Top cleanliness - horrible check-in

cleanliness! Everything was perfect, including the bathroom. The parking was also inside the property, and the kitchen was fully equipped.

Check in at 3 p.m. It is too late, and also the check-in is at another location, very far awasy from the property, which could cause problems to people without transportation. Location at 10 mintes walking to the lake, and no restaurants next to the property.

Nice apartment, with all cooking furniture needed. Perfect for a week with friends or family =)

Not a big deal, but we need to pick the keys in a hotel 2km away. Also if you have a light sleep you can hear the street on the morning, but many people would be okay with it.

Just location was good.

It was very noisy - apartment is near the main street, even when the window is closed it looks like it is opened and it is not possible to sleep. You hear everything! Smell is very bad in the apartaments. And the bed in living room is broken - but it is for sleeping…

Nice place to stay, a little away from all the hustle and bustle of all tourism.

We prefer stay a bit away from all the hotels, so this was nice. A room at the very top with nice space and interiors.

Great stay in a prime location.

The top floor apartment I stayed in was very nice, balcony, had an old wooden ceiling with beams. The kitchen is sufficient, with a gas stove. Location is great. Supermarket around the corner, old town a two minutes walk.

The location comes with a high noise level, it’s bordering a street with high traffic. At night some motorcyclists can’t resist going as loud as possible. For sensitive people earplugs for sleeping should solve this.

Recommend it but could have been much better

Location. Size of the apartment and the layout. Beds were comfortable.

We didn't like how they cleaned it. In the shower, there was and probably still there now, looked like drips of like brown stains. A little like coca cola. Around the door frames brown stains that look like coffee. Whether it was us not knowing how to use it but we bought food to cook given that the apartment had a kitchen but my wife was not able to get it working. Which was dispointing. The first thing we noticed was a strange smell when we first entered. Not sure if was the damp in the bathroom or the curtains and bedding not been properly washed.

Very good location, you can easy walk to the centre of Riva del Garda and to the beach. The apartment was big enough for family (2 adults and 2 kids).

Bathroom needs restoration, one wall was moldy.

Location is good. But thats where it stops. Walls are paper thin so you hear EVERYTHING.

Bathroom had furry mould growing on the wall. The apartment, in particularly the bathroom was absolutely disgusting with white furry mould and black wall mould all around it. There is no staff on site. In order to report the dirt, we would have had to walk 3km to the check-in hotel. Reported to hotel by email after they left and they said they were 'unaware' of the state of the bathroom. See photos - this not something that happened overnight. Its not believable to think they could be unaware of this.

This years stay in the Royal House wasn't great.

We are returning here every year for 4 years in a row. So we know already what to expect. The plus of the house is the location and the secure parking. The rooms have good size and staff is friendly and helpful. We had a double booking here; originally we booked 7 nights and prolonged our stay for 2 additional nights.

The room (Nbr11) in the attic didn't have a balcony; yet it was shown on the pictures during the reservation. The staff told that this mistake comes from booking.com. We actually went to the reception of Hotel Oasi (same Owner) to discuss this matter. The lady from staff was very friendly and tried to help: she would change our flat for another one with balcony but the house was sadly fully booked; she even checked for a hotel room in hotel Oasi. All these options not available they offered even to cancel the booking and they'd refund us (this even after the latest possible cancellation date on booking) The cleanness of the apartment was really miserable. Huge dust balls under the bed, which flew out when the window was open, the roof windows didn't get cleaned from outside since the year they were installed, as it seems. We stayed 9 days (7 + 2) and the bed linen didn't get changed during these 9 days. The 5/10 rating is only because the staff was really nice and helpful.
