Deby, the manager answered all my questions and greeted us up arrival. The apartment was cleaned and comfortable with kitchen and large area. It had a nice view of Lake Como and walking distance to Villa Da Balbianello, restaurants, stores and ferry . Quiet also!

Since 2023, after I had gone through a personal loss and visited the first time, this wonderful house has become my happy place where I can escape to whenever I am stressed out and long to spend a few peaceful days. This year I had the ground floor unit "Lenno" all to myself, and it felt just like a second home.
Being an artist and collector myself, it was like a treasure trove for me and so interesting to explore all the different vintage pieces, antiques, paintings etc. which the owner has chosen to display and make up the decoration of the space.
Every room is furnished with such loving care; truly unique. Super comfy and really huge beds too!
I was lucky that the weekly market (always on Tuesdays) was set up right the next morning after my arrival, and I could buy fresh produce, breads, cheeses etc. The beautiful kitchen was a joy to use when I prepared my meals, I´d actually love to have one like that in my own home :)
Since I have already visited several times and have done the whole hustle-bustle of the more touristic spots such as Como, Bellagio, Varenna, all the Villas etc., I was happy to have the opportunity for a retreat this year.
So I used my time to lounge in the garden, enjoy the sun in complete privacy, read, do yoga and stretching in the early mornings when the air was still a bit cooler and you could just hear the birds chirping and the sounds of Lake Como´s waters.
One thing I especially love about the location is exactly that it is in such direct proximity to the lake and the ferry station; it´s super easy to get around for all the excursions one wants to undertake, and strolling on the lakeside promenade later in the evenings is also a lovely thing to do - it´s never crowded like everywhere else.

We had a large room with a comfortable double bed, a sofa, a large table. The kitchen had all the necessary equipment, a view of the lake. The house was very quiet, situated on pleasant side street.

Lovely stay in Lenno
House is located very close (200 m?) to the lake and about 20 minutes by walk to Balbianello vila. Parking is awailable in close surrounding. You might be lucky and get the free spot in front of the accomodationor there is quite cheap public parking a bit further. If you want to swim, there is ublic beach not so far.
People are very friendly and we got lot of good tips for food and trips. Room was comfortable with A/C. Breakfast was good in lovely main meetig room with view to the garden.

Lovely stay in Lenno
We were welcomed by the lovely and helpful staff of Balbianino. The building is really well decorated and has a charming atmosphere. The room was very cosy and well furnished and breakfast was very nice. Lenno is a beautiful town and so peaceful.
The room was a bit on the small side, especially since the other rooms with lake view seemed much bigger. It would also be nice to have real duvet covers instead of blankets, especially for people with allergies.

Perfect find in Lenno
We love our room, very clean, nicely decorated and a lovely view out to the lake. The B&B is located in a great location - near the C10 bus stop and easy walk to ferry stop by the lake . Elisa was very hopeful and recommended restaurants for us as most places were closed on Monday. Good breakfast! We want to visit again !

The friendly, multilingual and informative staff were exceptional and added to the enjoyment of our stay. They gave good recommendations and were helpful in arranging transport. The property is spotlessly clean and carefully modernised but still has lots of historic character. It is located near the lake in Lenno with many beautiful old buildings and gardens nearby. It is also close to some great restaurants, walks and the Villa Valbianello. Lenno and BB Balbianino are great choices for a stay on Lake Como.

Uncomfortable With Interrupted Sleep
Location was really good -- close to a famous villa that a lot of tourists visit.
Very noisy and really saggy mattress where we could feel the springs.
They put us in a room next to the kitchen area where breakfast is served daily. We were extremely jetlagged but were woken up early each morning to breakfast guests talking and laughing (if you are a light sleeper, you might also be woken up and kept awake by the preparation and cleanup of breakfast). We asked to change rooms and they said it wasn't possible because they were full. We asked if we could cancel our room for the second night as we could not stay there again another night and they said it would not be possible.
Suggestions for the owners to improve the guest experience:
* make a separate room listing for that room along with the hours guests can expect there to be noise (guests that would mind the morning noise can avoid booking)
* leave earplugs for guests in that room type (I was told I could just buy them at a pharmacy)
Even though our sleep was disturbed each morning, including the morning of checkout, we were told that we could not have a late checkout to sleep a little bit more after breakfast ended. Just as we finished packing and were ready to walk out the door, the host actually knocked loudly on our door and seemed very upset at us that we were 15 minutes past our checkout time.
Even though we had a terrible experience, we were still very cordial to the staff but I don't think they cared we had a bad experience; they just seemed annoyed that we were trying to sleep in (I would expect this at a hostel but not at a b&b). I would not recommend Balbianino.

The property was ideally located for the Villa, you can either walk through the gardens or take a speed boat. it was in such a quiet location so sleep was great! there are plenty of restaurants nearby if you want to get a bite to eat.
The staff were fantastic. They could not have been more welcoming or helpful. They spoke amazing English which was such a help when our taxi got cancelled by the company on the morning we were due to fly. The staff sorted a solution for us and we made our flight!

We had a delightful stay at Balbianino in July 2022. The weather was quite warm whilst we were in Lenno and unfortunately I chose the apartment over a hotel room - and whilst the hotel rooms are air-conditioned the apartment is not - I missed this detail when booking. However the apartment was fantastic and so well appointed - I would highly recommend staying here - the staff are fabulous, nothing was a problem and the location is fabulous. The breakfast is served in a delightful room overlooking a garden and in summer this is heavenly. Lenno is a great spot to use as a base on Lake Como - quieter than places like Bellagio, but still has lovely restaurants and places to visit. Highly recommended.
