Thanks to the convenient onsite parking, you can either leave your vehicle behind and let your feet make short work of the 11-minute walk to Lake Trasimeno, or easily tackle the quick 2-minute drive to Zocco Castle.

Spend some time at the nearby beach (enjoy the sun loungers!), relax by the outdoor pool, or sip a drink in the garden of this 1938-sq-ft villa, which also features a deck or patio. As for the great indoors, you can come inside and enjoy the free WiFi and TV.

The house is perfect for a family with grown up children. The pool is beautiful. Both the drawing room terrace and the pool offer beautiful views of Lake Trasimeno. Watching the sunsets every day was a real pleasure. The property is easily accessible by road. The aqua park, very close by, is not visible from the house and did not detract from the peaceful ambience of the property.

The property is exactly advertised. The best feature is the view over the lake. Stunning sunsets - no need to find a restaurant. Just sit out on the balcony overlooking the lake and sip a glass of wine.

We had a lovely stay at this home. The host was incredibly responsive, helpful and caring. We had an emergency that required a hospital visit and our host guided us and checked in throughout the process. The description of the house is understated, when we arrived we were overwhelmed by the beauty of the property and surrounding area and views and the convenience and location.

We had a very relaxing time at villa Maria. All of us loved the nice and clean pool. The beds are comfortable and the whole villa was exceptionaly clean. We were 6 people and had plenty of space. The WiFi was stable and with a good bandwidth. I would definitely recommend the villa to other people. For all of us, the extraordinary sunset is something we will never forget.

I rented the Villa Maria with a friend for 5 nights. We were working remotely so having a large house where each of us could have his own space for calls was important. The Villa Maria was perfect for this and the internet connection was strong enough to support video calls. The villa has a nice pool and a yard with beautiful lake views. The house is well situated to explore other towns in Umbria - with most sites about 40-60 minutes away. The property managers Federico and Alessandro were both very nice and extremely responsive. If I return to Umbria I would definitely stay here again.

We loved the villa Maria. We were the first guests ever! The home was designed perfect. We were sad there was no washer and dryer as advertised, but chalk that up to COVID delays. We had everything we needed, save a wine opener, but we googled how to open a bottle without one and learned a new trick! Both Tom Tom and Google maps had a hard time finding the villa. We suggest you ask host to meet you at restaurant at bottom of hill. We would suggest to Frederico that he has a list of restaurants, markets and other handy for guests and also a home manual for all the new appliances, HVAC equipment and lighting. We have always had a few bottles of wine waiting for us in Italian rentals (they supplied a 6 pack of water) and would suggest that as a welcoming gift also. Host met us upon arrival and came for our check out. Very responsive.

The villa and provisions were extremely good and contact with the agent was efficient and quick. Because it is a new villa there were a few problems e.g. Airco had not been programmed correctly for summer time usage- but the agent sent an engineer to sort this out immediately. We also had an issue with plumbing but this was also sorted out straight away. The swimming pool, loungers and garden are perfect. The beds are comfortable and the whole place was scrupulously clean. We enjoyed our stay and will revisit. The kitchen is small but well equipped and everything you need to cook is present and the quality of pans/plates/utensils etc is good. There were two wifi options and both worked fine. There is a brand new washing machine so no need to pack many clothes. The outside terraces are great and provide many options for sitting in the sun and/or shade. Recommendation for the owner- I would include a guidebook for the villa including how to clean bits out of the swimming pool and also a guide to the area. Most villas also leave some sort of welcome pack with basics e.g. milk, butter and bottle of wine etc. The only downside is the VRBO service fees, these are high.

Easy communication with the manager of the house. Great location close to different cities like Arezzo and Orvieto. The house is big enough for 4-6 people and there is plenty of space on the terrace and beautiful garden. Gorgeous viwe over the lake with phantastic sundown. We ony missed the washing machine and some smaller and bigger bowls in the kitchen.
