Overdale is a much loved family motel set in beautiful gardens.The building is of Dutch design with its unique arched design at the front it dates back 100 years. We can offer 8 rooms with attached bathroom and one with its own private bathroom.

Immediately the room was lovely, clean and very comfortable. Easy welcome and access to room. Nice lounge if needed and outdoor area in good weather. I didn’t have a car but enough parking. Handy to Lambeg train station (20 min walk)which links you to Belfast and beyond. I don’t normally opt for breakfast as it can be early, but it was included, and I did need to be on the road am. Now breakfast is amazing. Guests were impressed. Plenty of options(including veggie). Top quality cooking and no skimping on portions. Decaff coffee available and although none in the room, I was given some when mentioned. Shower was nice. There’s not a lot to do locally, but you’re near the frequent train. Easy taxi to Belfast International 30 mins, £25. Bed very comfy.
Like many converted dwellings soundproofing is problematic, as noise sensitive I rely on quiet fellow guests. In my experience there were early starters and associated noise, but not excessive. When I was up early it was difficult to regulate the shower, I guess due to multiple water use. But when not early it was fine.

Breakfast was excellent - great choices and clean, bright, comfortable breakfast room.
Staff were very friendly and attentive - needed to arrive early to change for a funeral and this was not a problem - also was able to leave our car in the car park for a couple of hours after check-out - excellent.
Room was a little 'tired' but super clean and absolutely did the job for a 1 night stay

My room was a single with a small double bed. It looked like the room was half of a bigger room in the eaves. I saw a double room while walking down for breakfast and it looked lovely. The food and choices were great and staff very helpful. Shame about my room.
The outside needs a bit of attention, weeds, etc. The bedding next to the wall was cold and a little damp. The bathroom was created by taking a corner of the room away. So small in size, the shower door didn't open properly as it hit the toilet. There was a layer of black dirt on the skirting board under a radiator which ends up behind the door when fully open. The small gothic wardrobe had a lot of spiders all down the side of it. Not much attention to detail, sadly. The dividing wall was so thin that the person arriving next door sounded like they were coming into my room. I saw a double room while walking down for breakfast and it looked lovely. The food and choices were great and staff very helpful.
