About this villa rental

Peaceful Location In A Small Rural Village, with Our Own River Frontage in exquisite countryside, near the Soca valley. Airports close by include Trieste (1 hour 30 mins), Ljubliana (2.0 hours) and Venice (2.5 hours).

The house is in the Baca Valley, which is famous for fly fishing (subject to permits). Lake Bled is one hour away by train (5 minutes walk to the station). The longest zip-wire in Europe is near Bled!

Ljubliana, Postojna Caves, White Horses of Lipica and the Sea-side at Piran, Portoroz and even Venice are close enough for day trips

The Soca valley is THE destination for extreme water-sports (Kayaking, white water rafting, canyoning etc) so lots to do for teenagers and the young at heart!

This is a large property (350 sq m) with 5 bedrooms and 3.5 bathrooms. There are three terraces, all facing south, two for BBQ's and one for the swimming pool. The house has recently been fully restored to a very high standard.

The main living room is 45ft long with a bar, seating area and original barn doors and beams, which is great for parties. The kitchen is huge with a central island and Italian ceramic flooring leading to a large patio with outdoor furniture overlooking the river.

There is a (2020) Panasonic 4K internet TV so logging in to your Netflix of Amazon account is easy. Their is also a 42" TV', WII and Playstation downstairs. Food and drink locally, is excellent and surprisingly cheap. There is central heating for the winter months. We provide all bedding, towels and beach towels.

There are four new (2024) Laura Ashley pocket sprung mattress' (Two King size and two doubles). The en-suite bathroom for bedroom one has been completely renewed.

Being rural you need a car. There is a railway station in the village that can take you to Bled (in an hour) and in the other direction to Nova Gorizia (45 minutes). Trains in Slovenia are incredibly cheap. There is also a local taxi service (mini-bus) in the village for the times when you want to eat out but not drive.

IMPORTANT: Please note this house is only available to book for full weeks from Saturday to Saturday.

A beautiful, spacious property - well managed and mostly very clean considering it’s a place that accepts pets. Small but very well-maintained pool - great for a quick dip to cool off in September heat. Elegant decor but lots of traditional charm too… Well equipped for our party of five adults. A very friendly host - on hand but discreet - and a wealth of local information on offer from owners. The location is amazing and the surrounding area very beautiful - trains to Lake Bled from the tiny un-manned station opposite - slightly scary roads, but only what you’d expect from a rural property in a semi-mountainous area. Great wildlife and a beautiful waterfall a shortish walk from the house. No hesitation in recommending!

We had a wonderful time in the Julian Alps in this holiday home. The house definitely has enough space for 10 people and a dog ;-) The house more than met all of our expectations. The owner Andy and the housekeepers Sasa and Renata were very friendly and helpful. We were even able to charge our electric car using a socket on site, which was a huge convenience for us. We would like to thank you 100 times for your hospitality and would happily recommend this house to others.

We enjoyed our stay! The house is huge and in good condition, well-equipped kitchen, great pool with comfortable sun loungers and even a gas grill for evening barbecues. Good water pressure :-) The neighbor Renata manages the house and greeted us very friendly and showed us around and was always available to answer any questions - great service! Unfortunately the dishwasher was broken and we had to wash by hand, but Renata ordered the replacement part and everything should work again by the next rental. We only have one very small suggestion for improvement: when the house is redecorated at some point, larger double beds would be great (most are 1.40m) ;-) Otherwise everything was great and we would love to come back!

This is a big house with 2 nice terras and a very big entertainment room. Pool is small but OK. The river is right beside the house, you can hear it very well -> this is ok as you have a private second pool if the wheather allows it. Location... it depends what you would like to do, Bled by train, Lublijana is really far to visit. For the buget this is very OK.

Our 3rd stay at Villa Klavze (having visited in summer 2017 and 2018). We were very excited to come back, as our first big post-pandemic holiday we wanted to visit a place we love so much. The house as ever was perfect for a 2 week stay for 6 of us. Just a very enjoyable and relaxing stay in a beautiful country. Communication with Andrew was great and as always we were well looked after by Renata and Sasa who live next door. I am sure we will return at some point in the future.

