Villa Lapidea (280 m2) is set independently within its own lawned garden (2.500 m2) and large swimming pool (11 x 5 m), just outside the small local village, amongst peaceful countryside, next to the vineyards and pine woods, only five minutes from the medieval town of Motovun (Montona). Nestled between a quiet forest and idyllic green hills, it offers a chance to relax and connect with nature. For those who want to be always on the move, the surrounding countryside provides a great venue for hiking and biking. Close to all main transport infrastructures it is also an excellent starting point for exploring the region. Families, romantic couples as well as groups of friends will enjoy this vacation charmer as their second home.

Mediterranean-style villa was designed to provide guests with seductive comfort. A large living room with an open fireplace breathes warmth and hospitality. Four peaceful double bedrooms have incredible views and guarantee a good night rest. Villa features three modern and clean bathrooms which allow guests to refresh after a day’s adventures. Fully equipped kitchen with an elegant dining room provides all that is necessary for a satisfying eating experience. Rooms are characterised by high ceilings, highlighting the spacious and bright villa’s interior.

Intelligent use of wood, stone and plants creates a natural feel to the villa and its exterior. Facility is enclosed by a beautiful landscaped garden with ornamental trees, aromatic herbs and an all-season display of blooming flowers. Garden boasts a private swimming pool, a welcome respite in the heat of the day. An outdoor dining and lounge area with a separate lodge for grilling will transform the villa into a true party paradise. Villa is maintained weekly by a house cleaner (surcharge), a gardener and a pool cleaner.

We had a great time at the house. Everything was clean and tidy and the house and the garden are very spacious. Fully recommendedable!

Beautiful grounds, outstanding construction of home. Some aggravating shortcomings made parts of our visit unpleasant. As a kitchen & bath designer, the two upstairs bathtubs were dangerous & frightening & poorly designed. Two of our party fell due to no handrails, no fixed shower head & major water runoff down the tub stairs causing dangerous exit. The drains in both bathrooms backed up with 3" disgusting standing water with every shower. When we asked the PM to unclog them, we were told they had a septic tank and there was nothing that could be done. Each family in our party had septic tanks and that was not a true statement. The lines needed to be snaked and/or the septic system needed to be emptied. The towels felt like sandpaper. The bed linens were short and wouldn't tuck in so that every morning we woke up on the mattress. The coffeemaker was the cheapest money could buy and one you wouldn't send with your college student headed to school. There were no trash bags except the ones in the kitchen trashcan. After several days, the trash was overflowing. Would have behooved the owners to have a box of trash bags available. There was minimal toilet paper so we had to go out and purchase it and bar soaps. Our TV was out half the time we were there so we couldn't watch TV and the internet came and went multiple times everyday for long periods. All our complaints were needless in that each of these things would have been easy fixes: install handicap rails in showers, install a hanging fixture for the personal shower sprayer, buy a decent coffeemaker, keep some cleaning supplies under the sink along with dish soap, figure out what's wrong with the TV & internet. The home was a lovely place but these situations were beyond annoying.
