The property is in a perfect location - has everything that you need for a short stay.
We don’t have dogs and you could tell slightly dogs were allowed but it didn’t affect our stay at all.

Clean room, good location, WiFi was working fine, staff that we spoke to were nice and friendly. Liked the fact that you could just grab extra supplies from reception area such as toilet paper, teabags and milks if needed. Great that permits were provided as well. Good communication and detailed messages sent from staff prior to stay.
On our first night after pulling the plug on the bath sewage water ended up flooding the bathroom which would've left us without washing or toilet facilities although the lady that did come was great and sorted this out for us we did find it was a nightmare to get in contact with staff, the guy behind the main contact number was on annual leave which is fair but the alternative contact number went straight to voicemail the numerous times we called. The lady who did show up to help us called off a completely separate number to the ones that we were provided so although I'm happy this problem got rectified from an emergency point of view making contact with staff wasn't the easiest

The bed was very comfortable. The view from our room was fab. We were provided with robes and slippers which came in useful as we needed to exit our room to use the separate private bathroom.
The noise from the street. It’s only single glazed windows and so you can hear practically everything. I had brought earplugs with me but my husband didn’t so he didn’t have a great nights sleep. It would be a nice touch to put some earplugs in the room for guests. The parking situation is a bit of a faff (like a lot of places in Ambleside) but providing a parking permit for guests to use is a good compromise.

Location superb (though noisy surroundings on Friday night), good parking solution, tasteful decor and clearly lots of thought put in to property, plenty of warmth and ventilation possibilities which would make for a very cosy feel in colder weather.
Some small maintenance issues that require attention:
- Sticky radiator thermostat meant the first night was extremely hot
- Shower so slow to drain that, in combination with amazing water pressure, meant you have to finish up very quickly for fear of flooding the bathroom
- Extension cord hanging off the wall, and cable trunking falling apart
- Lots of pictures and decorations on the walls of the room and stairwell, but few are remotely level and some even partially obscured by the headboard, which dampens the premium feel
Maybe this is end-of-season stuff, but none of it should be hard to fix.

Location 10/10 (so close to everything, was perfect)
Parking 10/10 (permit worked really well, we pulled up to the property to unpack the drove 1 min with clear instructions to the car park. Both times we left and came back we got a space easily)
Bedroom size 9/10 (we were room longhorn on the top floor, heard no traffic or pub people!)
Bathroom size 7/10 (a bit snug!)
Only the bathroom was a bit small but it was built into the room and would rather have a bigger room than massive bathroom 👍🏼

The house was well situated in the centre of ambleside with lovely views. The room was clean, well furnished and very comfortable. There is wonderful big comfortable bed and bedding and lovely deep bath for a hot soak every evening. The car parking permit allowed free parking in either of three of the towns long stay car parks.
The pub over the road was a bit noisy on Friday night but it didn’t bother us too much.

I’ll be staying again as I loved the rooms view and the feel of the place .
Nothing I didn’t like but things to consider ( it is a noisy street with in men and busses etc) so if you want to sleep in you might not get the best quality sleep. Not a very big sink for washing dog bowl or anything but we managed.
I didn’t lock my keys inside the room but my separate bathroom make me think I could as both doors had a key 🔑 not a code to unlock.

Had a Roof - Centrally Located - Parking Permit worked but quite why they don't advise the use of the nearest car park?
Towels were reasonably good.
Booked a Deluxe King Room, doubt the bed was King Size and during the 4-night stay we never encountered Deluxe. No answer to phone no. provided. Constant storage of linen bags in entrance hall. The 'pungent' smell. Dirty carpets both communal & room, which may account for the smell. Stairs didn't appear to have been cleaned during our 4-night stay. Size of room, just about 'swing a cat' but couldn't in the smallest of bathrooms. 2ft cobwebs are in plain sight. Room door lock 'falling off'. Tap loose. Leaking showerhead. Couldn't fill the kettle directly as wouldn't fit under tap. Empty crisp packet situated on top of wardrobe, sited on an 'expected' thick layer of dust. Previous occupants socks (looked cheap) left in drawer. Front door constantly slamming. Noise from the two pubs which appear to be open until 1am, culminating with street noise until much later. The cost, which was excessive for what greeted us, this exacerbated by the fact that when selected, was charged £56.16 more than the advertised price - this may be a Booking.com issue, but they we in willing to help.

Location is absolutely incredible, right in the heart of the town within walking distance of everything you need. It’s also a beautiful building with a well thought out and beautifully decorated interior. Instructions for access and parking were sent beforehand and were clear and concise, had no issues with any of that. We really loved it.

Well appointed and comfortable, very clean and good communication from the staff. Note that there is no interaction with the staff as access is achieved through a keycode and room keys are left for collection in the foyer. The bathroom was very modern and clean. There were good recommendations for local restaurants and cafes.
Having a seperate (although private) bathroom was a little odd. However, we were aware of this when making the booking. There was some noise from the pub oposite with live music and some of the curtains were missing curtain rings.

The room was a reasonable size
The bathroom being outside the bedroom, described as a private bathroom, last time we had this was 40 years ago, therefore disturbing everybody in the room. Dangerous step up to or down from the bath. Noise from 5pm in the morning caused by bin wagons, traffic etc.