We had a week travelling around Slovenia and then our second week in Villa Klavze. Our first week was fantastic staying in Ljubljana, Piran and then Lake Bled, really such a wonderful country and far exceeding our expectations. We came to the villa for a more relaxing second week and weren’t disappointed. The communication with Andy, the owner, before we left and during/after the booking process was great and he was always offering advice on our impending visit. The villa is huge, very well maintained and has everything you need. We wanted for nothing. It’s location is quite isolated and the adjacent road and train line don’t impact on its quiet enjoyment. The trains particularly the motorail were actually great entertainment during the day. Renata who is the neighbour and manages the villa lives in the adjacent property and is absolutely lovely. She speaks great English and although next door did not impose on our stay. The unheated swimming pool was an absolute must during the hot weather. The villa is rural, we drove in to Tolmin most days and definitely found the Hofer supermarket to be the best. I researched where to stay extensively and when I booked Villa Klavze I thought it was the best value villa for what it offered. My opinion has certainly not changed. Come to Slovenia and stay at this villa, it’s a truely wonderful country and a fantastic property.

We used the villa as our base camp for an active vacation in the area (paragliding, hiking, kayaking), all professionally organized by the folk from Emerald in Tolmin. That worked out very well. Great to come back to a welcoming house (with a lovely pool) and great lounges for evening gatherings. We enjoyed the food prepared by Renata's mother in law as well. Not sure whether Klavze 28 is still in operation (phone was not working when we were around). We had great weather in September and also enjoyed the trips to Bled (by train), Ljubljana and to the Postojna Cave.

The property was well maintained, and well furnished in all aspects needed by 10 guests. There were 3 public areas which different groups could use without getting on top of one another. The bedrooms were very comfortable and spacious, 2 of them with en-suite. The pool was a feature which all the geusts enjoyed especially the children. There were 2 areas outside where you could eat and entertain. If one area was in the sun the other was in the shade. The neighbour was the agent for the property and was very helpful. We thoroughly enjoyed our stay there. The time was too short. The countryside was beautiful in the Julian Alps and there was plenty to do to keep youngsters and oldsters engaged and occupied. The owner of the property was very helpful in answering questions and giving information. Definitely a place to revisit.

Was a fantastic house! Thoroughly enjoyed it! A lot bigger in person and has great space for everyone. There were 10 of us and it almost didn't feel like it as the bedroom are spaced out perfect as well as having multiple lounging areas. We even managed to dip into the pool in October! Perfect for us, not too far from the town of Tolmin where the local Aldi and Mercater were, great for top up on food and wine. We even managed to go Kayaking on Lake Bohinj in October too which was about 90mins away by car. You could get the train also but we already had hired cars for the journeys. Fantastic place to stay!

I cannot rate this villa highly enough - we had a truly wonderful time. The villa itself is beautiful - so lovingly restored. It is immaculately clean and has so much space. There were 10 of us plus a toddler and at no point did we feel on top of each other. The facilities (pool, BBQ, sun loungers, kitchen gadgets) were all great and the location is close to perfection. The owners were so helpful in providing information prior to our stay and the hosts next door were incredibly helpful and kind throughout the week. It really is our happy place and we are already planning our return!

Very accurate description, if anything the house is even better in real life! Extremely clean, fantastic facilities, loads of space and lovely location. The owner was very prompt, helpful and delightful to deal with. The neighbours who are the point of contact for the guests out there are really great too! We were given lots of information about local restaurants, travel by train to lakes, directions to nearby gorge, waterfall and activities etc. Did as much as we could and still enjoyed time by the pool. White water rafting was a first for us! Highly, highly recommended!!!

Die Unterkunft ist super schön, mit großen Schlafzimmern und Gemeinschaftsräumen. Die Terrasse samt Pool bietet einen besten Blick auf die Berge. Wunderschöne Lage, wobei man zu den meisten Wanderrouten doch relativ weit fährt. Es gibt aber eine Bahnstation direkt im Dorf. Insgesamt sehr zu empfehlen!

Sehr schroffe Bergwelt, viel Wasser, enge Straßen mit vielen Kurven. Sehr abgelegene Dörfer in der Umgebung leider ohne Gastronomie aber mit überwältigender Landschaft. Das Objekt ist sehr geräumig sehr gut eingerichtet es ist alles da was man braucht vom Grill bis zur Waschmaschine, kleiner aber sehr gut gepflegter Pool. Wir haben uns sehr wohö gefühlt.

