VERY close to the ferry and town centre. Easy parking. Warm, cozy, comfortable. Grateful to be able to book 2 hours before arrival. Quirky unattended check-in via phone to gain access, but it worked fine Very friendly and helpful staff at breakfast, which was very good.

A very pleasant and enjoyable stay.

This hotel is just minutes from Rothesay town centre with ample parking on the main road. I was staying in Room 8 as a deluxe double with sea front view. The room was bright and clean with a good comfy bed and an ensuite shower/bath. The sitting area had a two seat sofa and table and chairs looking out into the Harbour and town centre. I was greeted by Luba who served up my full Scottish breakfast in the mornings. All in all a very pleasant experience..The weather and location also contributed to a great mini vacation.

The only downside to the Deluxe room was it was on the top floor and this could be a challenge for someone with disabilities or elderly but for me the price was small for the extra space and comfort.

Very pleasant stay, excellent value+breakfast, dog friendly and clean

Room was lovely and clean and presentable ( if a little small, but as it was only 2 nights, it wasnt a big issue) beautiful view of the well maintained garden and woods. Luba ( staff member) was very helpful, friendly and professional. She did a great job at breakfast time too! The breakfast, which was included in my stay, was excellent, well cooked and good value for money. Great that they are dog friendly too, and my dog loved the attention from the staff.

Id messaged admin regarding my check in time, but didnt get a response. Id paid for my booking online and ticked that i was bringing my dog. On the last day, the owner telephoned me to say that I had a surcharge to pay for my dog. I pointed out that I had declared at the time of booking, several weeks previously, that I was travelling with my dog, and admin should have emailed me accordingly to notify me of any extra charges, or could have done so, when I emailed about my check in time, which went unanswered. The owner was fair, and waived this charge, as he agreed that it should have been brought to my attention beforehand. Maybe some extra effort is needed in admin though.

Welcoming comparable and value for money

I had such a lovely stay! The location was absolutely perfect—peaceful, convenient, and just what I needed. From the moment I arrived, the welcome was genuinely friendly and made me feel right at home. The room and facilities were immaculate, with every detail thoughtfully taken care of. It’s rare to find a place that nails comfort, cleanliness, and hospitality all in one go, but this property did just that. Highly recommend!

Key to our room door was very difficult to unlock though easy to lock so we spent a fair amount of time getting into our room after we'd been out for the day. However I am sure the staff will have sorted this issue by now. That was the only thing that we did not like.

Best avoided

The view

It took an hour and a half for us to get into our room as there was a severe shortage of staff. We had to wait for towels and when they did arrive they were too small for bath towels, too large for hand towels. We were not told that we needed a code for the front door so almost got locked out. There was also no wifi.Our breakfast took a very long time as apparently the kitchen appliances kept switching themselves off. The shower was tiny and the temperature and water pressure went up and down. I felt sorry for the staff as they were trying their best under difficult circumstances.

Great stay again with a very decent breakfast.Was able to get into room early which was a bonus.Free parking on main road was a godsend and the relaxation of wat hing the ferry coming in every hour was a delight.Close to centre of town so no taxis needed.
