Kaliva Suites - Adults Only

The room was amazing. Great sea view.

Everything was great.

The beachside location was nice, and the room was excellent.

It was not "adults-only" as people who were not staying at Kaliva Suites freely used the pool area and sunbeds on the property with their kids.

The massage.

1. No ventilation in the toilet in a 500 euro per night suite. This meant that the room smelt terrible all day. 2. Spiders and mosquitos in the room were reported on arrival. They were never cleaned. 3. Dreadful service by the pool where we were told by multiple staff that we had to: open our own 5 meter umbrella, and get a takeaway from the restaurant eventhough we had booked the most expensive suite in the hotel at 500 euros per night. Shambolic. When we complained to the operations manager at checkout she simply said "I cannot control what my staff tell our customers" - what a pathetic response! 4. The shower by the pool wasn't working. 5. We were asked to park next to a huge pile of junk behind the "suites". 6. Breakfast was served 500m away from the suites in another hotel.

The hotel has the best location in Ayia Napa, being close to everything but still beachfront. The room and pool area is very nicely renovated. Could be the best spot on the island... The brunch at the beach bar next door was probably the best part of our stay.

Sadly the hotel is not run as a high end boutique hotel yet cost more than most 5* hotels nearby. It is more like an airbnb run by a nearby hotel. You get the room and you can walk to the hotel down the street to use their restaurant for breakfast, ask for help or use their spa and the housekeepers come over to take care of the room but that's all. There is no staff around the pool which can be annoying when you need a towel, or want to order a drink. There is a beach bar next door but they don't service the hotel area unless you use room service. The pool area is very nice, we loved hanging out there but confusing who else is allowed to enter or whether is it for the hotel guests only which we thought. Multiple times we saw the staff from the beach bar hanging out there after their shift, and also friends or/and family of the staff seemed to come there including kids, hence adult only. It is not the end of the world but when you are a paying guest for something others get for free you feel like an idiot. Unfortunately it felt like we were secondary guests put aside because they run out of rooms at the "real" hotel. It should be the other way around given this hotel is way nicer and pricier... I would love to go back when the service matches the quality of the rooms.

It's our second stay here in Kaliva Suites and we still very exited of this place. Beautiful interiors in Asian style just right on the beach, smart home system, cute pool and nice sunbeds. This is the place for adults, so here is very calm and quiet.

There are no adapters for sockets in the room, and they may be needed. And it seems that it is worth giving towels for the feet.

Very beautiful and modern interiors. Different from another hotels. Very comfortable smart home system. Cozy and good bed. Good place next to restaurants. A good selection of breakfast dishes I like it very much

The location is awesome. Almost right on the beach. Breakfast in the beach bar was included and the food was really nice and the staff was fantastic.The room/property was really was wonderful