Es war ein sehr schöner Aufenthalt in Klavze. Wir wurden herzlich von Emma und empfangen und haben uns in dem riesigen Haus, in dem man sich verlaufen kann, super wohl gefühlt. Der Außenbereich mit seinen 3 Terrassen ist ebenfalls riesengroß und hinter dem Haus war sofort der Wald mit Wanderwegen. Auch der Pool war sehr schön und hatte zur Abkühlung die richtige Temperatur. An die Geräusche des Flusses, welcher genau am Haus verläuft, mussten wir uns in der Nacht erst gewöhnen, aber ansonsten war die Umgebung traumhaft. Das Soca-Tal ist einfach nur faszinierend. Das Haus bietet einen super Ausgangspunkt für alle Aktivitäten rund um das Soca-Tal. Vielen Dank auch an Renata, die wir zum Schluss unseres Aufenthaltes kennengelernt haben. Die Kommunikation mit Andy war auch sehr unkompliziert und er hat uns umfangreiche Tipps und Infos übermittelt in Bezug auf das Haus, die Ausflugsziele, Restaurantbesuche und vieles mehr.

Wir waren als erste Gäste in diesem coronageprägten Jahr im Haus und wurden herzlich empfangen. Das große Anwesen bietet viele Rückzugsmöglichkeiten falls notwendig, Küche und Wohnzimmer sind riesig, aber waren wir die meiste Zeit draußen. Bei unserer Ankunft funktionierte das W-Lan nicht, jedoch wurde umgehend versucht, das Problem zu beheben. Dass der Techniker erst ein paar Tage später kam, dafür konnte niemand etwas, aber es zeigt, wie super sich Renata und Saša kümmern. Die Küche ist überdurchschnittlich ausgestattet, lediglich eine "normale" Kaffeemaschine ist nicht vor Ort. Pads und Pressmaschine wären eher für kleinere Gruppen geeignet. Alles in allem ein wunderbarer Urlaub und tolle Erinnerungen. Wir haben das Haus schon weiterempfohlen!

Vorab: wir hatten sieben wunderschöne Tage in Slowenien und das Haus und seine Lage trugen maßgeblich dazu bei. Das Ferienhaus liegt am Rand einer kleinen Ortschaft im Bača-Tal etwa 4,5 km von Most na Soči entfernt. Im Ort (Klavže) selbst fehlt es an Einkaufsmöglichkeiten oder Gastronomie- also schwingt Euch aufs Rad oder setzt euch ins Auto. Die gering befahrene Straße führt unterhalb des Hauses vorbei, stört aber genausowenig wie das stete Rauschen der nahen Bača, gleich ggü. der Straße. Hinter dem Fluß führt oberhalb die Eisenbahnlinie vorbei, an der mehrmals täglich Züge am Stop Podmelec fahren; auch sie beeinträchtigen den Aufenthalt aber nicht. Außer im Pool (geschätzt 1,40 m tief, 3 x 7 m) kann man fußläufig ( vom Ferienhaus ca. 50m entfernt ) im Fluß baden (Wassertiefe von knöchelhoch bis brusthoch - wir waren im August hier). Die Küchenausstattung ist auch für ein Ferienhaus dieser Qualität sehr umfangreich (lediglich Eierbecher und Schnapsgläser hatten wir nicht gefunden). Die Küche ist relaltiv groß, zu beiden Seiten gelangt man auf jeweils eine Terrasse, von einer der beiden führen Stufen hinab zur dritten Terrasse mit Pool. Einziger Nachbar, rechts vom Pool - optisch getrennt durch Ebene und mannhohe Hecken / Pflanzen war das Wohnhaus der Verwalter (Renata und Sasa, die völlig unkompliziert sind und jederzeit bei Fragen mit Rat und Tat zur Seite standen). Schlafzimmer, Toiletten und Bäder sind modern eingerichtet und ohne jeden Makel. Unmuttelbar am Haus befinden sich zwei beschattete PKW-Stellplätze. Wenn, dann gibt es nur kleinere Makel, über die man auch hinwegsehen könnte: - Kühl- und Gefrierschrank sind für das Kühlgut bei zehn Personen etwas klein. - An den Tischen im Essbereich und auf den Terrassen wird es zu zehnt recht eng ( stellt man einfach Tisch und Stühle von der anderen Terrasse dazu ist das Problem gelöst) - Ebenen für Ballsport fehlen und Vorsicht mit kleinen Kindern wegen der vielen Stufen im Innen- und Außenbereich (wie eben bei allen Häusern in Hanglage). Alles in allem ist das Ferienhaus sehr zu empfehlen, wenn man etwas Ruhe und Abgeschiedenheit sucht und damit leben kann, dass man ins Auto steigt, um morgens Brötchen zu holen, zehn Minuten fährt, um die beim Großeinkauf vergessene Milch zu besorgen oder sich immer jemandfindet, der auf das Bier oder den Wein beim Abendessen im Restaurant verzichtet um die Gruppe wieder heim zu bringen. A propos Restaurant: Labrca, Tolmin - unkompliziert und gut.

