liked one called Ristorante Giramondo which was about 200 yards to the left once you had walked down the hill. Good, basic food, especially the pizzas & really friendly service. We ate there 5 times during the week, which is highly unusual for us! I suppose we were heavily lobbied to do so by our son who loved their kids playground and playing on the shore of the lake. Just as you are coming into San Feliciano proper, there is an Osteria called Rosso di Serra. It looks like nothing on the outside but inside it is lovely with cracking food. We ate there twice. On the river bank in town, next to the children’s playground there is a lovely bar. Slow service, but the Aperol Spritz is worth the wait.

Wonderful time, full of activities for children
We spend great week at Massimo's house. Especially children enjoyed swimming pool, snooker, ping pong and feeding ducks and chickens. On the property there were also beautiful cats and two senior dogs (Brina and Gaja), which were very friendly for children and loved to play the ball (Gaja). House has a spectacular view over lake Trasimeno and Ruins of old castle. Inside is very cool and we could easily survive heat 30 degrees Celsius plus, even though one of us has cardiac problems. The house was clean, bed linens clean and bed comfortable. Kitchen is rather small but has everything what you may need for short summer vacation. WiFi was good enought to watch Disney+ and Netflix without any interruptions. Massimo is professional drummer and cook and he's very passionate about it. We enjoyed private drum concert and Massimo was so kind to give us and kids couple of drum lessons which we enjoyed A LOT:) and Massimo was super pacient with our play.
Swimming pool despite old was great for us. Massimo has been cleaning it daily, water was nice turquoise and there was not too much chlorine. On one end swimming pool has 2,5 m deep so we all enjoyed jumping into the pool a lot.
To wrap up - we had wonderful Italian vacation in house in old Italian style. Old furniture, antiques, old books and painting created an atmosphere of memorable house with Italian soul. Of course not everything was perfect but perfect is boring. The house is definitely for those who take pleasure of simple things and enjoy Italian dolce fare niente. We will definitely come back at the nearest occasion.

Enjoyable stay, not very well maintained
We've had a very enjoyable stay at the house. The view is stunning, Masimo is friendly and very discrete and the cats and dogs are very cute. Also, the deep pool (2.5m) and diving board are great fun!
However, there were several things that could be improved:
- Upon arrival the pool wasn't up to our standards. Eventually, we cleaned the pool ourselves daily, after which we enjoyed the pool a lot.
- A lot of things are broken: the toilet seat was loose, one of the poolbeds was broken, and some of the kitchen appliances came apart.
- There is a leakage right above the pooltable, causing a stain on the green pooltable cloth.
- The ping pong table was unusable because of the mosquito nests right above it.
- Mind the swarms of (non-biting) mosquitoes that come at night, forcing you to sit inside when the sun has set. Make sure to close all windows.
I hope the owner will make sure to bring this place up to standard, because it has so much potential!

Schitterende ligging met mooi uitzicht. Het zwembad hebben we zelf schoongemaakt. Binnen in het huis was het ook niet allemaal even schoon.

Runtergekommenes Haus mit viel mehr Potential in wunderschöner Lage
Begrüßt wurden wir von Massimo (Vermieter) und seinen zwei Hündinnen etwas verhalten aber freundlich. Den Urlaub über hat man kaum bemerkt, dass der Vermieter oben mit im Haus lebt, was wir als sehr angenehm empfanden, da man ungestört Urlaub machen kann. Für seine Hunde galt das leider nicht. Diese liefen insbesondere in den ersten Tagen frei herum und verrichteten leider auch sehr häufig ihr Geschäft auf den Gehwegen oder sogar auf der Terrasse. Der erste Eindruck vom Haus und dem Garten (von einem Park, wie in der Beschreibung geschrieben, kann in diesem Zustand in keinem Fall die Rede sein) war sehr ernüchternd. Der „Rasen“ ist komplett vertrocknet und durchtrieben von Unkraut und lange nicht gemäht worden, eine grüne Stelle sucht man vergeblich. Die Blumen und Büsche sind ebenfalls nahezu alle vertrocknet und wild verwachsen und die Fugen sämtlicher Gehwege waren mit Rasen und Unkraut übersäht. Die Tischtennisplatte ist in einem nicht nutzbarem Zustand. Und der „Park“ dahinter ist nicht betretbar.
Der Pool und die Gartendusche sind an sich wirklich sehr schön, leider aber auch nicht mehr im aller besten Zustand. Die Skimmer nehmen in Verbindung mit der Pumpe kaum noch Schmutz auf und alles was länger im Wasser schwimmt (inklusive der Badekleidung) bekommt einen grünen Rand.
Zusammengefasst kann man über den Aussenbereich sagen, dass er riesen Potential hat und die Lage und der Blick über den See gigantisch sind, aber der Zustand leider NICHTS mehr mit dem auf den Bildern zu tun hat.
Das Haus ist zwar in die Jahre gekommen, bietet aber mit den drei Schlafzimmern und Badezimmern alles was man brauch. Leider lässt hier die Sauberkeit stark zu Wünschen übrig. Flecken von toten Tieren an den Wänden, riechende uralte Teppiche, ein völlig versiffter Billiardtisch und fleckige Bezüge auf Stühlen, Sofas und Sesseln. Die Küche ist noch relativ neu und okay, die Ausstattung lässt aber leider zu wünschen übrig. In einem Haus für 6 Personen sollte man mindestens 6 volle Gedecke erwarten dürfen, was leider nicht der Fall war. Auch fehlen einfache Ferienwohnungstypische Dinge wie Dosenöffner und Kaffeemaschine. Die Toilettenbrille der einen Toilette bricht zur Seite weg wenn man sich draufsetzt und die Spülung einer anderen Toilette ist deutlich zu schwach.
Sehr positiv ist das separate Tor mit Parkplatz und die tolle Terrasse (wenn auch etwas runtergekommen). Der Blick beim Frühstück oder Abendessen ist wunderschön und die Sitzecke recht gemütlich.

