Great location in lower Manhattan near the Staten Island ferry and several subway stations. The bed was very comfortable, hot coffee was always available, room was clean, staff was friendly and helpful at all hours (front desk staff deserve a chair). We checked in with 4 lobster tails and 4 steaks from the previous night's dinner, thinking that we would have a refrigerator in the room. There wasn't one in the room, but it was provided upon request.
In NYC where bagels are an institution unto themselves, the bagels offered at breakfast are very sad. Scones/muffins were so sweet as to be inedible. Potatoes were the same every day for 5 days. Muesli and vanilla waffles were great.

The location was great. I was in a few steps to a drug store, fresh juice and grocery.
The heater was not working at one point, but Abbey, repaired it. He did a great job and was very kind and patience.

The front desk varies. Sometimes not very good personnel. Be mindful they don’t care about your life situation but policy of the brand. Once I asked to make extra fees deposit next day as I was stating 2 night I was denied even my stay was paid in full. Many other hotels accept some emergency situations. Because of snowstorm I had situation. I found fees later , just so you know.

The room was clean and roomy. Nice en suite facilities. The staff were very pleasant and helpful.
The breakfast was poor. There was no yogurt on 2 mornings and no bananas on one. I did not find the bed comfortable and the duvet was thin so I was cold at night.
