Welcome to your own peaceful pocket of Tasmania`s East Coast. Set amongst the beautiful rural and coastal landscape of Dolphin Sands, this spacious three-bedroom, two-bathroom home combines the privacy of a country escape with easy access to the beach and water, all approximately 10 minutes from Swansea.
The property is particularly well suited to families, two families travelling together or groups looking for plenty of room to spread out. With generous indoor and outdoor spaces, flexible sleeping for up to nine guests and separate areas where adults and children can relax, it`s a fantastic base for an extended East Coast holiday.
The heart of the home is the beautiful open-plan kitchen, dining and living area. Timber floorboards, warm ply-lined ceilings and the home`s striking skillion roof give the space plenty of character, while large windows and doors connect the interior with the surrounding natural landscape. There`s plenty of room to prepare dinner, gather around the dining table, play games or settle in together after a day on the coast.
The kitchen is well equipped for self-catering, with generous preparation space, an electric cooktop, oven and dishwasher. There is also a SMEG Lavazza pod coffee machine, with a starter supply of coffee pods provided. If you`re a coffee enthusiast or staying for several days, we recommend bringing additional compatible pods.
The main living area includes comfortable seating, a TV and Wi-Fi, while heating is very well covered for cooler East Coast weather. A large heat pump and wood heater service the main living area, and each bedroom has its own panel heater, helping keep everyone comfortable throughout the cooler months.
Firewood is supplied for the indoor wood heater. You`ll also find plenty of natural kindling around the property, including small sticks, bark, leaves and other dry natural material that can be collected to help get the fire started.
The home sleeps up to nine guests across three bedrooms. The master bedroom features a queen bed and robe, creating a comfortable retreat for the first couple. The second bedroom also features a queen bed and built-in robe.
The third bedroom is a fantastic family or kids` zone and sleeps up to five guests in single beds. There is one freestanding single bed plus four additional single beds arranged in two joined bunk configurations. This room also has its own TV, making it a great separate space where children can relax while adults enjoy the main living area.
There are two bathrooms in total.
A dedicated laundry provides a washing machine and dryer, making longer stays and family holidays easy. An iron, ironing board, vacuum and basic cleaning equipment can also be found in the hallway cupboard.
Outside is where the Dolphin Sands setting really comes into its own. The home features a beautiful deck overlooking the surrounding landscape and towards the water, with outdoor furniture providing a lovely place to sit back and enjoy the peace and quiet.
There is also an outdoor fire pot area for use when seasonal fire restrictions allow. Dolphin Sands is a high fire-risk area, so outdoor fires are strictly prohibited between December and March and must only be used outside this period when local restrictions and conditions permit.
For quieter days at home, there are plenty of board games, card games and reading material available. Combined with the additional TV area, spacious living zone and outdoor spaces, there`s plenty to keep families entertained without needing to leave the property.
Guests have full access to the property. There are no shared spaces or areas that are off-limits during your stay.

Dolphin Sands is one of Tasmania`s wonderfully peaceful East Coast destinations, known for its beautiful coastline, natural surroundings and relaxed rural atmosphere. It`s the sort of place where mornings can begin with a walk towards the water, afternoons can be spent exploring the coast and evenings are all about slowing down and enjoying the quiet.
Despite the wonderfully secluded feel, Swansea is only around 10 minutes away by car, giving you convenient access to supermarkets, cafés, restaurants, bakeries and everyday essentials.
The wider region provides an excellent base for exploring Tasmania`s East Coast, with beaches, coastal drives, wineries, small towns and spectacular scenery all within reach.
This is very much a rural coastal environment rather than a suburban neighbourhood, which is a huge part of its appeal. Expect wildlife, insects, natural vegetation, fresh air and wonderfully peaceful evenings.
A car is strongly recommended when staying at Dolphin Sands.
There is plenty of room to park at the property.
Swansea is approximately 10 minutes away by car for groceries, cafés, restaurants and other essentials.
Once you`re settled in, the property`s surrounding coastal and waterfront environment can be enjoyed on foot.
Dolphin Sands is a rural coastal environment surrounded by natural bushland and wildlife, which is a big part of what makes this property so special. With this setting does come the occasional visitor from nature. You may encounter mosquitoes, flies, spiders, insects and, from time to time, the odd mouse or other small wildlife around the property. This isn`t uncommon for rural Tasmanian homes and doesn`t indicate a cleanliness issue. Keeping external doors closed, particularly in the evenings, will help keep unwanted visitors outside.
Being close to the water, mosquitoes can be particularly active during warmer months, so we recommend bringing insect repellent and keeping doors closed when they aren`t being used.
The property operates entirely on filtered tank water, which is safe to drink. As the water supply is collected and stored on site, we ask guests to be water conscious and keep showers reasonably short.
Dolphin Sands is also a high fire-risk area. No outdoor fires are permitted between December and March, including the outdoor fire pot. Outside these months, fires may only be used when current fire restrictions and weather conditions allow.
Please take care when using the rear bifold doors. They are specialised doors and should be opened and closed gently and never forced.
Guests staying on a Tuesday night may also be asked to wheel the rubbish and recycling bins to the end of the driveway and into the cul-de-sac for council collection.