A fantastic house with a fine pool, garden and a stunning view on lake Trasimeno.
From 16th-30th June 2018
When you arrive you have your own parking gate with its own key which is very safe. The house and the veranda are great and overlooking lake Trasimeno. The veranda has plenty of space to sit down and have breakfast, lunch or dinner. The three bedrooms and bathrooms were very clean and very well looked after. The decoration in the house has a nice female touch to it with soft colours and nice funiture.
The kitchen was new and well equipped with kitchen tools. We cooked several nice italian dishes on it. The only two thing that could be improved there is to have a larger wooden board to slice your bread instead instead of a small cheese board. The other one is the water cooker which you can turn on bit it does not automatically switch off when hot.
The swimming pool had a brand new shower and shower bassin. It also has a deep end (with jumping board) and a lower end and there are plenty of chairs to relax on.
The garden is well kept but you have to like chickens, geese and dogs to pass through your part of the garden. We think it is great if there are kidds around. You can ask the keeper of the house for fresh eggs in the morning.
Places to visit like Perugia, Assisi, Orvieto and Spello on the Umbrian side and Arrezo and Cortona on the Tuscany side are in small istance from the house.
San Feliciano is very small and has some restaurants of which we found "Da Settimio" the best and also restaurant "Santino" some 3 km past Monte de Lago,
All in all we had a lovely stay there and we definitely want to come back in a few years.

Lovely stay
We stayed at this house for a month and it was a great base for day trips. We were met by Massimo and his lovely dogs Bria and Gia. There is a cat in there as well with chickens but we didn't get to interact with them. We each had our own lovely large bedrooms with comfortable beds and pillows. Plus there were enough blankets to go around as it got really cool at night. There is a large pool but unfortunately we didn't get to use it as it was too cool, late in the season. But we did get to use the chaise loungers a couple of days and of course the lovely covered porch.
As others have stated the kitchen is really small you can't fit two people in it at the same time. There is no oven but a toaster oven. The fridge is small as well so you need to shop more often if you eat in like we did quite a few times. If you eat out you have to wait until 8pm and most times you have to make a reservation. That is too late for us to eat then go to bed so we just made our own. There is a TV but I didn't find any English channels so I just hooked up my computer to the TV and used Netflix. The boys played pool some nights which they found most enjoyable.
There is a washer, but it take at least 1 1/2 hours to run a cycle and you have to hang up your clothes outside. We used hangers and hung them from the curtain rods outside worked great. I had brought some clothes pegs with me which was a good idea as there were some but not a lot. There is a BBQ but not a gas one, so we purchased charcoal and lighter fluid. If you haven't used charcoal in a long time like us, don't forget it takes a long time to get the coals hot enough to use.
We found 2 grocery stores in Magione that we used the most and that was the Coop and Conad. There is a little market store in San Feliciano but they don't stock much. The wine and beer are really cheap everything else is quite expensive compared to home. But you must expect that when you travel.
We did some trips from the train station in Magione which is really easy to use. We went to Florence and Venice on the train as we figured it would be hard to find parking. Plus Venice would be an 8 1/2 hour drive and on the train it was only 5 with changes. I had purchased the tickets before I left home but you don't have to.
The only negative thing I would say about the property is that it could be a little cleaner and I think it could use some new living room furniture. Over all great place to stay.

Perfect Location
We had a lovely holiday in San Feliciano. The house had plenty of room for all of us (2 adults and 4 children). The pool and garden were wonderful and the view over the lake was really special. There are lots of lovely villages around the lake and we particularly enjoyed visiting Castiglione del Lago as well as the music festival in San Sevino. There was a bit of a problem with lake flies, but this was due to the unusually hot weather and only lasted a few days.

Perfect location for relaxing with plenty of space
We had a nice vacation during our stay with perfect weather. We had booked this house for the second time already as we like the privacy of this home, the garden and pool being not visible from the outside. If you can cope with some chicken or cats running around this location is perfect for relaxing. With a family of 4 people there is plenty of room (3 bedrooms), table tennis and pool billard. Also WLAN available, we did not miss anything there.

The views on the lake and the large swimming pool are the really fantastic. Centrally located to make excursions to Perugia, Sienna, Cortona, Montepulciano, Assisi,...
We have 3 kids and the house is ideal for this type of family.
Massimo, who is living upstairs on the 1ste floor is really discrete, but you can ask him everything yo need. He is also a very good chef!
The only remark we have is that there is no dishwasser, although this is a luxury...

We had a great time in a beautiful house with a wonderful man living upstairs! Massismo with all his annimals is a very pleasant surrouding to have your holidays. That is...if your are a annimall friend because Massimo's dog Gaia likes to play with you and comes to get you to play with one of his balls...haha. The house is gorgeous although we don,t undertsant one thing...is the room to small for the pool table or are the cue's to long for the room...find this out by yourselves is you coose to stay here. The view is more than beautiful and so is Umbria. We will surely miss Massimo and his anymals and Italy...♥♥♥ Thank you Mario for sharing your house! We had a very special time in it!
