Fabulous old building, we loved the library and drawing rooms and enjoyed playing chess and scrabble as well as relaxing reading.
Our room was the Royal Suite, and was absolutely perfect. Super comfortable and the bathroom was very luxurious with a large bathtub as well as a large shower
The staff were very welcoming, pleasant and professional
The restaurant menu was limited, and portion sizes were inconsistent. Some mains came with sides others didn't.
The breakfast was basic and finished at 9:30 which felt a bit too early.

Literally EVERYTHING. It was such a gorgeous place to stay, especially for my birthday. Breakfast blew me out of the waters, the grounds were amazing. such a unique find.

This was our second stay but we have visited several times for meals. We liked the friendly staff and stunning surroundings. We enjoyed freshly baked cream scones and a pot of tea after we arrived early. Room was ready too so appreciated the chance to chill before dinner. Bathroom was very cosy. Planning our return next year.
Not much to complain about. Patchy phone signal but put that down to thick stone walls and not a problem as was there to switch off. WiFi works fine. Poached eggs at breakfast were cooked more than I liked but I could have been clearer about my preference for runny yolks when ordering. Bed was very firm.

Loved the great location & excellent food. Staff went above & beyond as there was a customer who had a condition which meant he needed to get an ambulance. Staff were lovely and very compassionate.
Water pressure wasn't great but managed in the end! I couldn't get a decent picture on TV with BBC stations.

Great location 25 mins drive from the centre of Edinburgh. The grounds were lovely, as was the suite we stayed in for 2 nights (Lothian Suite) which was spacious and very nicely furnished. The staff were also great. Having stayed the first week in Jan, the hotel was very quiet too.
The Hearth restaurant was excellent. A good choice of food and drinks/cocktails and we both really enjoyed our meals.
Cleanliness and attention to detail could definitely be improved. Chairs in the breakfast room were not in great shape and didn't look clean. Corridors and doors to rooms were clearly in need of a repaint - although we did see one area being repainted during our stay - maybe this was the start of refurbishment given the quieter time of year.
Also, the extractor fan in our bathroom was clearly on its last legs and needs replacing/repairing. Upholstery/sofas definitely need a deep clean - especially under the cushions.

The location is outstanding, the mansion is so beautiful and steeped in history, the staff are outstanding and will do what ever they can to meet your needs, we woke up to deers in the garden which was amazing, the breakfast was really good and met everyone’s needs.
The manager was so nice to us made the trip more perfect
We had a day and a half with no hot water, so could not use the bath which I really wanted to cause it was amazing, however can’t help boiler failures
The mattress in the Mary queen of Scot’s room desperately needs to be upgraded, it’s sunken at one side and very uncomfortable
It was quite cold through the night and in the early hours, additional blankets would be helpful in the room for the winter months

The setting and location.
We were surprised that there was no fridge ib the room. Would have expected that in a 4 star hotel.
There should have been a better mattress topper on the bed to disguise the fact that the double bed was formed from 2 single beds.
The breakfast was only average, not up to the standard of a 4 star hotel.

The spacious lounge areas, the decor, the experience of staying in such a grand old property and the restaurant.
Not having a car, having to get a taxi to go anywhere just added a bit of time and expense, otherwise we would have loved to stay longer.

The place was magnificent. It felt like spending Christmas in a castle like a royal. Only stayed a couple of days and regret not staying longer. The amazing morning walks around the estate, the history of the mansion and the atmosphere made it very special. Best part for me was chilling in the vintage library along with a book and a glass of whisky. Anyone who mentions the price, I'd prefer paying like £40 extra staying in this true gem and contribute to preserving a historic building with character than going in a Premier Inn. It's just an authentic experience.

Beautiful building, the library was amazing, along with the historical features and displays. The restaurant was lovely, I had the roast beef and it was the nicest I've had in a long while! All the staff were just perfect- all so helpful and warm! I can't fault the ambience!
Tiny issues- nothing that ruined our stay. Our room, whilst lovely and nicely decorated, was a bit scruffy, there were a few scuffs and stains on the walls- it was obviously where people had been careless with their luggage, as it was above the luggage stand. The sink was tiny, but I think this is just because the building is old so hard to change!

Dinner was a great disappointment. It took 40/45 minutes from order taken to food reaching my table by which time it was cold. I can only assume that our order had been sitting in the kitchen for some time and the waiter seemed quite detached.
An apology was given at the checkout but no offer of compensation was given.

This is our third visit to Carberry and we very much appreciate the lovely staff and series of relaxing communal areas -library, sitting rooms and bar. It is a beautiful building situated in parkland. The bedroom was peaceful and comfortable. The restuarant provides considerate service and delicious food. The hotel's location is handy for both the small towns and independent shops in the Borders and Edinburgh.

However, food in the resturant is VERY expensive. I was the only person dining and I am sure price put off other guests? I also feel £89 per night for a small box room with a single bed is pricy?

The breakfast was a dissapointment especially after eating the night before in the restaurant - i had high rcpectaions of bteskfast - nut was poor. Also 09:30 cut off and only 10:00 at weekend. Views lovely but window frames framing the views from our room were black with rot. It needs a bit of tlc in places.

Very historic building with yesteryear charm, very comfortable, relaxing surroundings and warm, helpful, friendly staff.
The new look restaurant was lovely. Much prefer it to the campaign bistro. Our meal was delicious.
We stayed in three different suites, all were luxurious and a real treat.
A rare family gathering and could not have enjoyed it more. Never disappointed and will always be our destination of choice.

Whilst this property commands a high price tag it certainly does’nt deliver. Read the other reviews, they are much of the same. Unprofessional staff, dirty windows, cobwebs, grubby furnishings, no fridges in the rooms, heaters turned off by the property at night and the breakfast has to be seen to be believed!!!!

Our rooms were beautiful. Loved exploring the gardens and the many rooms in the House. Breakfast was lovely. It was exciting to stay in accommodation so unique. Well worth a stay.
Small issue with water leak and they said maintenance would fix. We were leaving with some wet clothes. A dryer was offered but because we were leaving couldn't use.
