About this house rental

Wake up to the water. Fall asleep to the sound of it.

There is a moment, right after you step out of the car and hear the lake for the first time, when a Lakes Region trip stops being a plan and starts being a memory. At Hillcroft Landing, that moment comes fast. A private wood dock reaching out over quiet Pickerel Cove. A small sandy beach just for your group. Stone steps down to the shoreline and a screened porch with a swing bed already waiting for the first lazy afternoon.

Three rustic levels, five bedrooms, and room for around ten of your favorite people on a private stretch of Pickerel Cove shoreline off Paugus Bay in Laconia. Log-frame beds, a pellet-burning stove, two living rooms, and just enough bear-and-moose character to remind everyone they finally made it to the New Hampshire lake house. Come in summer for the swimming and the boat cruises. Come in fall for the foliage and the wood stove. Come in winter for Gunstock and cocoa on the porch.

WHAT YOU'LL LOVE

• Fire pit for sunset s'mores and an open deck with a grill
• Five bedrooms, real beds for about ten guests
• Two living rooms, plus a Pac-Man retro arcade and foosball
• Full island kitchen with a coffee bar and a table for the crew
• Wood-burning stove for cozy off-season stays
• Mini-split AC and ceiling fans for warm-weather comfort
• Radiant floor heat, in-unit laundry, tankless hot water, self check-in

BEDROOMS AND BATHROOMS

Everyone sleeps in a real bed here, and everyone sleeps well. The main-level king master is the quiet retreat of the house, with a handsome log-style king bed, a wall-mounted TV, and a private 3/4 ensuite with a double vanity. Up on the top floor, two more bedrooms each hold a queen with a ceiling fan and share a full bathroom with a tub-and-shower combo. Down on the walk-out lower level, a third queen bedroom and a fourth room with two twin beds give the younger crowd or a second family their own wing, with a half bath right there behind a sliding barn door.

Beds at a glance: 1 King, 3 Queens, 2 Twins. Four bathrooms in all, fresh linens, towels, and bedding provided throughout.

KITCHEN AND DINING

This is a kitchen built for a full house, not a quick coffee. Light wood cabinetry, warm counters, and a large center island with bar stools where someone always ends up perched while dinner comes together. The stainless French-door refrigerator swallows a week of lake-week groceries, and you have a full electric range and oven, a microwave, and a dishwasher to make cleanup disappear. Coffee people, this one is for you: a dedicated coffee bar with its own mini fridge, coffee makers, and a kettle, so the early risers can get going without waking the house. Gather around the dining table for about six, then spill out to the deck and porch.

LIVING ROOMS AND GAME SPACE

Two places to gather, so the group never has to agree on one thing to do. The main-level living room is the heart of the house. Sink in around the pellet stove - the reason this home feels just as good in October and January as it does in July. Giant flat-screen TV, big windows that pull the lake light inside, and a foosball table upstairs for a little friendly competition. Head downstairs and the walk-out lower level has a second living room all its own, opening through sliding doors to the lakeview patio. This is the fun floor, with a Pac-Man arcade cabinet loaded with retro games that becomes the spot where the kids and the young-at-heart disappear for hours. Movie by the fire upstairs, tournament downstairs, everybody happy.

OUTSIDE

This is why you came. Step out to a private lakefront setting on quiet Pickerel Cove that is all yours. A wood dock stretches over the water, perfect for morning coffee, evening casts, or cannonballs off the end. A small sandy beach gives the little ones a soft place to wade in, with stone steps and a stone walkway leading down to the shoreline. Bring your own kayaks and there is a rack waiting for them.

Up top, the screened-in porch might be the most-fought-over seat in the house, with a hanging swing bed and a high-top table for cards, cocktails, and long conversations without a single bug. The open deck has a grill for lake-house cookouts, and off the basement walk-out, a stone-paver patio sits with quiet lake views. Gather around the fire pit as the sun goes down for s'mores and stories, then rinse off the sand at the outdoor shower before you head back inside.

Comfortable year-round with radiant floor heat, tankless hot water, a Samsung washer and dryer, and central vacuum.

A NOTE ON COOLING

Mini-split AC units cool the main-level living room and the main-level primary bedroom. Upstairs, a mini-split in the hallway outside the two bedrooms, together with ceiling fans in each room, keeps the top floor comfortable, with good airflow when the bedroom doors are open. The walk-out lower level and its bedrooms stay naturally cool, set into the earth. We share this up front so your group can pick rooms accordingly.

GOOD TO KNOW

• Self check-in with a Yale electronic keypad.
• Park right in the driveway, which fits multiple vehicles. The attached garage is a private, owner-managed area and is not part of the guest space.
• This is a three-level home with bedrooms on all levels. Guests who prefer to avoid stairs can settle into the main-level king primary.
• The home is professionally cleaned between every stay. For security, there are exterior cameras at the driveway, doors, and lakeside. There are no cameras inside the home.

HOUSE RULES

• No smoking inside the property or on the porch
• No pets
