The room was very comfortable, great facilities I especially liked the USB outlets, and the convenient dedicated outdoor space. Spotlessly clean and very comfortable bed. The home cooked breakfast was exceptional. As a solo traveller I felt right at home.

Honestly it was perfect

The location was perfect for a break in a long journey and it is close to both airports and the motorway and train networks. Great central location.

Quite a few stairs to get up to our room, especially with heavy cases. No lift available, not clear when we booked this.

My room was a single with a small double bed. It looked like the room was half of a bigger room in the eaves. I saw a double room while walking down for breakfast and it looked lovely. The food and choices were great and staff very helpful. Shame about my room.

The outside needs a bit of attention, weeds, etc. The bedding next to the wall was cold and a little damp. The bathroom was created by taking a corner of the room away. So small in size, the shower door didn't open properly as it hit the toilet. There was a layer of black dirt on the skirting board under a radiator which ends up behind the door when fully open. The small gothic wardrobe had a lot of spiders all down the side of it. Not much attention to detail, sadly. The dividing wall was so thin that the person arriving next door sounded like they were coming into my room. I saw a double room while walking down for breakfast and it looked lovely. The food and choices were great and staff very helpful.

They offered us late check in which was brilliant. Also the breakfast was fantastic

Tasty Irish breakfast, very comfortable bed, parking near the property was included in the price, the TV in the room was quite new and we could connect our Netflix account to it.

I was charged £70 yet I thought I paid you for a rate of £60. I feel that I have been duped to paying twice. I would appreciate your comments. This was an inexpensive B & B just outside Belfast which didn't disappoint for the price. The breakfast was good, with lots of hot cooked options and the bed was really comfy.

Unfortunately there were a couple of issues with the bathroom - the first of which was our fault for not following the very specific instructions in relation to the use of the shower which are posted in large letters on the shower door. Failing to do this ended up with a very poor quality showering experience in relation to both pressure and consistency of temperature. The second issue was that the toilet became blocked during our stay.

I was given a warm welcome and greeted by Susan on arrival and given a little tour of the lounge, bar and breakfast room before being shown my room. I was in room 7 on the ground floor. The room was clean. It was a double room with ensuite shower over a bath. Windows were open upon my arrival and the room was aired. As it was reasonably warm, I left the windows open for my stay. I sat outside on the chairs on arrival. Breakfast is excellent and plentiful. There is everything from a selection of cereals to toast and spreads, cooked breakfasts and even the special French toast although on both mornings there was no natural Greek yoghurt to have with it, so I opted for bacon. The room was comfortable for the two nights.

The room appeared to need a little tlc and showed signs of suffering from damp although it did not smell. There were several moisture removers located in the room tucked neatly out of the way. The wall behind the television has been stained/darkened quite heavily from what appears to be a leak from above. The bathroom extract fan did not work. Some of the pillow cases were not white like the others and had an offwhite colour, this was perhaps to differentiate between pillow types, although my preference would be all white.

This is difficult. I have never given a bad review before, and we stay in a lot of b&b's. On arrival all seemed fine. But then we realised there was poo o the actual toilet seat (on top on underneath), I thought it had just been missed, so I had face wipes &antibacterial sanitiser, so managed to clean it. Then we realised the bath plug was full of hair! 🤢 it hadn't been cleaned. Then we looked at the rug on the bathroom floor, it was filthy and had splats of orange stains?? The sheets are wafer thin (and not ironed)? This may sound picky, but we have just finished at 16 night tour, staying 1 night at each? We have toured 30 years, staying 1 night stops. So sad to say it's the dirtiest room we have stayed in. It's so sad, I always comment when people complain, that they are too picky. But we couldn't relax. Sorry.. the cleaners maybe overlooked things?

Lovely place, building and garden was nice. Very friendly, and I was running late for check-in but contacted to let them know. There was no problem, and I was greeted on arrival. Bed was very comfortable and room nice and warm. Woke up to a lovely hot shower and then down for a tasty breakfast and coffee.

Our room ( number 7) was suffering from damp in the bathroom (probably because no fan) and the wallpaper in the room was coming way in one corner.

We really enjoyed our stay and received a friendly welcome. Comfortable bed and room for the night and a lovely breakfast.