Location was perfect, right in the centre of Ambleside with bars and restaurants immediately outside.
Self-service check-in was easy and convenient, no fuss and communication on directions and entry instructions were clear.
The decor is eclectic and modern, it felt quirky. We stayed in Room 3, Troutbeck, on the first floor.
We liked the porch area with baskets and towels to leave our wet and muddy boots after a day of hiking.
The room was serviced whilst we were out, where our towels were replaced and the bed freshly made.
The bed was roomy and really comfortable, I had a lovely sleep. An electric fan was provided, which we used as it did get quite warm in the night.
A parking permit is provided with your stay, which meant we could park in the pay and display car park 2-3 minutes walk away for free. The guest information book also informed you of other car parks the permit is valid in nearby villages, very handy!
Please accept this feedback as constructive, this did not ruin our stay and we would return if these several small things can be addressed:
The guest wifi didn’t work for either of us, we kept receiving a ‘weak signal’ message.
The keyhole to enter the room was loose, making it slightly tricky to open the door. It would be worth replacing it to avoid anyone getting locked out.
The shower head had quite a lot of black mould in the central waterholes which was off putting when showering. The shower screen door was quite tough to close once inside the shower and we found the cubicle filled up with water quickly as it didn’t seem to drain fast enough. We had to remove the drain guard to allow the water to drain, which was clogged with hair from previous guests.
The room could do with the wallpaper being re-pasted in areas where it lifted.
The bathroom door lock was broken and the door needs to be repainted where it had flaked away.
One of the toiletries provided in the bathroom was empty when we arrived, fortunately we brought our own body wash.
The hairdryer did not get very warm, making it difficult to dry my hair thoroughly. After 20 minutes, it was still damp. This could be resolved easily if it was replaced with an inexpensive more powerful hairdryer.
Plug sockets were minimal, only two sockets available via an extension which was on one side of the bed only. This made it difficult when trying to dry my hair as the mirror was fixed to the wall at the other side of the room.

Excellent location in centre of Ambleside, up of the Main Street to ensure it’s still quiet.
Free parking pass which takes stress away from finding somewhere for overnight .
Clean and comfortable.
The baskets with towels for the dogs at the entrance was a really clever idea and very helpful .
We would stay again and recommend.
Minor aspects that could be easily sorted and wouldn’t stop us staying again
- wardrobe has a strong smell of tomato soup ( only way I can describe it ) which really clung to the clothes I hung up .
- hair dryer was broke and only blew cold air . Again not a huge issue if you’re not needing to use it .

Very comfy bed, nice room, great location and great to have a parking permit
It was a very warm day when we arrived it’s a very small thing and didn’t ruin our stay but worth mentioning that it would have been good if the window had been left open to circulate the air as it was so hot we were sweating getting changed. We left the window open whilst we popped out and when we came back it was fine as I said not a deal breaker just worth a me tip

Lovely and central, shops and restaurants on the doorstep. Nicely decorated with some quirky decor. The beds are very comfortable. Dog friendly. Checking in process very easy. Great communications before and during our stay. Was able to leave our luggage in the hallway on the day of departure and return for it later.
There is no parking on site. Have to park on busy main road to offload luggage. Info on this only given a couple of days before our travel. Steep drive to then walk up with luggage. All guestrooms are on the 1st or 2nd floor. No lift.
Other minor issues:
There is a free parking permit, which is great, but we had to keep driving around Ambleside (30-40 mins) before we found a space. Complementary toiletries in our room did not smell nice at all. Other reviews have mentioned complementary dressing gowns and slippers, but these were not provided in Wansfell or Langdale Rooms.

The property was in a great location.

The room looked nice, however the facilities were not great.
There was a lamp attached to the wall on the window side of the bed, which had an EU plug, and no plug socket (EU or otherwise) to plug the lamp into. I don’t understand why someone has bothered to attach a lamp to the wall, when it literally cannot be plugged in anywhere.
The other side of the bed had an extension lead with only two sockets on, one of which had to be used for the lamp on that side.
There were not enough surfaces. You couldn’t put anything down, other than on the bedside tables, or on the small table holding the tea tray, but then you’d have to make your brew on the floor.
The curtains didn’t meet in the middle so light could get through.
The wallpaper was peeling in the bathroom.
The shower head was disgusting.
It really seemed to focus on style over function. I don’t need a random shelf with a plastic plant on, I need somewhere to charge my phone on both sides of the bed, and somewhere to put my toiletry bag whilst I get ready. It

You get a bit of noise from the nearby pub & bar but to be expected with it being in the centre of town. The hairdryer also needs replacing as it didn't give out much heat.

The room was really lovely as shown on the photos. The decor, cleanliness, the added touches with tea/coffee/biscuits were all great.
We had a lovely view from our room, and the location is perfect right in the centre of Ambleside.
Good communication before the trip to advise on parking arrangements and how to find the building was really helpful.
The only negative thing about our stay was the noise. Particularly on the Saturday night the streets and bars downstairs were very noisy until the early hours. With it being an old building the windows didn’t block out much noise so our sleep was quite disrupted.

The room was a decent enough size & the location was excellent. Although I would expect in the busier periods it could be quite noisy perhaps. Bonus of being able to take our dog and also the attention to detail for the instructions, although I do feel that advising parking onsite is not available.
The bathroom was way too small & if I was any bigger i wouldn't have been able to get in. We were also very disappointed that we couldn't see out of the window, especially when the view would have been amazing.

Fantastic location and friendly staff, super helpful information in handbooks and direct messages from the host with fast responses, thought it was a very considerate touch to talk about traffic problems outfront, something not in the hotel’s control but to make the effort to make us aware prior was incredibly thoughtful and added a very personal feel to the stay