Waren als große Familie unterwegs mit Oma, Opa, Schwester. Ins. 6 Erwachsene, 2 Kinder und ein Kleinkind. War ein sehr schöner Urlaub. Man hat riesig Platz für die Kinder. Der Pool ist wunderbar. Die Nachbarn die das Haus betreuen sind super nett. Das Haus war super sauber. Die Umgebung ist sehr schön. Der Fluß ist wunderschön und hier gehen die Einheimischen baden. An den einen oder anderen Ecken merkt man das alter vom Haus. Türen knarzen oder gehen nicht zu. In EG schimmelt es etwas. Man muss wissen, dass die Gegend sehr abgelegen ist. Aber in der einen Woche ist uns nicht langweilig geworden aber man muss schon immer ne halbe Stunde Autofahrt einplanen. Als wir im August waren, war es eher kühler mit 31 Grad, hat uns die Nachbarin erzählt. Sonst sind es 39 Grad

Wir hatten einen wunderschönen Urlaub in diesem Ferienhaus! Das Haus ist sehr groß und schön gelegen. Der schnell zu Fuß zu erreichende Wasserfall ist phantastisch. Der Pool ist absolut ausreichend für eine Erfrischung und wird jeden Morgen gereinigt. Bei Ankunft war die Küche für unser Empfindung nicht ganz sauber aber sonst gut ausgestattet. Insgesamt absolut weiterzuempfehlen!

Wir haben den Aufenthalt sehr genossen! Ein großes, geräumiges Haus mit Allem, was man für einen tollen Urlaub braucht. Genügend Sitzmöglichkeiten für alle zusammen, aber auch Möglichkeiten, sich mal zurückzuziehen. Der Kontakt zu Renata war prima. Ein Auto ist hier unbedingt notwendig! Und an den Zug gegenüber, der morgens 7:50 Uhr kommt und klingt wie ein Hubschrauber, gewöhnt man sich schnell. :-)

Wir waren Anfang Juli 2019 mit 7 Erwachsenen in diesem Haus. Die Innenausstattung und der Gesamtzustand waren sehr gut. Der Pool wurde jeden Tag gereinigt. Leider hat es fast an jedem Abend geregnet und wir hätten uns eine zum Teil überdachte Terrasse gewünscht damit man abends auch bei Regen noch im Freien sitzen kann. Was uns noch gestört hat war das in einigen Zimmern kein Kleiderschrank war und die Toilette im Gang nicht zum Absperren war. In Tolmin konnten wir in der Pizzeria Soca 202 sehr gut essen gehen. Einen Ausflug zur Vintgar Klamm war sehenswert. Die Straße die unterhalb des Hauses vorbeiführt stört überhaupt nicht. Auch von der Bahnstrecke gegenüber bekommt man nicht viel mit. Von diesem Bahnhof kann man bis Bled fahren. Insgesamt ein gelungener Urlaub in einem sehr schönen Haus.

Wir haben uns in dem großzügig, modern renovierten Haus sehr wohl gefühlt. Klavze ist ein kleiner, völlig untouristischer Ort, was wir sehr genosssen haben. In 10 min ist man in Most na Soci zum einkaufen und Essen gehen, Tolmin (Klamm!) und Kobarid (Raften!) ereicht man nochmal jeweils 10 min später. Direkt hinter dem Haus geht ein Wanderweg bergauf durch den Wald zu einem Wasserfall und davor fliesst ein Fluss, in dem man baden kann (wenn einem 10 Grad nicht zu kalt sind) und den Pool hat man ja auch noch zum abkühlen. Das Wetter war zwei Wochen hochsommerlich! Die einzige Nachbarin Renate kümmert sich liebvoll, sobald man etwas braucht und hält das Haus in Schuss. Die Strasse vor dem Haus stört nur, wenn Motorräder tagsüber vorbeifahren. Angesichts aller anderen Vorteile für uns leicht verschmerzbar!
